Very beautiful villa.

We stayed at the house for 5 nights. The house is very comfortable, especially the beds. Kike was a very good host; he took care of every little thing that might have come up during the trip. I recommend staying there, and we'll be back soon!

You HAVE to stay here. The pictures do not do this place justice. While there are a lot of places of “similar” value, this place feels like a rare pearl in a sea of oysters. Everything about this space is pristine. It was difficult to choose which room to sleep in, they are all so beautiful. The grounds of the property are well thought out and maintained, the dedicated restaurant in the center of the units is amazing. You MUST try their breakfast (which can be delivered to your villa). Our dedicated host made MANY recommendations (cenotes, restaurants, bars, clubs, transportation, bike rental, and everything in between). I cannot wait to come back!

The home was beautiful. You are surrounded by luscious greenery and hear the birds every morning. It was very serene. We visited with my parents, toddler, and extended family a total of 5 days. Everyone had their own space, which was nice when you needed to get away. The common areas were large and comfortable. The host was very responsive via text. Very happy with the stay. I would recommend a rental car.

We had an amazing stay at Twelve O’Clock Luxury Villa in Tulum. The villa is beautifully designed, very clean, and feels both private and luxurious. The rooms were spacious and comfortable, and the outdoor area with the pool was perfect for relaxing. The location was convenient, with easy access to beaches and restaurants. Communication with the host was smooth and very helpful. Overall, it was a wonderful experience — highly recommend for anyone looking for a stylish and peaceful stay in Tulum!

The place is very nice and have good facilities. Would be better to know in advance the irregular road to get to the place, give clearer instruction of how the villas are accommodated. For the luxury place it is, there are few towels to feel more comfortable. Host very responsive

Great stay overall. The property was clean, well kept, and the layout is very cool it worked perfectly for my friend’s bachelor party. Kike was an amazing concierge, super attentive and helped us out a ton throughout the trip. The staff were all great and really added to the experience. Victor was a solid host as well — very responsive and easy to deal with. Would definitely recommend!

Beautiful jungle setting and a relaxing place to stay. Just a heads-up that access includes some unpaved roads, so plan accordingly. Kike (the coordinator) was outstanding—very responsive, friendly, and helpful throughout our stay. When we ran into problems with the dryer and the A/C, he stepped in right away and made sure things were taken care of. The cafe on the property was a big plus: convenient and consistently tasty. We’d stay again.

This is a beautiful home. The host is wonderful. Very responsive and attended to every single request. Tips: Download the suggested app to communicate with host. Location: Location was fine for me. Not too far away from central Tulum or from hotel district but not too close either. HOWEVER, be aware of the pathway to the house has unpaved roads that appear to be sketchy. Just trust the maps and you will find the place. I do recommend that you rent your own vehicle or you will be using the taxis a lot. This house is not walkable distances to food/stores. If you rent a vehicle, rent a vehicle that can go over the bumps and unpaved roads. Overall, great home with a wonderful host. Property is as pictured in the photos. I enjoyed my stay and would book again.

- Amazing location. close to restaurants and bars, grocery store next door, not on the busy street - Cool spot that gives your party freedom and space, but the two common areas (inside and outside) are great there is definitely some noise from a night club around the corner, but for the location, vibe and COST (so affordable!) you cannot beat this place. the staff being on hand is a bonus too.. Our stay was incredible and I highly recommend it.

I was celebrating a hen do for two of my friends and was so happy with our choice of accommodation. What truly made our experience exceptional was the outstanding service. The host was incredibly welcoming and attentive, always going above and beyond to ensure we had everything we needed. They provided helpful recommendations for local restaurants and activities, and were always quick to respond to any questions we had. Overall, this Airbnb exceeded all of our expectations. The Airbnb is beautiful! I hosted a women’s retreat for the weekend and this Airbnb was perfect. The private and modern home felt so cozy and luxurious. The atmosphere was perfect, tons of nature, perfect for sunrise yoga.

This was one of the most beautiful homes I’ve ever had the pleasure of staying in! I felt right at home and being in the middle of the jungle brought me the most peaceful moments! The villa was lovely. Nestled more in the jungle than we realized but that was its charm. The roads are shaky to the villa but it’s well worth it. The hosts were responsive and the space was beautiful and clean.

I was provided with great recommendations. We asked for a Chef and a driver, and they provided the best services possible. Also, any request I had, they knew someone who could make it happen. A 5 star stay!!

We really love this place. It is as shown in the photos, the rooms super well, the kitchen has everything you need, the house is perfect for large groups. We also really like it because it's private, we have the space for us. The only thing is that it is a little complicated to get to the house, although Victor explains very well how to get there and we did not get lost or anything, only the streets are like terracería so it is essential to have a car to be able to move easier... but outside of that part everything perfect, thank you!

Victor is a great host and his staff are always readily available whenever we needed something. He also helped organize a private driver and private chef one evening. The Villa is beautiful and very peaceful. We ran out of hot water for showers a few times to be sure to stagger times. Not very walkable and need to take taxis everywhere. Bring bug spray! Overall we had a great time.

Victor’s place was EVERYTHING we saw in the pictures. We were actually in contact with Kike who was very responsive, very warm and helpful from the time we touched down, till the very last day. Whatever we needed or asked for he was literally a message away. This place was immaculate and soooo beautiful (amazing views and cool vibe). It wasn’t the easiest to find at first, but after a day or so, you’ll have it down packed. I would say you most definitely need a rental to really get around and hit the city of Tulum and you’re not far from really nice restaurants, bars, clubs. When you’re there, don’t sleep on the little local restaurants because the food and ambience was everything. Overall experience, 10/10. The only thing I would give like a 5/10 was the shower pressure in the bathrooms but it does not make it a no go and the beds are so comfortable. We will most definitely be back We really enjoyed your spot Victoria. Literally home away from home. Thanks again for everything.

This Airbnb was just as beautiful in person as it was in the photos. The Airbnb host Kike was very responsive and made sure he handled all of our request promptly. He was such an amazing host. Our pool was clean daily. We had the most amazing chef staff. Getting transportation to and from the beach and city was easy. I recommend using all of the services that the Airbnb can provide. Every service that we used through them was absolutely amazing. I definitely give this place a 10 out of 10.

This home is so beautiful located in the jungle. A 30 min drive from Tulum airport. Also if you haven’t gotten transportation. Victor or Kike recommendation is very safe and cost effective. Ladies make sure you bring wipes. The housekeepers were amazing as well. Book now ! Also you do have amazing AC and WIFI. Please bring bug spray

A place in perfect condition super comfortable to spend a long weekend with the family and enjoy Tulum, we had an incredible time at the house and everything was perfect, super recommended

This air bnb host was amazing. Although the power went out he was very communicative and it wasn’t his fault about the power going out. There was a big storm in tulum that caused the villa to flood on the second floor. That was the only issue but i don’t want to give a bad review because the host was truly nothing less than respectful. He tried fixing anything that went wrong. Tulum is a growing town. They are gaining a lot and building a lot. I don’t want to fault him and it flooded on the last day so the overall experience before it was great. I’m not sure what caused the flood but a worker came the next day and swept the water out.

Victor makes the stay very easy! He helps coordinate everything from Temazcal to a driver.

amazing stay!! very clean and just like the pictures, whenever we needed towels or the pool cleaned someone came promptly. victor was communicative as well. 10/10 stay, location is great too we rented ATVs and the ride into town with them was short. only thing is that we booked dinner and it wasn’t the best

Victor is a great and friendly host. He provided us with recommendations for local places and they provide a variety of services. This location was private and quiet which was perfect for us. We set up our taxi services with Victor and got good drivers who were responsive and gave us daily round trips. Book this villa for your stay you will have no regrets- it is as described and exactly as the photos. Victor is very helpful and responsive you will have a wonderful time.

We loved the secluded feel of this home! It's nestled in the jungle surrounded by trees for ultimate privacy and serenity. If you know Tulum, you know this location is not necessarily in the ideal mix of things - it's a bit off of the beaten path which I think adds to the charm. Luckily, you have a taxi service on-call through the host Victor, along with the ultimate responsiveness, recommendations and options for booking other types of reservations and services. Victor helped us to book a private chef to the house which was such a treat (although we would probably try to find a different option next time). The on-site property host/manager, Kike, was also very friendly and responsive and helped with local recommendations and needs around the house. This home was great for our trip with spacious rooms, comfy couch for lounging, perfect little shallow area in the pool for our 2 year old to play, and bluetooth speakers in the living area. If I could nit-pick, I'd ask for more towels :)

Wow. What can I say. If I ever come back to Tulum I will absolutely be staying here again. The most responsive and helpful host I’ve ever experienced. Victor helped us plan the entire trip from reservations, to private chef and in house massages. Any question I had, was answered in minutes prior to even arriving. Even allowed me to send a customizable birthday sign for our transportation to and from the airport. When we arrived the Airbnb was in prestige shape and the pictures does not do this place justice. All of the rooms are huge and you can’t tell which is the actual master. So clean and neat. The concierge service was the best I’ve ever experienced. Anytime we needed a taxi, or anything at all the response time was within seconds. I absolutely loved this Airbnb and I will be staying here again if I come back to Tulum. Please book now. We had such an amazing time and they took great great great care of us. They are doing literally everything right and made my trip stress free!

Beautiful secluded villa. Very clean and comfortable. Loved the pool and the rooftop deck. Easy to get into town or to the beach. Probably best to have a vehicle in order to navigate the rough roads immediately nearby, although taxis are also readily available. We loved the place and Victor was always ready to help with anything we needed.

This was a great villa, even nicer in person and very clean. The pool is perfect and adds a nice touch to the jungle-esque environment. Highly recommended and would come back without a doubt. Kike the Manager is a big part of the reason why we would come back, he was very, very responsive and flexible throughout the whole trip and really made things easy. We had an amazing time staying at the Twelve O'Clock villas! The space is breathtaking - it felt like we were tucked away in the jungle, and it was perfect size for our group of 8. Victor was great with communication and helped us book airport transportation, a private chef for our first night, and massages in house. Upon arrival we were greeted by our host Kike who helped us with any questions or issues we had throughout our stay and connected us with drivers as well. Since the area is still being developed, the roads are not paved and quite bumpy, and it's sometimes a challenge for drivers who are unfamiliar with the villa to navigate the area. Regardless, it was still a great location as it was close to Tulum Centro and not too far from the beach zone. I would definitely come back and stay here again!

Kike and His Co-hosts were incredible! The place was fantastic and just as described. They were very responsive and gave us multiple recommendations for transportation services and other activities. The house was spacious enough for my friends and I while also being distant enough from the other properties that we did not hear others and we were not heard either. Through no fault of their own there are a lot of bugs as the place is in the jungle so bring bug spray, it is 100% a necessity. The only con I have of the place are that water was not provided. Overall, my friends and I enjoyed the place!

The absolutely perfect stay for a large group. Everyone had their own room and bathroom. We couldn't be happier! I highly recommend this place!

Victor is one of the best hosts I’ve ever stayed with!! From the moment we booked he was so helpful in planning our trip to tulum. He’s incredibly responsive and kind. His home is absolutely STUNNING - each bedroom is spacious and looks even nicer than the pictures. Victor also had groceries and water delivered to our home, helped us have the best driver Jorge with us every day and night including a day trip to Chichen Itzá, and coordinated a private chef experience for us. This was the best trip and a lot of it was thanks to this incredible host! Although the home is a bit difficult to locate, his helpfulness and responsiveness still made it the best decision for us.

The house is very nice, as shown in the pictures. There's a lot of greenery and tranquility on the complex. Just note that the surrounding streets aren't paved yet, and it's in a developing area as the post says. Overall we had a great time and highly recommend this place.

Beautiful house a bit outside of the town. Great for a group of friends. Kike was a fantastic host and communication was excellent.

Apart from inconvenient location far from paved roads, the place was amazing in all regards. Probably the best house we stayed in Tulum so far (we stayed in about 6 houses before). The house is beautiful, bright, has amazing territory around, swimming pool, a lot of trees. There are 12 similar houses around a central circle with Temazcal. Book it, you won’t regret! One more issue is you have to wait for warm water for several minutes. And our hot tub wasn’t hot and was leaking so we didn’t use it.

We were in Tulum for my 30th birthday and everything was impeccable! Communication prior to arrival and during the stay was seamless. We had a great stay. In addition, Victor was superb and hyper responsive; he catered for all our needs. I would recommend this property and host without hesitation.

My family and I stayed here for a week and really enjoyed our stay. Clean, well equipped, and peacefully situated. The management of this property is really well run. They were quick to communicate, arrange taxis, help out with recommendations, etc. we felt very safe in this home and enjoyed all it had to offer. The neighborhood is up and coming and the roads are still unpacked, so expect an off the beaten path adventure to get to it. Would 10/10 stay again.

This place was AMAZING !!! 10/10. It was beautiful. The host was very responsive and gave us multiple recommendations. They will help set up cab service, in-house massages and many more. The host, the driver, and the rest of the staff elevated our experience. There are so many parts of the property you can also utilize for pictures. One of our favorite parts was the villa came with a Bluetooth speaker that was loud enough to hear all around the house. I highly recommend and when I come back to Tulum I would stay here. Five friends and I came to Tulum for my birthday! The villa was AMAZING , looked just like the photos but better! The pool was cleaned daily, AC had the house freezing which we all loved! It was so hot and the mosquitoes were crazy but the home was bug free. The host was so attentive and gave us a full tour on arrival! He helped us with all the local recommendations! This place is perfect for 6-8 people to have a really great time! I will definitely be back!
