The property is beachfront, but access to the water is located beside the villa and the shoreline is rocky. Water shoes are recommended when entering the sea.

House Rules

• Parties are permitted only with prior authorization.
• Pets are welcome with advance approval.
• Smoking is not permitted inside the villa.
• The property is located in a quiet community. Loud noise is not permitted after 10:00 p.m., in accordance with Mexican law.
• Any guest not included in the reservation must be confirmed in advance.

Private Chef Service

Great food is an important part of an unforgettable holiday. Although Tulum offers many excellent restaurants, enjoying gourmet meals prepared by a private chef in the comfort of your villa provides a special experience.

Our chef provider can prepare meals up to three times per day. The chef service is included in your rate, but you are responsible for the cost of the dishes you select.

As your arrival date approaches, the chef will contact you with a selection of preset menus. They can help plan your meals and accommodate vegetarian and vegan preferences. Meal prices vary according to group size, selected dishes, and the time of year. A wide range of dishes is available at different price points.

The villa is located in an ecologically unique area, and we appreciate your help in preserving its natural beauty.

• Do not litter in the surrounding areas.
• Respect wildlife in its natural habitat.
• Conserve energy by turning off lights and using air conditioning responsibly.
• Turn off air-conditioning units when leaving the property.

2. Construction Updates

Tulum is experiencing significant growth and development. Construction may be taking place nearby during your stay.

Typical construction hours are from 9:00 a.m. to 5:00 p.m., Monday through Saturday. On occasion, work may take place from 8:00 a.m. to 6:00 p.m. Some construction phases may involve noise. Construction-related circumstances are beyond our control.

3. Wildlife Encounters

Tulum is home to diverse wildlife, including sea turtles and jungle-dwelling species. Animals may pass through the property or seek new habitats because of ongoing changes and construction.

• Do not harm any wildlife you encounter.
• Notify us if you see an animal so we can safely return it to its natural environment.
• Keep food stored in the refrigerator to avoid attracting wildlife.

We cannot control the animals’ persistent search for food.

4. Essential Services and Amenities

Tulum is a small town with infrastructure that was not originally designed for high demand. Basic services, including electricity, water, and internet access, may occasionally be interrupted because of weather conditions or maintenance work.

Although these situations are beyond our control, we are committed to assisting you if they occur.

Amenity issues may also arise because of frequent guest use. These situations are considered normal and are not the result of negligence. Our Concierge team is available to address and resolve amenity-related concerns as promptly as possible.

5. Pool, Plunge Pool, and Jacuzzi

We maintain the pools diligently, but their condition may vary at check-in because of weather, natural debris, and wildlife. A dedicated maintenance team is available to address any concerns.

6. Listing Pictures

Occasionally, last-minute changes may be necessary because of damage caused by previous guests. As a result, some details may differ from the listing photographs. We remain committed to maintaining high standards and providing an excellent guest experience.

7. Weather and Hurricanes

Quintana Roo is prone to hurricanes and heavy rain. Comprehensive travel insurance is recommended to cover cancellations related to these or similar events.

8. Navigating Tulum

Tulum is rapidly developing, and some streets may be difficult to locate or may not be fully paved. Zip codes can vary, and some streets have identical or very similar names.

The Concierge team will send precise villa location details through an instant messaging app on your check-in date, along with comprehensive arrival instructions. We are committed to assisting you throughout your stay.

9. Humid Climate

Tulum has a highly humid climate, particularly during the wet season. Visitors should be prepared for muggy conditions.

The humidity may also affect construction materials used in the house, including Chuukum stucco, which naturally adapts to the local environment.

10. Tulum Parties

Tulum attracts many types of visitors, including families, groups of friends, business travelers, and young people seeking entertainment. Parties are common, especially during holidays.

Although parties are prohibited at the villa, we cannot control external events. If loud music from outside parties disturbs your sleep, we will do everything possible to assist you. However, external events are beyond our control, and we cannot be held responsible for them.

11. Concierge Services

Our specialized Concierge team can arrange third-party services before or during your stay, including:

• Yachts
• Spa services
• Decorations

We can help coordinate these services but are not responsible for situations involving external providers. If an issue arises, we will assist with resolving it, but we cannot be held accountable for circumstances caused by third parties.

Concierge service is available from 8:00 a.m. to 10:00 p.m. It is not a 24-hour butler service. For emergencies outside these hours, please call the Concierge team.

External Vendor Policy

To protect our guests, staff, and property, any external vendor who has not been recommended or approved in advance is subject to an access fee of MXN $3,000 per vendor.

This fee supports property security and covers administrative and operational costs that may result from damage, property issues, or incidents caused by external vendors.

All external vendors must receive prior management approval before entering the villa. Access may be denied if authorization has not been obtained or if the applicable fee has not been paid.
