Although the property is beachfront, access to the water is located beside the villa, where the shoreline is rocky. Water shoes are recommended when entering the sea.

House Rules

• Parties are permitted only with prior authorization.
• Pets are welcome with advance approval.
• Smoking is not permitted inside the villa.
• The property is located in a quiet community. Loud noise is not permitted after 11:00 p.m., in accordance with Mexican law.
• Any guest not included in the reservation must be confirmed in advance.
• External personnel and visitors must receive prior approval for security reasons.

Private Chef Service

Great food is an important part of an unforgettable holiday. Although Tulum offers many excellent restaurants, enjoying gourmet meals prepared by a private chef in the comfort of your villa provides a special experience.

The chef service is included in your rate, but guests are responsible for the cost of the dishes they select. Meals can be prepared up to three times per day, with vegetarian and vegan options available.

As your arrival date approaches, the chef will contact you with a selection of preset menus. They will help you plan your meals, much like ordering at a restaurant. Meal prices vary according to group size, selected dishes, and the time of year. A wide range of dishes is available at different price points.

The villa is located in an ecologically unique area, and we are committed to preserving its natural beauty.

• Please do not litter in the surrounding areas.
• Respect wildlife in its natural habitat.
• Conserve energy by turning off lights and using air conditioning responsibly.
• Turn off air-conditioning units whenever you leave the property.

2. Construction Updates

Tulum is experiencing significant growth and development. Construction may be taking place near the villa during your stay.

Typical construction hours are from 9:00 a.m. to 5:00 p.m., Monday through Saturday. In some cases, work may take place from 8:00 a.m. to 6:00 p.m. Certain construction phases may involve noise. These circumstances are beyond our control.

3. Wildlife Encounters

Tulum is home to many species, including sea turtles and jungle wildlife. Animals may pass through the area or seek new habitats because of ongoing development and construction.

• Do not harm any wildlife you encounter.
• Notify us if you see an animal so we can help return it safely to its natural environment.
• Store food securely indoors to avoid attracting animals and insects.
• Keeping food in the refrigerator is strongly recommended, as we cannot control wildlife’s persistent search for food.

4. Essential Services and Amenities

Tulum is a small town whose infrastructure was not originally designed for high demand. Basic services, including electricity, water, and internet access, may occasionally experience interruptions because of weather conditions or maintenance work.

Although these situations are beyond our control, we are committed to assisting you if they occur.

Amenity issues may also arise occasionally because of frequent guest use. These situations are considered normal and are not the result of negligence. Our concierge team is available to address and resolve amenity-related concerns as promptly as possible.

5. Pool, Plunge Pool, and Jacuzzi

The pools are carefully maintained, but their condition may vary at check-in because of weather, natural debris, and wildlife. A dedicated maintenance team is available to address any concerns.

6. Listing Pictures

Last-minute changes may occasionally be necessary because of damage caused by previous guests. As a result, the property may differ slightly from the listing photographs. We remain committed to maintaining high standards and providing an excellent guest experience.

7. Weather and Hurricanes

Quintana Roo is susceptible to hurricanes and heavy rain. Comprehensive travel insurance is recommended to cover cancellations related to these events or similar circumstances.

8. Navigating Tulum

Tulum is developing rapidly, and some streets may be difficult to locate or may not be fully paved. Zip codes can vary, and some streets have identical or very similar names.

The concierge team will provide precise villa location details through an instant messaging app on your check-in date, along with complete arrival instructions. We are committed to assisting you throughout your stay.

9. Humid Climate

Tulum has a highly humid climate, particularly during the wet season. Guests should be prepared for muggy conditions.

The humidity may also affect construction materials used in the house, including Chuukum stucco, which naturally adapts to the local environment.

10. Tulum Parties

Tulum attracts many types of visitors, including families, groups of friends, business travelers, and guests seeking nightlife. Parties are common, especially during holiday periods.

Although parties are prohibited at the villa, we cannot control external events. If loud music from an outside party disturbs your sleep, we will do everything possible to assist you. However, external noise is beyond our control, and we cannot be held responsible for it.

11. Concierge Services

Our specialized concierge team can arrange third-party services before or during your stay, including:

• Private chefs
• Yachts
• Spa services
• Decorations

We can help coordinate these services but are not responsible for situations involving external providers. If an issue arises, we will assist with resolving it, but we cannot be held accountable for circumstances caused by third parties.

The concierge service is available from 8:00 a.m. to 10:00 p.m. It is not a 24-hour butler service. In case of an emergency outside these hours, please call the concierge team.

External Vendor Policy

For the safety of our guests, staff, and property, any external vendor who has not been previously recommended or approved by us will be charged an access fee of MXN $3,000 per vendor.

This fee helps maintain property security and covers administrative and operational costs that may result from damage, property issues, or incidents caused by external vendors.

All external vendors must receive prior management approval before entering the villa. Access may be denied if authorization has not been obtained or if the applicable fee has not been paid.
