The Space
Villa Seagate is located within walking distance of shops, restaurants, and beaches along the rocky shoreline between Akumal Bay and Half Moon Bay. The spacious villa offers ocean-view indoor and outdoor living, a private man-made beach lounge, and accommodations for up to 12 guests with the addition of a fifth-bedroom garden casita.
A large swimming pool sits just off the fully equipped kitchen, creating an ideal setting for relaxing and entertaining.
Designed in a classic Caribbean style, the villa provides comfortable accommodations and generous shared spaces, including:
- A partially covered oceanfront patio
- An oceanfront lawn
- A manicured beachfront lounging area overlooking the Caribbean
- Several indoor gathering spaces
- An entertainment room with a television for more private get-togethers
Three bedrooms each feature a king-size bed. The fourth bedroom includes two double beds and one single bed. The fifth bedroom is located in a separate guest house at the front of the property and features a king-size bed.
Villa Seagate overlooks the Caribbean Sea from Akumal’s rocky shore between Akumal Bay and Half Moon Bay. Guests can walk to many of the area’s best venues, or reach them more quickly by renting a bicycle, golf cart, or car.
Traditional masonry techniques help keep the villa cool and comfortable. Large, hand-laid terracotta tiles keep the floors cool, while brick-layered vaulted ceilings and expansive windows allow ocean breezes to flow throughout the house. Natural textiles and thoughtful architectural details are used throughout the property and help maintain its excellent condition.
Air conditioning is available in the bedrooms only.

We met our 2 adult children and their significant others here for our Christmas celebration. My husband’s family is from the Yucatán peninsula and met us there as well. The house could not have been more perfect for us. Overlooking the ocean, we enjoyed all the beautiful sunrises. It was a short trip to tulum and we were able to easily visit the ruins and some cenotes. Jose and Marta were present every day to help us feel completely relaxed. They were so friendly, welcoming and informative. Loved every minute.

The house was beautiful and perfect for our family vacation! The view of the sunrises is amazing. Scott, Jose and Marta made sure all of our needs were met and the meals that Jose and Marta cooked for us were delicious! Thank you! Akumal Direct was so easy to deal with and very responsive. A very nice and comfortable place, friendly service and it was the only house in the area that could meet our needs in terms of the number of rooms and bed configuration. We had a great time! It's a very nice and private house, which invites you to rest. Everything was very clean and tidy, just like the photographs. The staff, José and Marta, are very helpful and pleasant! They helped us a lot! And Scoot was always aware of what we needed and solving our doubts! 100% Recommended!

Beautiful, quiet house with nice views. Due to the daily cleaning and housekeeping help of Jose and Marta, our stay was very pleasant. Spacious swimming pool but due to the burning sun from 11am no longer usable. There is no shade and no umbrellas. On the other side of the house (sea) there is shade in the afternoon. No access to the sea. Very child friendly and good air conditioning in the rooms. Host responds very quickly and supports where necessary. We highly recommend the stay.
