We stayed here with a group of 13 family members. The location is incredible, with a private beach and beautiful surroundings. The host also gave us a 1:00 PM early check-in, which we appreciated. Unfortunately, the home itself was disappointing. It is very old, poorly maintained, and was dusty and not properly cleaned when we arrived. The furniture is outdated, with visible stains, and we encountered cockroaches inside the house every night. We have stayed in many luxury villas throughout Mexico and other countries, and this was one of the weakest in terms of condition and cleanliness. To be fair, the host acknowledged the issues, refunded us $500, and explained the home is scheduled for a full renovation this summer after many years of rentals. The staff was excellent friendly, courteous, and always helpful. With proper renovations, updated furniture, and better maintenance, this property has the potential to be outstanding because the location is truly exceptional.

The villa was nice! We had in home massages and Ruben the host was very helpful with recommendations for food and anything we needed. Slightly farther from the beach than we wanted but a short taxi ride. You can’t go wrong with the price and this house. Overall it was great and I’d definitely recommend it.

We had a few minor issues however Kyla and Ruben were always on top of anything that was brought to their attention. The space was just right for our family, however this is definitely not a handicap accessible house. We loved the views and all the rooms were spacious and comfortable.

Overall, the Villa was a great place for a group of ten to stay on our trip to Cabo. It was very spacious, comfortable and clean! The concierge was responsive to our needs throughout the trip. There were two issues that kept me from giving this a 5 star rating: 1) the hot tub was broken and by the time they fixed it, we did not have time to use it and 2) we were told repeatedly over email that Ubers are not allowed in the neighborhood and we would have to arrange taxis for ~$5/person minimum for every trip. It turns out ubers are allowed in and we were able to have ubers drop us off at the villa (and they were much cheaper than the pre arranged taxis from cabo villas).

Regarding transportation, we also want to clarify the situation with Ubers. While some rideshare drivers are able to enter the development, they must present valid identification, including a driver’s license and insurance. Unfortunately, many do not have the necessary documentation, which can lead to delays and issues at the gate. This is why we generally do not recommend Uber as a reliable option for our guests and suggest pre-arranged transportation instead to ensure smooth and stress-free travel.

What a great villa, the views are amazing, appreciate the distance from town, the pool is great. Keep in mind this villa is managed via 3rd party property management company (CaboVillas) so be aware of their terms and conditions prior to booking. The security gate does not allow Ubers through for pickup (they do for drop off) so keep that in mind for logistics in and out of the neighborhood. There are only two or three CaboVillas approved vendors for catering, otherwise you need approval from the Pedregal security (separate from CaboVillas) 24hrs in advance, CaboVillas will NOT share their contact information with you.

House is very nice. The location can be a pain as ubers won't come to the house, but we used a shuttle service that works fine. Also be warned there is no hot water. Cold showers all trip. The venue also over communicates. They offer one free shuttle pick up from the airport but kept asking for flight info on our entire group even after I said we did not need them for transportation. Lastly, their add ons are not a good deal. Do not buy through them. They tack on extra fees (3 days for a beer pong table at $18.50 somehow total $91.50). They also tried to charge us $30 for a bottle of sunscreen.

We chose this gorgeous villa for my friend's bachelorette party and it didn't disappoint! The interior was absolutely perfect and gorgeous. It had everything we needed, the rooms were large and beds were comfortable. The pool was great, but the hot tub didn't get too hot; it was a warm tub despite us trying to max out the temperature. The service was impeccable and the area was very quiet and private. The only negative was how far into the gated community the villa is. We didn't realize that we had to call a taxi to and from the villa and it's a minimum of $25 or $5 per person one way. Ubers aren't allowed to drive beyond the gate, and the villa is not really walkable into downtown Cabo - unless you're wearing good walking shoes and ready for a windy trek. Overall, the villa was beautiful/comfortable, IG-worthy, but the location was a bit inconvenient.

The view is beautiful… it's the only good thing about the place. It has serious maintenance issues, there is moisture and scrambled walls all around the house. The day we arrived we ran out of water and no one was able to bathe, the water throughout the house comes out with white clumps and the showers are appallingly poor. They do not specify that one of the bedrooms is the service room, the bathroom in that bedroom is minimal, has an unbearable smell, the walls disgusting and is outside the house that they do not specify either. The pool heating it says it never worked so it could not be used. They do not have parking because they had it occupied it is a curve inside the property that is full of rocks that caused a blow to our car. The house is too old and the lack of mtto is evident. It is not at all as seen in photos and the amount they charge definitely does not match the description of the house. The only beautiful thing is the sea view and the exterior of the house.

Sunset Villa has a 4.8 star rating and is a guest favorite on Airbnb. All linens, including those in the casita, have been recently upgraded. The casita, which includes a cozy living space with a sofa bed, now features a king-sized bed for enhanced comfort. The 4' deep pool is heated in the winter months only, as the heat from the summer sun warms the water to a comfortable temperature. Our staff is available 24/7 to resolve any issues that may arise. Discovering humidity damage in homes in Los Cabos is common, particularly given the area's exposure to seasonal hurricanes. However, we will thoroughly inspect the villa to ensure it is up to our luxury standards.

I do not recommend that elderly people go since they are too many stairs and it is very poorly distributed everything. very large house and do not have boilers with the ability to heat the water since the first night we did not have hot water and it was very cold.

Great location, nice space, but sadly experienced stole property during our stay. We left the home with housekeeper still cleaning mid day, and returned 4 hours later to $4,500 worth of belongings gone, and no signs of forced entry. We reported it to the concierge and filed a police report with local authorities. We escalated the issues to Cabo Villas who then suggested we could have had parties and objects were stolen then. No outside guests ever entered our space with us, the home in located walking distance from the guarded entrance, we had no issues no concerns of us bringing people back to our place. Only once this happened did we even learn there was no security cameras on site. Furthermore Cabo Villas “you should have put that stuff in the lock box,” okay fair, but not all $4,500 worth of product would have fit (shoes, cologne, etc) the fact that was an early response from their corporate office was unfortunate. Nice place, but be extra vigilante when renting from Cabo Villas

Loved this location. Very easy to get in and out of the development. Super close to the Marina and a short jaunt to downtown made walking easy. The property is nestled next to the Waldorf so if $100 champagne and tequila is your thing you can partake. Great hosts who were super proactive & wonderfully warm and kind. This is a great place in an even greater vacation spot. We’ll be back.

Great house and close to the Marina. We were Spearfishing most days with our boat leaving from the Marina every day. Location is super convenient since we were able to walk to the boat. Less than 10 minute walk to the boat. Hot tub was great to relax after an active day.

Our villa was amazing and we loved it! So many wonderful things to say - from Pedro our concierge who was always available and so helpful, the complimentary back massage upon check in, the delicious taco bar dinner made for us the first night, extremely comfortable beds and rooms, and the gorgeous backyard with pool, hot tub and gorgeous sunrises each morning. It was a dream. My only negative feedback was the pre-planning for our stay. The price for Airbnb was much higher than what CaboVilla charges, and the Cabo specialist that helped make our reservations was not very reachable. I found myself scrambling to make reservations/figure out plans days before we departed. We had one vegetarian in our group and this was not noted on our beach day so she went without a meal. However, the villa and everyone that helped make our stay the best, were all wonderful (Pedro, the massage therapists, the drivers, the housecleaners) Thank you!

Our experience at this unique villa was thoroughly enjoyable. The neighborhood provided a sense of privacy, security, and elegance. The villa itself offered ample space for our large group. While the amenities were satisfactory, we did feel that the house could have been less cluttered, and the grocery package could have included higher quality products. Nevertheless, overall, we had a wonderful stay.

We had a group of 12 for golf. Each person had a queen size bed or bigger. The 8 1/2 bathrooms made it easy for 12 guys to get ready each morning. Hot tub and pool were exactly as advertised and used a lot after rounds of golf. Ivan was a great concierge and made sure check in worked out easily and was enjoyable. Beth P at Cabo Villas was awesome helping us set up our transports to and from the airport and the golf courses daily. It was a great trip and everyone pitched in to help make it the best it could be. Thank You.

We loved this Villa. Perfect for our group. Plenty of space with hot tub and pool when we wanted to just hang out with ourselves (group of 6). Easy walk to the action when we wanted it. Uber can come pick you up at your door or there were always taxis sitting just outside the gates, 3 minute walk from the villa, when we wanted to go farther.

CaboVillas was great! Super clean home in a great area that felt incredibly safe with a very responsive staff who was there to greet us with margaritas upon arrival! The concierge was very nice to have and they were readily available whenever we needed them - only drawbacks were that we had no hot water in the house, the key to get into the sliding door is super difficult to figure out and the staff was a little disorganized when it came to scheduling our itinerary. It took multiple tries to get it right. Also, if you want a more flexible schedule, I would not plan on booking rides with them as they are a bit stringent about keeping the exact time you booked for.

We had an incredible experience at Villa Del Sol. Our pre-arrival specialist, Beth, was beyond helpful in scheduling our airport transportation, pre-arranged taxis to our activities, procuring groceries in advance, and scheduling a chef, meal deliveries and massage therapists to the villa. We had everything we needed. Villa del Sol is lovely. Plenty of space for our group of 13. The rooms are spacious and comfortable and the outdoor space/pool is so relaxing! The view is incredible - you can see whales from afar. The beach is a short walk down through the Pedregal neighborhood (which is gated with a security guard 24/7). Our concierge, Angel, was helpful with coordinating any last minute requests. The food services were great, the massages were lovely, the taxi drivers were always on time and friendly. Staying here is a no-fuss situation for your large group and I would highly recommend Villa del Sol and Cabovillas. Thank you!

EXTREMELY UNSAFE. Our house was broken into and robbed while we were asleep inside. Multiple electronics and wallets were stolen. When we tried to contact the host the “security cameras were broken.” The lock on the kitchen door was also broken and host did nothing to fix it. Do not stay here!!!!

Our concierges inspect every villa upon arrival and will notify our main office if a home is falling short of our standards. These guests were provided a villa with properly functioning locks, safes and amenities along with 24 hour concierge service. When the guest reported the incident, the concierge was in constant communication with them. He provided this guest assistance in connecting with the local authorities which they unfortunately, declined. To ensure their safety, we informed the house manager at the same time. Both our team and the house staff inspected the outer perimeter and doors of the home. The locks on the outer gates, doors and windows were functioning properly and there was no indication of forced entry. Unfortunately, there are no security cameras at this home, however we are suggesting home owners install at least one on their property. We highly recommend using the all the safety amenities provided in the home to ensure their belongings are secure.

Our bachelorette party of 10 girls stayed here and we had a wonderful experience! There was plenty of space and amenities for everyone and the concierge was so helpful! The only thing that is misleading is their transportation services.. They make it seem like you can only use their services for $5/person per ride.. which gets very expensive for 10 girls one way each day. Ubers can get to the house and were about $5/ride for 4 people.

You should book directly through the company! They are nice and hands-on and reputable, but you’re adding a 25% fee here on the receipt if you book via Airbnb. I sooo wish I knew that. What a waste. The villa is even better than the photos and it’s in the perfect walkable location. But it definitely could be cleaner, we had a small booking snaffoo, eveeeeeery little thing was an added cost (annoying), and the beds were so uncomfortable… luckily, it’s a homey, private space and a walkable home base!

We had a lot of fun here, the house staff is excellent! The taste of Mexico catering group made our mornings and the Isla pelican that the concierge recommended were a group highlight. It was a really beautiful place with beautiful views. The only negative experience we had was in regards to the taxi services; taxis and airport transit were VERY expensive. We did not feel the concierge was straight forward with us about our options, which felt sneaky. Not only was it insane prices for short distances ($100+ for an 7 minute drive, for example) - which was NOT communicated to us before taking the taxi - the taxi also arrived an hour late to pick us up. We negotiated with the drivers given the situation, and they ended up accepting $40 but a group member forgot their phone in the van. They held her phone hostage until we paid the other $64 for the 7 minute ride which put us all in a high alert situation as that felt very aggressive. When we let the house know, they defended the driver! Given the concierge did not gives us options, did not tell us the insanely high price before we entered the vehicle, the hour late ride leaving us stranded, and the aggressive phone hostage situation, it felt very unprofessional and part of a scam. It wasn’t until after that we realized we could have been using Uber that whole time. Learn from us and Uber or walk!!

We are very happy to hear you had a wonderful time in Los Cabos! Typical taxi fare in Cabo is approximately $4 per person which is what our concierge inform our guests. Taxi's are not metered like in the U.S. Your taxi to the marina and back for 14 people was $56 each way. When he brought your phone back, he just requested the remainder of what you owed. We don't recommend Uber as the security booth doesn't let Ubers through the gates and clients are forced to walk to the main entrance, however, clients may use any transportation service they like. We hope this clarifies and miscommunication you had with our concierge and taxi.

We booked the house for a girls weekend and the house was perfect. It had an open living space with a cool brick ceiling. Pool area had lots of seating, shade and ambience, with several views of water and just really well designed. Our concierge with the rental agency was a game changer as well. Felt completely taken care of. We would recommend and book again. Two of the bedrooms are separate from the main living, so could be a plus or minus depending on who is vacationing with you. It was accurately described in the listing.

Be wary of this stay. We had money stolen from us and had a bad experience with the travel agency. They didn’t leave us a key to lock the front door, broke into our safes and left us feeling generally unsafe. We found that a staff member was staying onsite without our knowledge. While the home was beautiful and most of the staff was lovely, we had a bad experience.

We treat every report of theft seriously and did an internal investigation into the allegations of the house staff. We have had Villa Descanso in our inventory for 15 years with the same staff and have never had report of theft at this villa. There are no caretaker quarters at Villa Descanso. All staff returns home once the services are completed for the evening. The night in question, the staff left at 10pm and returned at 10am the next morning. As indicated in our email exchange with the guest, she stated that the cash was kept in three different rooms inside wallets and passports books inside three of the guest’s bags. When she reported the theft upon her departure, the staff looked in each room and found a total of $17 in $1 bills to which she gave to the staff as tip. This Villa has safes in each individual room, which are hotel safes that are only accessible with a code created by the guest. Each guest chose not to use the safes for added protection against theft. It was also reported that the group brought an unapproved guest back to the Villa on Friday night and left on Saturday morning. This guest had booked Villa Descanso for 21 people making the unapproved guest #22. The unidentified individual was not part of their party and according to our terms & conditions, must be approved to stay at the property to avoid situations such as these. In addition to requesting the alleged amount stolen from Airbnb ($1400), she also fraudulently reported the theft to her credit card company in order to secure the amount of money she claimed was stolen. The credit card was only used for the transportation services she purchased through us. The staff observed this group having a wonderful time and it is unfortunate that cash went missing during their stay.

Our stay at the Villa was amazing! The house was very clean, and staff was communicative. The only thing is that the listing SPECIFICALLY said "guest has private access to the entire home", yet when we got there, they said the suite that has rooftop access was not part of the booking... even though all of the pictures of the suite and rooftop view were in the listing that we booked. So that was VERY misleading. They should not say guests have access to the entire villa and provide pictures that are not included.

Wow! What a fantastic house in a fantastic location. We stayed with 8 girls and it’s such a safe neighborhood and so close to everything. Our concierge was Giovanni and he took such great care of arranging every little thing we needed during our stay. We loved relaxing in the pool at the end of each day and there was so much room for everyone to spread out and be comfortable. Cabo villas does a great job of adding a ton of value by assisting with so many trip arrangements like transportation, chefs, groceries, activities making the whole experience top notch. If you stay during the summer be sure to walk down to the private beach for the best sunset views and fireworks.

Simply amazing!!! The Villa was beautiful and perfect for our bachelorette party. The staff was incredible—they helped plan everything from airport transportation, a chef, a boat, and made sure we had 24/7 support to make reservations and provide shuttles to and from anywhere we were going once we got there. I don’t know how I would have been able to plan this trip without them. Highly suggest for anyone traveling to Cabo. Zero complaints!

The photos of the view and the villa do not do the location justice! The house was fantastic and all the amenities in the home were great! Our on-site concierge in Mexico (Hector) was extremely helpful. The home is in a private community and there is a lot of security - which does make it a little harder for Ubers to pick you up but makes you definitely feel safe. All four bedrooms /bathrooms are spacious and well-conditioned. I recommend pre-stocking with one of the options because that was a great amount of food (we did the Healthy Snack one). We also go catering on site (Taco Bar night) and it was delicious. Honestly very relaxing and lovely time in Villa Ladrillo. I will say that since the home is essentially on the cliffs it's quite windy. It may also just be a Cabo thing since it was quite windy in May. The pool was supposedly "heated" however it did not feel like it was since it was pretty cold in the pool. I would stay here again and would recommend this location to others in the future.

This villa is AMAZING! Gorgeous views, outdoor patios at every bedroom, private bathrooms for each bedroom as well. The pool is very luxurious, the beds are so comfortable, and the people working at CaboVillas are very responsive. Luis was our concierge and he got us our taxis very quickly each time we needed one, at the villa and even downtown. Our group was a bachelorette party and we had Scappa Experiences decorate before we got there (they did such an amazing job) so the villa was accommodating with letting them in. We felt very safe while there. Would highly recommend anyone going there!

CaboVillas helped us set up an amazing vacation from start to finish. Villa del Sol was absolutely stunning and was a perfect fit for my group of 12, probably could fit 1-2 more comfortably. I am so thankful to have chosen this home to rent for the long weekend. Pedro was amazing and helped us to set up a nice birthday celebration last minute. He went above and beyond in assisting us with any of our needs! We are so thankful to have had him as a point of contact throughout our vacation! I could not recommend working with CaboVillas more! They made our trip to Cabo an amazing experience.

The view is better than what the photo conveys — both during the day and then at night. Spectacular place for 8 people. Excellent kitchen. We cooked two out of three nights at the house and the kitchen and dining area were perfect. Having a great grill to cook our freshly caught tuna was a wonderful fringe benefit. The concierge service made it very easy to go into Cabo at a reasonable price.

the home was everything I expected it to be. our concierge guy was responsive with any issues and with providing us with transportation. minor issues would be the downstair showers did not have hot water 80% of the time and the pool was not as clean as we would have liked. The view of Pedregal and the ocean from casa Edith is to die for. would definitely rent this home again.

Cabovillas is an amazing location in very secure location. Working with our Conceigre Ivan was seamless. Our party of 10 thoroughly enjoyed the views, pool and casitas. Just to note there are lots of stairs that connects all the bedrooms. Great for big groups who want to enjoy the separate spaces!

We enjoyed the convenience and location. The hot tub and pool were great and our concierge was helpful. We had more than enough space for us to stay and have our own rooms.

This villa was perfect for our bachelorette party group of 10! It was so nice for everyone to have some private space off the main house, and there were plenty of comfortable beds for everyone. We LOVED hanging by the pool and the walk to the beach is super easy! The 24/7 concierge was unbeatable! We felt safe the entire time and you cannot beat the views!!!

YOU MUST COME HERE!! It is in the best location. It is a safe gated community 10 minute walk to town. We were a group of 12 and everyone had plenty of space. The Airbnb was stocked with all of the food and items we purchased prior to getting there and out concierge, Angel was available 24/7 to call us taxis and help with any questions. The welcome meal was great and they accommodated any dietary restrictions. Could not have asked for a better experience. They also helped when flights changed and were extremely accommodating.

Our stay at Villa California was absolutely amazing. The property itself was gorgeous and the service from the CaboVillas team was impeccable. From the surprise massages to the responsiveness of their entire staff, we were blown away! We had a group of 15 and we had an amazing trip/stay here. It was the perfect size for us and the concierge Luis was always available for us (to set up transportation for us, answer any questions, etc.) The place was super clean and the pictures do not do this place justice.
