Overview

Our three-bedroom penthouse is an ideal base for a Playa del Carmen vacation. It is located just a few blocks from the world-famous La Quinta Avenida, with its nightlife, restaurants, and shopping.

The Space

Centrally located in Playa del Carmen, the penthouse is within walking distance of the area’s major tourist attractions.

Relax with a drink by the resort-style pool, or unwind in a daybed, hammock, or lounge chair while enjoying the Caribbean sun. For more privacy, the rooftop terrace includes lounge chairs and a Jacuzzi tub, as well as an outdoor shower and bathroom.

La Quinta Avenida is only a short walk away, offering a variety of nightlife, restaurants, and shopping. The beach clubs along the famous Coco Beach and Mamitas Beach are approximately a 10–15-minute walk away, while the club district on Calle 12 is about a 20-minute walk.

The penthouse features comfortable, modern furnishings and a spacious kitchen where you can prepare meals. Numerous restaurants are also located nearby.

Internet and Electricity

Internet

Internet service in Playa del Carmen may not be as fast or reliable as it is in larger cities. We have contracted the best available service in the area, but occasional outages may occur.

If there is an outage, we will contact the internet provider on your behalf. However, if the issue affects the entire community, we must wait for the provider to resolve it and cannot be held responsible for the lack of service.

Electricity

Although rare, electricity in Playa del Carmen may occasionally shut off without warning. We will contact the electric company if an outage occurs. Community-wide outages are beyond our control, and we cannot be held responsible for the lack of electricity while the provider works to restore service.

Important Information

1. Payment: Selecting “Submit a booking” means that the full amount is paid immediately. We do not receive payment until after your arrival. Cash transactions are not accepted, and deposits cannot be made.
2. Security deposit: Airbnb does not charge the deposit unless a damage claim is submitted after check-out.
3. Additional photos: We do not have any additional photos of the property to provide.
4. Phone numbers: The booking platform blocks phone numbers until the trip has been booked, so we are unable to call before then.

At check-in, all guests must read, accept, and sign the following house rules and regulations.

House Rules

Parties and Events

Parties and events are strictly prohibited. This is a quiet residential area and is not suitable for groups seeking to host parties.

Please keep outdoor noise at a reasonable level, particularly after 10:00 p.m. Excessive noise or complaints from neighbors, whether during the day or at night, will result in a $300 fine.

A second complaint may result in removal from the property, forfeiture of the remainder of the stay, and loss of the security deposit.

Electricity Usage

Electricity is expensive in Playa del Carmen. Guests receive an allowance of 30 kilowatt-hours per day. Additional usage is charged at 7 pesos per kilowatt-hour, approximately 34 U.S. cents.

Turning off the air conditioning and lights when leaving the property is generally sufficient to remain within the daily allowance.

Smoking

Smoking inside the house is strictly prohibited and will result in a $500 fine.

Damage and Missing Items

Damage to the house or property, as well as missing items, will be charged at the retail replacement value plus labor costs, when applicable.

Cleaning

Please keep the house clean and treat it with the same respect you would show your own home. This is not a hotel.

An excessive amount of dirt or trash will result in a deep-cleaning fee of $150–$300, depending on the condition of the property.

Guests

Only guests listed on the Airbnb reservation may access the property due to insurance and liability requirements. Airbnb does not cover damage caused by events involving unregistered guests.

Check-Out

Check-out is strictly at 11:00 a.m. so the cleaning team can prepare the property for the next guests.

Late check-outs will incur a $300 fee, plus an additional $150 for each hour after the first hour.
