Nearby Construction

Construction work may take place nearby from Monday through Saturday, generally between 9:00 a.m. and 5:00 p.m., although some work may occur from 8:00 a.m. to 6:00 p.m. Noise is possible during these hours.

Wildlife

Animals may occasionally appear on or near the property. Please do not harm them and keep food stored securely.

Utilities and Services

Electricity, water, and internet services may occasionally be interrupted. The concierge team is available to assist when possible.

Pool and Jacuzzi

The pool and jacuzzi are maintained regularly, although their condition may vary at check-in.

Listing Photos

The villa may differ slightly from the listing photos due to use by previous guests, while continuing to maintain high standards.

Weather

Tulum has a humid climate and is prone to hurricanes. Travel insurance is recommended.

Some streets in Tulum can be difficult to locate. The concierge team will provide clear directions.

External Events

External parties and events are common in Tulum. Although parties are prohibited at the villa, the property cannot control events taking place outside its premises.

Concierge Availability

Concierge assistance is available from 12:00 p.m. to 8:00 p.m. for tours, private chefs, transportation, and other services. The villa is not responsible for third-party providers.

External Vendor Policy

To protect guests, staff, and the property, any external vendor who has not been previously recommended or approved by management will be charged an access fee of MXN $3,000 per vendor.

This fee supports property security and helps cover administrative and operational costs related to potential damage, property issues, or incidents involving external vendors.

All external vendors must receive prior approval from management before entering the villa. Access may be denied if authorization has not been obtained in advance or if the applicable fee has not been paid.
