My family of 7 (5 adults, 2 kids) had an amazing stay at Villas Los Primos! The house was truly special, clean and the views cannot be beat. Eddie was a helpful host and very responsive to the few small things that came up during our stay. The location really can’t be beat - quiet and peaceful with lots to do within a quick drive, we rent a car for easy exploring. The beach by the house was narrow and the seaweed was piled up so we mostly stuck to the pool but were able to find clear patches for ocean swims nearby. This was our third summer vacationing in the area so we have learned to just take the seaweed situation for what it is…plenty of other ways to cool off! We booked chef services with Adriana and she was incredible along with her partner, Rodrigo. The food and their hospitality really made the trip! Highly recommend staying here!

Villa Gauguin exceeded every expectation! We stayed with 9 adults and 2 toddlers, and the house was perfect for our group. It was stunning, spacious, and beautifully maintained, with a fully stocked kitchen, BBQ, and plenty of room for everyone. The lagoon views were breathtaking, and we loved the easy access to snorkeling, kayaks, and the paddleboard. The pool, sandy area, and excellent A/C made it perfect for all ages. The home was so beautiful we barely wanted to leave. Alberto and Cynthia were exceptional, taking care of every need and making us feel completely at home. We’ve traveled all over the world, and this is the nicest vacation home we’ve ever stayed in. Even people walking the lagoon stopped to tell us it was the best house in the area! The grocery delivery and airport transportation coordinated by Akumal Villas were affordable, seamless, and made traveling with a large group effortless. We can’t wait to come back!

10/10! My family of 10 (6 adults, 4 kids) had a great stay at Casa Magica. Plenty of privacy, relaxation, and service to make it feel like a true vacation. Chef Martin & Gabby were amazing! Real friendly and family oriented. Had exceptional service and great food, 5star! Would highly recommend. Definitely looking to use their services again! Communication is key. Be sure to communicate any additional needs or deposit inquires daily. Bring water shoes! Shoreline is rocky and the sargassum was bad during our stay. Nothing you can do, just be mindful of the time of year. All-in-all, we had a great time and would stay here again!

First of all, Alberto, our host for the week was the absolute best! Such a happy soul and so accommodating. We had several of Alberto's meals with our family of 9 (3 kids, 2 Seniors and 4 Adults) and they were all excellent. He set us up on the rooftop for a dinner which was a highlight - and a lot of effort. The house is superb and even better than the photos - the pool, beach and landscaping were beautiful. The bedrooms were perfect with great linens and PILLOWS! The house was impeccably clean and Alberto was excellent at keeping it tidy while we were off on adventures. The peaceful area that the house is in had a just enough little boutique hotel restaurants to eat, drink and listen to music at and the neighborhood Cenote was pretty sweet. We also felt very safe walking the streets in the neighborhood from morning to night. A wonderful trip all around and recommend highly! TY!!!!

This AIRBNB is one of the best. The absolute stand out was chefs Martin and Gabi. The food was better than a 5 star resort, certainly the highlight of our trip! The area was affected by sargassum while we were there, but the pool and setting were ideal. We loved our stay and would highly recommend.

This was the perfect set-up for our crew of 8 adults / 5 kids. We would absolutely return to the same villa! - Great layout, comfortable and clean rooms. - Communication (Gustavo) was great, and accomodated requests like extra cribs, high chairs, etc with no issue. - Cleaning (Reina) and maintenance (Marcos) were excellent. - Meals (Gaby) were fantastic. - Setting up any extras (shopping transportation, airport shuttles, massage, groceries) was very easy and fair. Our only notes (not criticisms, just to be aware): - The pool isn't heated. It warms up well in the sun so non-issue for us, might be chilly in colder seasons. - Groceries are paid in cash. The structure is a deposit and then top-ups as needed. We figured the deposit was an estimate for the week and so didn't budget enough extra cash for the top-ups. Everything is backed up with receipts so we had no issue with the top-ups, just a note to bring LOTS of cash as we were quite low by the end.

Very nice place. The villa isn't the latest model, but its layout is perfect. We really liked it.

We loved our stay at Villa Luminosa. It was beautiful and peaceful and just what we needed. Alberto and Luci were great hosts. Every day they were looking to do something for us. We had them cook for us a couple times which was great and we also had them do some laundry, which was very much appreciated. The location was very nice. There was some restaurants and bars within walking distance, but more on the quiet side. The water was gorgeous, but you definitely need water shoes to be comfortable. We couldn’t have asked for a better two weeks. The pool was chilly when we got there, but it warmed up very quickly as the weather was gorgeous. There were plenty of taxis available if you don’t rent a car. Would highly recommend this place to anyone! We miss it already!!

We had an amazing week at Dos Jaguares. The house is as described and it was perfect for us (2 families with little kids). Rhett was super responsive and helpful during our stay. Rosa is the loveliest woman and cooked a wonderful meal for us. The area was very quiet and felt very safe. It was a lovely and peaceful experience. We would definitely come back!

This is a fantastic property and incredible people run it. The property manager, the cooks, the housekeeping staff…..all of them amazing. We had a group of 16 kids down to 5 and adult up to 70. The house was perfect for everyone. We are trying to figure out when to return next year. It really is an awesome Airbnb.

Our group of 14 felt right at home! The house and pool house are stunning! The view from the main house (from every room) was beautiful. I can't say enough great things about Edwin (chef) and his crew. They were accommodating and food was delicious. All food allergies were accommodated too! The daily cleaning of the rooms was a nice surprise. I can't say enough of great things about this place. It was simply wonderful! FYI- take plenty of cash. We ran out on the third day.

We had an amazing stay at Villa Luminosa with four adults and five children (ages 2–11). The layout was perfect — plenty of private spaces to retreat to, plus large, comfortable common areas for everyone to gather. The pool was ideal, and direct beach access meant the kids could snorkel anytime; we saw brilliantly colored fish and lots of starfish. The location is great — about a 15‑minute walk in either direction to restaurants and a beautiful local cenote. The villa manager arranged a ruins tour and a cenote swim one day and a boat trip another, and coordinated reasonably priced van transfers for us, which made everything effortless. The staff were incredible — warm, attentive, and excellent cooks; we enjoyed breakfast and dinner there every day, and each meal was better than the last. Highly recommended for families — we had a wonderful time and would happily stay again.

We loved our stay at Villa Luminosa!! Before we arrived the property management company responded quickly to questions, provided a place to order groceries before we arrived, and even helped to arrange a rental car. We were well taken care of by Alberto and Lucy, the lovely caretakers, and Rhett, one of the property mangers. Alberto and Lucy cooked three delicious meals for us, made batches of margaritas, and even did an impromptu cooking lesson of guacamole and pico de gallo. Alberto also made ceviche from a fish my son caught in the bay in front of the villa. Rhett stopped by the first day with some great recommendations for local food, seeing the ruins and a monkey sanctuary near Coba, and fly fishing in the area. The villa itself is lovely. So many places to relax, inside and out. We had nightly cocktails on the roof and watched the sunset. We did get out and explore the area - lots to do! - but I could have spent the entire week in the villa! Highly recommended.

We had such a lovely time at Casa Magica! If you can believe it the house is even more beautiful than the pictures show. Our chefs Gabi and Gabi were incredible, their cooking was delicious. My 1.5 year old really liked the younger Gabi and would run over to her to get picked up every morning it was so heartwarming! Marcos set us up with an amazing cenote tour with his brother and Reina was so kind and kept the house looking great. Being right on the beach with relatively little foot traffic was so dreamy. I’m already looking forward to next year!
