The maximum capacity is 16 guests. If small children are included in your reservation, additional guests may be accommodated in the bunk-bed bedrooms across both houses. Please let us know in advance if you plan to bring additional guests so we can make the necessary arrangements.

Check-In and Capacity

Check-in is at 4:00 p.m. Please coordinate your arrival with the on-site concierge, who will contact you by direct message a few days before your arrival.

The maximum capacity is 16 guests, and the price may vary depending on the number of people staying at the villa.

House Rules

• Parties are strictly prohibited.
• Pets are not allowed. Exceptions may be granted upon prior request.
• Smoking is not permitted inside the villa.
• The villa is located in a quiet community. In accordance with Mexican law, loud noise is not permitted after 10:00 p.m.
• Only guests registered on the reservation may enter the property.
• External personnel and visitors are not permitted for security reasons.
• Cleaning is not included. It may be requested and scheduled for an additional fee.
• Bed linen and towel changes are available upon request for an additional fee.

Harmony With Nature

The villa is located in an ecologically unique area, and preserving its natural beauty is important to us. Please avoid littering, respect wildlife in its natural habitat, and conserve energy by turning off lights and using the air conditioning responsibly. Air-conditioning units must be switched off when you leave the property.

Construction Updates

Tulum is experiencing significant growth and development. Construction may be taking place near the villa during your stay, typically from 9:00 a.m. to 5:00 p.m., Monday through Saturday. In some cases, work may take place from 8:00 a.m. to 6:00 p.m. Construction may involve noise, and circumstances related to nearby construction are beyond our control.

Wildlife

Tulum is home to diverse wildlife, including sea turtles and jungle-dwelling species. Animals may pass through the property or seek new habitats due to ongoing development and construction.

• Do not harm any wildlife you encounter.
• Notify us if you see an animal so we can safely return it to its natural environment.
• Keep food stored in the refrigerator to avoid attracting wildlife.

Essential Services and Amenities

Tulum is a small town with infrastructure that was not originally designed for high demand. Electricity, water, and internet services may occasionally be interrupted due to weather conditions or maintenance. Although these situations are beyond our control, we are committed to assisting you if they occur.

Amenity issues may occasionally arise due to frequent guest use. These situations are considered normal and are not necessarily the result of negligence. Our concierge team is available to address and resolve amenity-related concerns as promptly as possible.

Pool and Jacuzzi Care

The pools are carefully maintained, but conditions at check-in may vary due to weather, natural debris, and wildlife. A dedicated maintenance team is available to address any concerns.

Listing Photos

Last-minute changes may occasionally be necessary due to damage caused by previous guests. As a result, the property may differ slightly from the listing photos. We remain committed to maintaining high standards and providing a positive guest experience. Please contact us with any questions or concerns before arrival.

Weather and Hurricanes

Quintana Roo is prone to hurricanes and heavy rain. Comprehensive travel insurance is recommended to cover cancellations related to these or similar events.

Navigating Tulum

Tulum is rapidly developing, and some streets may be difficult to locate or may not be fully paved. Zip codes can vary, and some streets have identical or very similar names.

On your check-in date, our concierge team will provide the precise villa location through an instant messaging app, along with complete check-in instructions. We are committed to assisting you throughout your stay.

Humid Climate

Tulum has a highly humid climate, particularly during the wet season. Guests should be prepared for muggy conditions and natural changes in construction materials, such as Chuukum stucco, which adapts to the humid environment.

External Parties

Tulum attracts many types of visitors, including families, groups of friends, business travelers, and guests seeking nightlife. Parties are common, especially during holidays. Although parties are prohibited at the villa, we cannot control external events.

If loud music from an outside party disturbs your sleep, we will do everything possible to assist you. However, external events are beyond our control, and we cannot be held responsible for them.

Concierge Services

Our specialized concierge team can arrange third-party services before or during your stay, including:

We can help coordinate these services but are not responsible for situations involving external providers. If an issue arises, we will assist with resolving it, but we cannot be held accountable for circumstances caused by third parties.

Concierge service is available from 8:00 a.m. to 10:00 p.m. It is not a 24-hour butler service. In an emergency outside these hours, please call the concierge team.

External Vendor Policy

To protect our guests, staff, and property, any external vendor who has not been recommended or approved in advance will be charged an access fee of MXN $3,000 per vendor.

This fee supports property security and covers administrative and operational costs that may result from damage, property issues, or incidents involving external vendors.

All external vendors must receive prior management approval before entering the villa. Access may be denied if authorization has not been obtained or if the applicable fee has not been paid.
