TWELVE O’CLOCK is a carefully designed jungle retreat created with genuine respect for nature. Every detail has been selected to provide an elegant, peaceful atmosphere inspired by the Mexican jungle.

The property features four bedrooms, four bathrooms, a private pool, and a Jacuzzi. On-site private security is available from 7:00 p.m. to 7:00 a.m.

The Space

Located in the developing La Veleta area, the property is approximately:

• Six minutes by car from Calle 7 and La Veleta’s restaurants and bars
• Eight minutes by car from Tulum Beach
• Ten minutes by car from the nearest convenience store

Surrounded by jungle, the home is designed to create a connection with nature while offering a comfortable, home-like experience. The bedrooms and shared spaces are thoughtfully furnished for groups who want to relax around the pool and enjoy the gardens.

During the day, the common areas provide a peaceful setting for sunbathing. At night, guests can enjoy the expansive jungle surroundings and star-filled skies.

Location and Access

TWELVE O’CLOCK is located in La Veleta, Region 15, approximately six minutes by car from Calle 7, the area’s main street.

The property is 1.6 kilometers from Calle 7 along an unpaved road, as is common in much of Tulum. The road is accessible by compact car.

Important Information

The property is located in the Caribbean jungle. Although we fumigate periodically and clean the listing before each arrival, guests may encounter insects, including:

• Ants
• Mosquitoes
• Scorpions, which are not poisonous
• Spiders, which are not poisonous

Please remember that this is a jungle setting rather than an urban environment.

Power in Tulum can be unstable, and outages may occasionally last throughout the night.

Frequently Asked Questions

Do you provide taxis or transportation?

Taxis can be arranged upon request. For transportation needed between 10:00 p.m. and 9:00 a.m., guests must notify the manager assigned to their stay before 10:00 p.m. so the service can be scheduled. Requests made after 10:00 p.m. may not be possible to arrange.

How far is the property from the beach?

Tulum Beach is approximately an eight-minute drive away.

Is the pool heated?

The pool and Jacuzzi are not heated. The area’s normal temperature is approximately 28°C.

Where is the closest shop or convenience store?

There are no shops within walking distance. Guests are encouraged to purchase groceries before arriving. The closest convenience store is approximately a 10-minute drive away.

Can reservations be modified?

Confirmed reservations cannot be modified due to circumstances outside our control. Reservation dates may only be extended if availability permits.

Can I invite additional friends to the property?

Guests who are not included in the original confirmed reservation are not permitted on the property.

Temazcal Ceremony

Guests are invited to participate in a temazcal ceremony. This ancient Mexican tradition takes place in a traditional sweat lodge and is intended to provide health and therapeutic benefits. The ceremony is led by our own shaman, or spiritual leader.

The cost is:

• 4,000 Mexican pesos for up to 10 guests
• 5,000 Mexican pesos for up to 15 guests
