Location and Accessibility
Casa Nicoya is built into a hillside and arranged across multiple levels. The Main House has two floors connected by stairs, with additional stairs leading down to the pool level.
The walk to town takes approximately 7 minutes via a staircase or slightly longer by street. Because the property includes numerous stairs, it may not be suitable for guests who have difficulty using them. The views and central location make the climb worthwhile.
Additional Information
As with many homes in Sayulita, guests may hear the “symphony of the jungle” as well as the occasional dance party from the valley below. Birds, roosters, and other wildlife may join in as the sun rises. Guests who are sensitive to noise may wish to run a floor fan for white noise.
Geckos may occasionally be seen on the ceilings and walls. They eat smaller insects, including mosquitoes, and are considered welcome guests, so please do not harm them. Insects are a natural part of the jungle environment, and Casa Nicoya uses pest control only when necessary.
Several bottles of insect repellent are provided. Scorpions are rare but possible, so guests are encouraged to wear flip-flops and leave shoes turned upside down.
Suitability for Children
The house is not recommended for children under 12 because it has:
- Several ledges without safety railings
- Numerous stone stairs that could cause injury in a fall
- A pool without a lifeguard

This place is unreal! Exceeded all expectations. If you rent a golf cart it takes maybe 2 minutes to get to the base of the town. Can’t beat the location. Might be one of the coolest places you can stay in Sayulita. Lisa and the staff were also super responsive

The property mgmt group was fantastic and communicated via Whats App very quickly and handled any requests or questions we had. House was great, loved the pool- if you have small kids pls be mindful that there are a lot of stairs and steep drops. Great for us as we had a baby who couldn’t walk yet and adults.

There were 3 couples in our group for a long weekend and this place was the perfect home base. Plenty to do, beautiful views, close to town (be prepared for some stairs). It was well furnished and stocked, the hosts were attentive and helpful and the architecture is beautiful!

The house is amazing! The open spaces and pool and palapa made a perfect setting for our group of old friends reuniting for 5 days. The center plaza in town is just a 2 minute (steep) walk away for everything else that you could need. We spent so much time hanging around at the house because it was the nicest place in town! I wouldn't hesitate to stay here again or recommend Lisa's house to anybody else.

Casa Nicoya was very responsive and helpful during the stay. They offered things to do and the house was well-appointed. Considering it is predominantly an open air home. Lots of bug spray available, etc. We arrived to a bathroom plumbing issue they alerted us and had a plumber come 2 days after check-in. That shower wasn't useable until then. There was also a VERY strong mold odor from the other upstairs closed bedroom's bathroom. If you are at all sensitive to mold - this is not the place for you. The closet in the downstairs bathroom had a very strong body odor that lingered the entire stay. Likely just needs a little extra attention. I would advocate for mosquito netting over all beds (not just the open air room) so you don't have to douse yourself in bug spray every evening. Very nice place, attentive hosts, just some details to be aware of. The hill is a VERY good workout - and the neighborhood is absolutely party-focused - you can hear/SMELL the party all night. Bring earplugs.

Lisa is an excellent host. We didn't know the area, so her recommendations in the detailed guide she wrote as well as answering my questions over the months leading up to our stay was super helpful. Her place is lovely and was perfect for our family of four. Beds and bedrooms were comfortable, kitchen had everything we needed and we loved that the house was open. We would definitely stay again!

We were so devastated during our stay. Sayulita is very humid/hot and there is no way to sleep without ac. First day Zoey said she had fixed the ac, the moment I went up there is was turned off again. Next day we refused to sleep in the upstairs room as the heat was intolerable. We had three people sleeping in the downstairs room and two in the room without windows. We were not aware that one of the rooms was open air and this is something that should be disclosed on the listing. On the last day of our stay there were thunderstorms and branches were flying into the room. Zoey did leave a fan for us to use and the electrify would go out the moment we would turn on the ac. Additionally, we felt ignored when we voiced our concerned through out our stay which added stress to the situation. The house is beautiful but the ac situation really ruined our stay.
