Construction

Nearby construction may take place Monday through Saturday, generally from 9:00 a.m. to 5:00 p.m., although work may occasionally begin at 8:00 a.m. or continue until 6:00 p.m. Noise is possible during these hours.

Wildlife

Animals may occasionally appear on or near the property. Please do not harm them and keep food stored securely.

Utilities and Services

Electricity, water, and internet services may experience occasional interruptions. The concierge is available to assist when possible.

Pool and Jacuzzi

The pool and jacuzzi are maintained regularly, but their condition may vary slightly at check-in.

Listing Photos

Photos may differ slightly from the villa’s current appearance due to use by previous guests. The villa continues to be maintained to high standards.

Weather

Tulum is humid and prone to hurricanes. Travel insurance is recommended.

Navigation

Some streets in the area can be difficult to locate. The concierge will provide clear directions.

External Events

External parties and events are common in Tulum. Parties are not permitted at the villa, but events taking place outside the property cannot be controlled.

Concierge Service

The concierge is available from 12:00 p.m. to 8:00 p.m. to assist with tours, private chefs, transportation, and other arrangements. The villa is not responsible for third-party service providers.

External Vendor Policy

For the safety of guests, staff, and the property, any external vendor who has not been previously recommended or approved by management will be charged an access fee of MXN $3,000 per vendor.

This fee supports property security and helps cover administrative and operational costs related to potential damage, property issues, or incidents involving external vendors.

All external vendors must receive prior approval from management before entering the villa. Access may be denied if authorization has not been obtained in advance or if the applicable fee has not been paid.
