The Space
Located in the growing La Veleta area, the property is approximately a six-minute drive from Calle 7 and its restaurants and bars, and an eight-minute drive from Tulum Beach.
The home is immersed in the jungle, with carefully designed and furnished bedrooms and common areas. It is well suited to large groups looking to relax by the pool, enjoy the gardens, or gather in the shared spaces.
During the day, guests can sunbathe beside the pool, while the evenings offer views of the star-filled Caribbean sky.

Location and Access
TWELVE O´CLOCK is located in La Veleta, Region 15, approximately a six-minute drive from Calle 7, the main street in the area.
The property is 1.6 kilometers from Calle 7 along an unpaved road, as is common in many parts of Tulum. A compact car can manage the road easily.
The beach is approximately an eight-minute drive away. The closest convenience store is about 10 minutes away by car, and there are no shops within walking distance. Guests are encouraged to purchase groceries before arriving.
Important Information
The property is located in the Caribbean jungle rather than in an urban area. Although the property is fumigated periodically and cleaned before each arrival, guests may occasionally encounter insects, including:
- Ants
- Mosquitoes
- Scorpions, which are not poisonous
- Spiders, which are not poisonous
Power in town can be unstable, and outages may occasionally last throughout the night.
The pool and jacuzzi are not heated. The normal temperature in the area is 28°C.
External guests who are not included in the original confirmed reservation are not permitted on the property.
Confirmed reservations cannot be modified due to external circumstances. Reservation dates may only be extended if availability permits.
Taxi and Transportation Requests
Taxis can be arranged upon request.
For taxi service between 10:00 p.m. and 9:00 a.m., guests must notify the manager assigned to their stay before 10:00 p.m. so the service can be arranged for the desired time. Requests made after 10:00 p.m. cannot be accommodated.
Temazcal Ceremony
Guests are invited to participate in a traditional temazcal ceremony. This ancient ceremony is rooted in Mexican heritage and involves sitting in a traditional sweat lodge for health and therapeutic benefits.
The ceremony is led by the property’s own shaman, or spiritual leader.

You HAVE to stay here. The pictures do not do this place justice. While there are a lot of places of “similar” value, this place feels like a rare pearl in a sea of oysters. Everything about this space is pristine. It was difficult to choose which room to sleep in, they are all so beautiful. The grounds of the property are well thought out and maintained, the dedicated restaurant in the center of the units is amazing. You MUST try their breakfast (which can be delivered to your villa). Our dedicated host made MANY recommendations (cenotes, restaurants, bars, clubs, transportation, bike rental, and everything in between). I cannot wait to come back!

The home was beautiful. You are surrounded by luscious greenery and hear the birds every morning. It was very serene. We visited with my parents, toddler, and extended family a total of 5 days. Everyone had their own space, which was nice when you needed to get away. The common areas were large and comfortable. The host was very responsive via text. Very happy with the stay. I would recommend a rental car.

We had an amazing stay at Twelve O’Clock Luxury Villa in Tulum. The villa is beautifully designed, very clean, and feels both private and luxurious. The rooms were spacious and comfortable, and the outdoor area with the pool was perfect for relaxing. The location was convenient, with easy access to beaches and restaurants. Communication with the host was smooth and very helpful. Overall, it was a wonderful experience — highly recommend for anyone looking for a stylish and peaceful stay in Tulum!

Beautiful jungle setting and a relaxing place to stay. Just a heads-up that access includes some unpaved roads, so plan accordingly. Kike (the coordinator) was outstanding—very responsive, friendly, and helpful throughout our stay. When we ran into problems with the dryer and the A/C, he stepped in right away and made sure things were taken care of. The cafe on the property was a big plus: convenient and consistently tasty. We’d stay again.

I came to TULUM to celebrate my birthday. Victor was responsive and the $$$ was just amazing. However, Victor recommended services (Driver, & Chef Dalia) weren’t pleasant. Airport pick up went beautifully! Although in tulum is where things began to fall apart. We had to make minor changes to our itinerary, & was still expected to pay 100’s of dollars even though we did not go, spent over $600 for transportation- We were cursed out, told to find our own way around tulum after trying 2 work with the transportation services on a better price to accommodate both parties. We were offered free brkfst from Chef Dalia (2x) & was fed excuses. As u can imagine- these 2 things can ruin a trip. I do want 2 mention the following people as they made all the bad, go away with their services Chef: Christian & Hector Driver: Gilberto Due to air bnb limited characters, this is all I am able to share. The home was beautiful, despite the broken window that had tape on it. I wanted to ❤️ this hom

The house is very nice, and large. It was great that every room had its own private bathroom. I will say, for the price we paid we did experience 1-2 days without internet. No phone service where we are located, all of us worked from home so it did become a problem. The hot water would also go on and off. Everything else was very nice, the house was nice, the pool was nice, and the host communication was good.

This is a beautiful home. The host is wonderful. Very responsive and attended to every single request. Tips: Download the suggested app to communicate with host. Location: Location was fine for me. Not too far away from central Tulum or from hotel district but not too close either. HOWEVER, be aware of the pathway to the house has unpaved roads that appear to be sketchy. Just trust the maps and you will find the place. I do recommend that you rent your own vehicle or you will be using the taxis a lot. This house is not walkable distances to food/stores. If you rent a vehicle, rent a vehicle that can go over the bumps and unpaved roads. Overall, great home with a wonderful host. Property is as pictured in the photos. I enjoyed my stay and would book again.

We enjoyed staying at this property. Victor was a good host and provided all he needed information to easily find the property and checked in on us frequently to make sure we had what we needed. The property was just as the photos depicted, nestled in a lush jungle with other surrounding properties. The house was clean, AC worked and I felt secure with the high walls surrounding the property. A few things to note, the property is off of a paved road so it feels a bit sketch getting to it. While the house had most things to cook meals with it, it lacked a microwave which would have been nice to have. The AC in one of the bedrooms rattled which was a bit annoying at night but kept us cool. We had 8 people with us and when taking showers the water would go hot and cold every now and then when taking a hot shower. Other than these items, the property was great for a large group. Internet was strong and is located near a few small convenience stores for easy access of good. I reccomend.
