Four of us stayed at Jessica’s place and had a great time. The villa looked exactly like the photos, though it felt a bit smaller in person. One thing to note: the beach isn’t directly behind the villa as one picture might suggest — you do need to drive there. The gym, pool table, and large pool are communal and located just a short walk away within the complex. The villa was clean and well-stocked with dishes, utensils, and everything needed for cooking. The only confusing part was that the address led us to a gas station, which is actually right in front of the villa. Also, in our unit, there were small gaps under the front and upstairs doors that let in a lot of flies — probably around a hundred during our stay. That said, Jessica was a fantastic host — super responsive and helpful. I’d definitely stay with her again.

The place is really good. We stayed in Mexico for two weeks and this listing is the best. Angel and the team were really responsive. They provided everything that we asked. Even helped in getting a cake for my mom who celebrated her 75th birthday.

Thank you for all the attention Undoubtedly the house is beautiful, we lacked time to take advantage of the amenities. The contact with Mili was very fast, we had an unexpected and in 10 min it was already there with us. The place's location was perfect 10 min Tulum ruins 20 minutes from lagoons and cenotes 20 minutes to Xel-ha We would definitely come back to keep getting to know tulum and its surroundings Thanks for everything.

Jesica’s house was the perfect booking for our group of 8. We booked last minute due to a cancellation and Jesica and staff were so accommodating and responsive, we had a guest check in at a later time and they were helpful with the process on such short notice.

It was a great time in Tulum, the place is a short drive to most activities, and there is a store in walking distance with an ATM if you need pesos. All the hosts were very responsive and pleasant. I loved just relaxing in the hammock after all the stuff we did during the day, or relaxing in the rooftop pool. The pool was deeper than youd think and was able to have 8 people relaxing in it. The only downside has nothing to with our hosts or the location. The complex entire complex is not a place solely for people on vacation. So in the other condos (which are close together) there might be a family living there and if you are too loud they will complain and security has the right to shut off power to the building. Just be respectful and avoid being too loud at night on property and there will be no issues!

Beautiful condo, everything was comfortable and the property is very secure. We cooked breakfast in the morning (there are two grocery store options in walking distance) and the condo had sufficient utensils. With two living room areas, the rooftop pool/lounge area and the outdoor hammock there was always some where comfortable to hang out. The bedrooms all have large closets and great bathrooms. The beds were comfortable but there could be better pillows on the beds (king size bed was pretty good for pillows). One comment on the bathrooms... There is only one temperature for the water and it isn't hot, honestly it was so hot outside no one minded a semi cold shower but if you need hot water it's something to think about. Also, we had to stagger our showers or we ran out of water. The property is quiet and the amenities are very nice. We had a team of hostesses and a group chat so someone was always available if you had a question. They were very helpful and had good recommendations.

Price/value is really great! The house has everything you need, the hosts are very professional and always there for you. Thanks for the great host, we will be back!

What a lovely stay! Extraordinary, clean and large house. Shampoo and soap provided, wow The air conditioning (at least 7!) was great, the rooftop pool was perfect. The TVs were not working on the other hand… but the 2 pools were even better. Beautiful decor too:) go without a second thought if you have a car.

Jesica accommodated my family and I for a few days and it was a great experience! From local recommendations, to active communication, and a n extended late checkout - do not hesitate to book with her! She is very knowledgeable about the area. This place made our stay at Tulum. There were 10 of us and we were very comfortable in this house. The private pool and shared pool were awesome. It was great that there were large tables that accommodated food and drinks while at the shared pool. The A/C and laundry worked great. Ilse and her team were amazing. They kept us supplied with water and toilet paper. They also put us in touch with Hugo's taxi service. Hugo was also amazing. He coordinated our rides to and from Cancun. He also took us to a great cenote and beach clubs. Everyone involved was super responsive and all the way around A++. Downtown is an easy 20 minute walk. The grocery store is about a 10min walk. The area felt very safe to stay and walk in.

Amazing place and amazing host

Absolutely fantastic experience and place to stay!!! The place was secure, private, quiet, well decorated and almost new with plenty of rooms with adjoins bathrooms and showers. It was incredibly clean and comfortable. There was air conditioning and good temperature control and comfortable beds. Well equipped with cooking utensils and tools and coffee maker and blender and even martini marker kit. The roof top pool was wonderful at night and in the morning and the complex outdoor pool, weight room, gym, and climbing wall were fantastic bonuses. Our hosts were super helpful and helped arrange transport and tours and bicycles, chef serv i and suggestions for dinner and activities at good prices with safe reputable people and we loved the Sian kian and muyil forest tour! Very responsive hosts with quick responses. Best part was the filtered hot and cold water provided free daily and proximity to downtown and restaurants and grocery stores. Highly recommended 5 * experience!!!!

Great location, and worth the money!

Overall, our stay was amazing and perfect for my bachelorette party! The host set up massages at the house for us, gave us a contact for a personal driver that could accommodate 8 of us, and helped us coordinate a yacht trip. The host also got groceries for us and for our stay. Great service overall, and I had a memorable bachelorette party.

We had a great time here. The host were amazing, helping us plan a birthday surprise for our friends. We were able to set up balloons before we arrived. They had a taxi on call that were were able to book, it was such a great help to get around town. The house was gorgeous! We loved the living room area and our rooftop pool was amazing at night. There was plenty of towels and toilet paper. The ac units were great too. The community areas here are beautiful ! The pool is gorgeous for pictures.

This Airbnb was Amazing!! HIGHLY RECCOMEND! All communication was through Whats-app and it was very quick, they had so many recommendations for cenotes and places to go all were amazing!! I was in contact with Ilsesita and she was the best, quick response great service. The airbnb was clean, the roof pool was fun as well as the community pool. I was here with a group of 6 girls for my bachelorette and felt safe the whole time. There is 24/7 security at the front. We did need to stay quiet past 11pm but we went out most nights so we did our best to keep the noise down. I highly recommend staying here.

This Airbnb in Tulum was amazing!! The host was there to answer any questions 24 hrs, as well as provide us with taxis and rentals. I would definitely stay here again! It is also very close to a grocery store and good food downtown. I stayed here with a bachelorette party and it was the perfect amount of beautiful, quiet, and close to activities.

It was amazing. We went as a big family and we had enough rooms for all of us and enough bathrooms that we didn't have to wait to use one at all.

WE REALLY ENJOYED THIS AIRBNB!! It was only 3 of us so we all had our own bathroom & space. The store [groceries & alcohol] is walking distance from the air bnb. They responded very fast & helpful with booking excursions, a taxi, & scooter company. They are more strict when it comes to noise after hours but we was out at bars most of the nights so it was fine. It’s also easy to find. All of the taxis knew how to get there once I told them the name.

Such an amazing place to stay and our group loved this place! We had a group of 5 and we felt safe the entire time. The team was extremely helpful before and during our stay - we were able to reach out to them with any needs and they coordinated some extra special things for us such as groceries, decorations, covid testing and set up us with a taxi service. The location is closer to downtown and the cenotes/ruins which was great but is a bit farther from the beach/hotel zone. The water was hot for every shower and the place overall was such a great photo op stay and looks like the photos. Highly recommend staying here for the place and for the hosts assistance.

This space was perfect for a group (we had 8). The outdoor shared spaces were such a huge plus and we spent time there almost daily after coming back. The hosts were so helpful with planning decorating, transportation, rentals, and other questions we had along the way. They were extremely attentive! The space itself is close to downtown, but a bit further from the beach. We were able to bike to most activities (cenotes, ruins). We had a great time, and hope to visit again!

The place is in a really good location. We were able to get up and walk to Starbucks and the gas station. Also very close to a Covid location that you can walk to as well. The house was so nice and fit everyone comfortable. The water was super hot every morning. The host honestly couldn’t have asked for better host. They respond so quick any time of day and helped with transportation, recommendations, airport pick up. Honestly everything they will help you no questions asked. Thanks for making my trip great. I have never in my life stayed in an Airbnb like this one. It completely exceeded my expectations. The unit has a vibe like non other. All the rooms and bathrooms were perfect and super clean. From the check-in all the way to the check-out, my friends and I were taken care of. Aranza and her crew took care of us, and made sure all of our needs were met - they brought us water and toilet paper whenever we ran out, arranged a shuttle driver that made sure all of us girls were safe throughout our entire trip. The unit’s rooftop pool was a vibe and an awesome place to hang out, I will never forget it. This is the most special Airbnb I have ever stayed in and will never forget all of the memories that were created here. It truly was magical! All of the shared amenities from the gym to the shared pool were super useful as well. This houses is everything you could imagine! So happy we choose this 3 level 3 bedroom 4.5 bathroom home. We were only 5 min from the main rd that leads to beaches and bars. Definitely will stay here again

The house was beautiful and the team of people especially Ilse were very attentive and available at all times. We had a few minor hiccups at the beginning of our stay but she was there within an hour each time making sure our stay would be the best it could be. We spend a lovely few days in the house and by the end didn't want to leave. A lot of our time was spent at the rooftop pool where there are incredible sunsets. The interior of the house is incredible and made us feel at home. Was really lovely for a group of friends like us. Thank you for our stay! :)

I stayed here to celebrate my 29th birthday with 4 female friends and this house was absolutely PERFECT. It’s beautiful inside, the beds are comfortable, the house is clean and we had an amazing time. It’s in a safe neighborhood that borders the tulum ruins historical site. There’s jungle all around so it’s quiet as well. The property manager, Ilse, is so communicative and attentive. She helped us with everything we needed from groceries to ordering taxis. All around amazing experience.

Ideal place for a small group! The apartment is new and beautifully decorated and the rooftop patio and plunge pool made for a perfect spot to catch the sunset in the evenings. It is well located and within walking distance to downtown and the supermarket and not far from the road to the beach but still in a quiet and peaceful area. The staff were very helpful, particularly Isle who assisted us with most of our needs. She was able to arrange for bikes during our stay which I highly recommend for Tulum if you don’t have a vehicle!

Absolutely beautiful house, it has all you can possibly need on a family trip, my daughter loved swimming at the upper level pool at night and the rooms are super comfortable. (We enjoyed the house so much that we didnt even use the extra amenities like the gym and the big pool) Great location, easy access from the main road and a very short drive either to downtown or Tulum archeological site. The service team was super responsive at all times and they gave us great advice on local restaurants for a very pleasant experience. Super recommended!
