Beachfront! Gianmarco was so pleasant to communicate with. He was effective and quick in addressing issues (like a coffee machine that quit working- he replaced within minutes). And providing us info to all our questions not condo related. He was a great hostess, he pointed out the turtles laying eggs outside the patio. My kids expierenced it and were very thrilled given that had he not told us we would have missed it since we were going out into the city. The showers can get a little messing with the water splashing out but a mop in available and not a big deal consider the clean house and great services. Late July early August comes with a lot of seaweed coming in and I guess because it’s not a resort they don’t send the trackers by to clean it up. We finally saw a tracker on our last day of our 7 day stay. Also the kitchen/dinning area a/c condensates so just be careful and aware not to slip. We would probably be staying there again. Very secure to drive and park your rental.

The view is definitely the million dollar view, being able to just walk out the sliding doors onto the beach is really priceless! they have everything you need for the beach as well and Gianmarco is the absolute best host! We really loved the place and will definitely return, so far my favorite 😊

The appartement(s) are very convenient organized with up to three bedroom/suites that can be used individually or combined. All with double beds and bathroom / small kitchen. And all very well equipped. Location is great. Absolutely next to centre of Cancun Punta, but with no noise nor hassle that may come from this centre. Everything on walking distance with bus stops in front. For those that don’t choose a huge hotel, but want to enjoy the centre of Punta Cancun, this is the place. The owner had the bad luck that the airco of one of the rooms broke down. And he immediately offered the spair third room to use. Communication was absolutely perfect.

The location was perfect—close to everything, including restaurants, taxis, and supermarkets; we could find whatever we needed without having to go far. GIANMARCO was the best host I’ve ever had on Airbnb; he helped us with everything, from local recommendations to transportation. I can't wait to come back and stay here again. Best of all, he was there waiting to welcome us! Excellent. We loved!

The rooms had a large, beautiful, perfect view of the beach which is what I wanted. Gianmarco provided great hospitality and an easy check in and check out. We hope to be back soon!

An excellent option to enjoy the best of Cancún; it is located next to the top attractions in the hotel area, and the apartment has a beautiful view of the ocean. Even though it's in a busy area, you can only hear the sound of the sea at bedtime, and it's really quiet during the day. The host, Gianmarco, is excellent; he helped us with everything, including the transfer, recommended great restaurants, and welcomed us very warmly. I just have to say thank you, and I would definitely recommend it to everyone.

Excellent experience! The location is in a busy area, but it's extremely quiet! Everything is very clean, smells nice, and fully equipped! The condominium has a very large swimming pool and beach chairs – a high level of comfort!

Wonderful place right on the beach in the hotel zone. Gianmarco was an amazing host! Very helpful and responded very quickly with any questions. I have stayed in many many AirBnb's and he is easily one of the best hosts I have encountered.

The place is strategically well located: beachfront and just a few meters from the lively area where Coco Bongo and the Cancun Center Convention Center are located. It also has its own beach and pool, and the ocean view from the balcony is spectacular! The beds were very comfortable, and everything was very clean and tidy. I would definitely recommend it!

Being RIGHT ON the beach is amazing! How wonderful to just open the door and hear the waves, eat breakfast on the water, and step right off the porch onto the sand and into the surf. Gianmarco was an amazing host--super responsive, friendly, and considerate. We had some small things go wrong, but he fixed them right away. The condo location is in the party area of the hotel zone, which is both a plus and a minus. You can definitely hear noise from Señor Frog's and Coco Bongo until late at night. But it also means you can walk to many restaurants and the supermarket.

I really have a lot using this platform and I was surprised by Gianmarco's service, to say that I forgot some things and he contacted me to return them, I would definitely hire any accommodation with him just for his treatment, my family and parents were surprised by the service

Overall the stay was excellent, the view beautiful, the host super attentive to anything and available 24/7, the apartments super comfortable. Excellent for cooking and eating as a family. With a perfect location if you want to go sightseeing and party

The location couldn’t be better—just steps away from the clear blue water. No long treks back and forth if you forget something in the room; everything is right there, which makes it so easy and stress-free. The AC was a lifesaver after spending time in the sun, and with grocery stores and restaurants nearby, there was no need to drive anywhere. On top of that, the host was amazing—super quick to respond and went out of their way to make sure we were taken care of, even arranging smooth transportation to and from the airport. Truly a great spot with everything you’d hope for in a beach getaway.

I loved the place, the rooms were amazing and the view just took your breath. Walking distance to the beach, pool, convenience stores, shopping, restaurants and clubs. Also, bus stop is right in front so you can travel to other areas if wanted. Will be returning for sure again. Also, we loved the quick response when we had a question. Thank you, Gianmarco.

Nice place and area to stay at when visiting cancun. Steps away from the beach, the view (beautiful) , everything is within a walking distance, & even though its the hotel zone you dont hear anything at night you sleep like a baby. Gianmarco was the best HOST ever, hes very attentive, and helpful. Would def stay there again. People who work there are very respectful too, my kids had left there water shoes by the pool area and they found them and put them in the booth hoping someone one would come back for the shoes. The apartments are located very conveniently in the hotel area. They all look like the pictures, everything was clean and he even left us some welcome drinks. The host was available at all times and super acomodating. Beachfront and nice pool, would totally recommend!!

Gianmarco’s place is absolutely PERFECT! Don’t waste your money on all inclusive. Groceries and restaurants are within walking distance. You literally step off of your private porch to the sand and ocean! Gianmarco is very responsive and helpful. Just ask and he will arrange for a driver to pick you up from the airport and take you back.

The place is located in the hotel zone, it is the best location we could have, in addition the apartment is in front of the beach and comes very well equipped in the kitchen, and in the two rooms, as shown in the photos. Gianmarco was very helpful and helped us a lot throughout our stay, even to look for the tours we wanted to do, all the time we felt at home. THANK YOU VERY MUCH. Our stay in Cancun could not have been better, we felt very good from start to finish. Super recommended

We all had a great time there. It’s a perfect location with plenty to do around the area. Nice beach view from the back patio. We had 4 adults and 5 kids and we had plenty of space for everyone to be comfortable. We would use Gianmarco’s place again in the future.

Gianmarco was very helpful with questions regarding our stay but also helpful with suggestions on things to do. He arranged our shuttle to and from and they were great as well. Helpful drivers and clean vehicles. The place was as described and waking up opening the sliding glass doors and stepping onto the beach was awesome. It was so nice not having to pack your stuff for the beach because you are on the beach. There’s even a foot wash on the patio which was great after a walk down the beach. The place is very roomy with large bedrooms, dining room and living room. Also 3 large full washrooms were really nice. Beds pillows were very comfortable and felt new. We cooked a lot of meals which saved money and with the big dining room was great family visiting time. There’s a new 2 story grocery store 10 minute walk and convenience store just outside the complex. You are close to Coco Bongo but we had no concerns with noise. Gianmarco is very helpful and this is a great place.

This apartment was even better than we imagined! Everything was easy from the moment we arrived, thanks to Gianmarco, who set up transportation for us from the airport to the apartment with a wonderful driver. You could not ask for a better location. This apartment is fantastic and it's right on the magical beach. The apartment was perfect and my family had one of our most enjoyable and relaxing vacations EVER. The apartment is very clean and it's easy to walk to restaurants and the supermarket for cooking at home. I couldn't have asked for more and we plan to return next year. Thank you Gianmarco!

Excellent location if your interest is the bar and antros area, literal is 5 min walking, the building is something old but the apartments are in good condition, they have what you need for a good stay, the beach area is nice.

We had an excellent time here all thanks to our wonderful and attentive host Gianmarco! From start to finish he has been in communication with me and even before we arrived he was ready to assist with coordination. We truly appreciate his support! This is not our first time in Cancun, however it has been the best time so far! This area is in the heart of the hotel zone, you are literally 2 minutes away from the party area with Coco Bongo, malls, stores, a flea market directly across the street, 7-11 that's 30 seconds away, and a Grocery Market that's less than 10 minutes walking, what more can you ask for? The building is 20 seconds walking distance from the beach with direct private access to the beach, there are currently lounge chairs under the palm trees that you can use. There are small huts with chairs underneath to keep you out of the sun if you want to relax pool side. I have a longer review on Google Maps with videos and pictures.

Amazing location! We had older in-laws and smalls kids on the trip and the location made it super easy to get in, and walk out to the beach. Gianmarco was very friendly and quick to jump in with anything we needed. Location is right on the beach but we were never bothered by noise at night.

Excellent place, everything very close to the hotel zone, very good beach, restaurants very close, no noise is heard and that we are close to the bars, the pool 8/10 but very well. Great place if you come with family We were 12 people and we were all very comfortable.

Location was beautiful! Right on the beach, steps away from the water. The beach was also pretty empty which is nice as well. The condo was very clean, the space was open, the complex was quiet for being right in the center of Cancun. Our stay was great and we would definitely stay again.

There was nothing to worry about following the host quickly from when the reservation was completed.She kept in touch with us even after we arrived. The location was also great, with a quick view of the sea, and it was less than a minute's walk away. I would like to visit again, and I would like to stay here.

Gianmarco made us feel right at home. From the moment we got picked up from the airport. We felt safe and welcomed! Gianmarco arrange a private shuttle to pick-us up and drop-us off at the airport. They were even able to take us to Xcaret Park, knowing that we will be safe and in good hands we decided that we book all transportation needs through him, when needed. I went with my friends and everything seemed excellent, it is super well located, we were walking to restaurants and bars. The amazing depa, equipped with everything we needed and what we liked most was the direct access to the beach! The host is always attentive and answering questions. We would definitely stay there again 🤩

The check-in was very easy, the view of the room was beautiful. I would say that this is very close to the bar area so if you are looking to party I recommend staying here. The place was very clean and had lots of kitchen items making it easy to cook. We booked 2 rooms next to each other, its not fully connected but basically 2 separate rooms with their own kitchen and bathroom. Very beautiful! I would say that the water pressure was very low, but I see that a lot in Mexico so it may be a universal thing there. Other than that i completely reccomend!

Gianmarco's place was even better than the pictures, we stayed for a week and it truly felt like home. We had 3 people with mobility issues and this place was just the right fit for us as everything was walking distance or an uber dive away.

It is an apartment in the heart of the hotel area, so walking you can access many entertainment venues. The best thing about the apartment is that the beach becomes your "backyard" which, in our case that we travel with small children, was very comfortable since they could enter and exit very easily. The only downside is that being in the heart of the hotel zone, in the 2nd room you hear the noise of the antros, it did not affect my children at all, but surely someone with sleeping problems would not have a good time. Although the apartment and decor are not modern, the reality is that you don't need anything to spend a few days very comfortable !

Super recommended, excellent service and luxury location

Great location and the view is amazing the beach is great water is super clear and waves are strong and fun. What a great place. Keep in mind you are in Cancun so there will loud music and people on the beach especially on the weekends. Still what an amazing location and Gian Marco is the definition of a super host great recommendations and was there to greet us and show us the place. Outstanding!

Really well located

Was exactly what I expected. It had beautiful views, it was clean, and had fresh cold ac for the heat. Not to mention he had kid toys for the beach ready to go which was perfect for our family. Was also very clean. It was an easy check in and he met us at the lobby to take us to the place. Also he was very communicative and friendly and welcomed us with some beer,water,and honey. (: It had great wifi and streaming services on the tv. The stores and restaurants were a 3 minute walk away. Although clubs were close it was not loud like I would have expected we all slept perfectly. We also felt safe they had security in the front that would check to make sure who you were and if you were staying there by checking your name and or wristbands that they had given us. Overall we had a great time and would gladly book again. ((:

Gianmarco was an amazing host with an amazing place. I truly believe this is the best spot in the hotel zone for a large group. Arriving and departing was very easy as a van picked us up and dropped us off both ways. We had 7 people and everyone had their own sleeping area with only 1 shared bed necessary. The beach access was so convenient and it was within close walking distance of the main attractions in the hotel zone. Gianmarco was very responsive and helpful with my questions/requests. Definitely recommend.

The host was very friendly and responsive. The balcony view was absolutely fantastic, being able to see the ocean with a natural rock formation and beach just below. The positives outweighed the negatives and I think this is still worth a 5 star review. I will note though that the building we stayed in was not very impressive, and there was maintenance going on. The host also placed us in the room next to the one we booked, saying the other one wasn’t ready. The room we stayed in had old furniture and bedding in need of replacement
