What a gem of a place! The caretakers, home and property were just incredible. I kept pinching myself to make sure what i was experiencing was real. We were two families w. 3 kiddos and the house was perfect for us. The caretakers, Liliana and Jose were ahhmazing. Allan and Marlen, were the chefs and made us delicious & fresh meals. We had a big storm roll through for about 24 hrs that dropped a significant amount of rain but we were comfy cozy. Other reviews mentioned a leaky roof but we had no issues. It is an adventure to get to Casa San Juan. We took the water taxi - which dropped us right at the dock and was about a 45min ride. We could not have figured out all the travel logistics without Alavro’s help. He was patient with all my questions and helped us to craft a terrific trip. He also went above and beyond to help us track down a kid backpack that got lost in transit - he contacted the captain of the boat and it was returned to us within 24 hrs. Amazing! Highly recommend!

This place was perfect for our group. Very secluded and felt like we were on a deserted island! Beautiful setting. The staff was wonderful, helpful and eager to please. Glad we had Allan, the chef. All of the meals were excellent and timely. We had a fun excursion snorkeling, going to bird island, seeing sea turtles, manatee and dolphins! We drank coconut milk from freshly opened coconuts! Watched the sunset from the beach and the lagoon dock. We were prepared for some mosquitos, gnats and a few other bugs, but impressed it was not much. We love Happy the dog!

We visited Casa San Juan with a group of 10 for a bachelor trip and it was a great experience! Alvaro was immensely helpful with preparing everything beforehand (groceries, ecotours, chef, transportation) allowing for a coordination-free stay. Our group enjoyed the relaxing vibes, beautiful scenery, and unrivaled star gazing - especially during a new moon. It was the perfect environment to unplug and enjoy each other's company. The staff was friendly, the property was well maintained for its remote location, and the chef's cooking was fantastic. It took ~2 hours to get there from TQO airport and ~3 hours to CUN airport. The road between the property and Tulum was washed out and bumpy, but the driver handled the conditions well. The two things that our group found suboptimal were the kayaks and paddle boards being in dangerously poor condition and the saddening amount of trash on the bordering beaches. Overall, it was an amazing adventure and we highly recommend Casa San Juan!

I celebrated my 40th birthday here with 3 friends. It was absolutely perfect for what I was looking for. It is very remote from the hotel zone of Tulum…so you must be willing to travel a very rough road for about 90-120 minutes through the jungle. We prepared ourselves for the bumpy ride, it is rough but it was worth it, saw many animals along the way. The property is breathtaking! I know what to expect having been to Tulum many times, the accommodations were very comfortable to me considering its remoteness…so u must adapt without the normal creature comforts and easy access to stores. It was to unwind, spend uninterrupted time with friends/family and it was exactly that! The chef and his mom from Marlins House and the staff Josue and Magdalena on the grounds were delightful, helpful, and truly made my birthday more special than I could have ever imagined. Alvaro helped organize our boat tour and made us feel at home. If you like being off the grid, this was perfect!

Alvaro's family house is charming and authentic. The team on site is friendly. The chef cooks very, very well, and it is essential to use his services, because there is nothing around the property. Don't think about a restaurant, a store, or access to Tulum. The property is very far from everything and the road is super difficult to access (3 hours of road with holes, our children were sick..). On the way back, we took a boat on the lagoon, it was expensive but so much better than the car. Alvaro organized everything, he's great, much more than just a host. Overall, we had an amazing experience, very peaceful and authentic. We loved it !!

Our experience at the beautiful San Juan, Tulum was great! Leading up to it, we take a two hour trip on a non paved road. (Expect it to be bumpy). We did not know it, but it built up the anticipation. The property is quite large and we received a lovely welcome from Ms. Feli and Mr. Eri. The house is beach like and comfortable.The food was amazing. Every single meal made fresh and served by the chef (Eri), whom was so polite, professional and kind. Walking down you can appreciate the property and incredible view to the Caribbean sea waters, entirely ours to enjoy. At night the sky displayed ALL the stars while we sat around the fire and enjoyed it with s’mores. Being there is a taste of paradise. It is pricey, but it was definitely beautiful. We were pleased with the accommodations and great energy & service. The host, Alvaro, communicated with us volunteering most of the info ahead of time More than not, promptly answering what we needed, creating an unforgettable experience.

In one word…Paradise. Alvaro’s place is pure bliss and the staff is absolutely wonderful. If you are looking for a place to truly disconnect from the world and bask in the beauty of nature, this is the place. Everywhere you turn is photo worthy…it is so beautiful it is surreal. One note, the road to paradise is a bit bumpy and long…especially if you are in a passenger van…but we all agreed that the arduous ride was well worth the time we spent at Rancho San Juan. It goes way faster in a car…it just depends on the size of your group.

I'm not sure where to start. I knew this would be an adventure when I booked it and it indeed was. We booked the 14 passenger van. Please note there is not room for much luggage. No trunk, no roof rack. South of tulum the road is as bad at reviews say. It took us 2 1/2 hours to travel 24mi along the last stretch. Organizing the boats to take the lagoon route / cut off the dirt road was AMAZING, very fun, and worth the extra $. I hosted an event with 14 women. The casita was so cozy, so clean, a perfect combo of rustic and luxury. Crabs in toilets, lizards on the wall, and the staff... so soft footed and unobtrusive constantly working. Felipe was amazing. She turned beds daily, trash, dishes, we barely had to do a thing and that was a huge surprise. The chef, %100 ! BOOK THE MEAL SERVICE. A must, worth every penny. Alvaro will help organize this + drink and alcohol provisions. There is nothing nearby. Very very remote. The palm grove, pool, beach, fire pit, was immaculate.
