I want to give a big shout out to our host Hugo he was such an amazing person. He met us at the house to help us get settled and to make sure everything was in order for use. He made us feel like home and made the experience for us 10x better. I recommend booking with them if you want to have an experience to remember.

My friends and I had an amazing stay at Ted and Clemens’ place! We visited for a bachelorette trip, and they went above and beyond to make everything smooth and enjoyable. We rented two villas, and the easy access between them was perfect, plus having two pools felt like such a luxury. Each bedroom having its own bathroom made getting ready so much easier for our group, which we really appreciated. Anytime we had questions or needed anything, the team was incredibly responsive and quick to help. They also shared great local recommendations and even helped arrange a reliable driver for us during our stay. Overall, it was a fantastic experience, and we wouldn’t hesitate to stay here again on our next trip to Tulum. Highly recommend!

We really appreciated Clem and the concierge team for our villas. They were very responsive and knowledgeable about things in the area. They were very helpful with coordinating transportation and other supported services we used (e.g., salsa lesson, masseuses, photographer, chef, tours). Everyone they recommended was amazing!

Wow 🤩 I must say, that our stay was nothing short of amazing all thanks to Clem and her wonderful team. Everything was handled with care during our stay. She was attentive and such a great help with setting up all of our arrangements. The house was clean and spacious. We had a small maintenance issue and the team had it fixed immediately. The local stores were a short walk away from the house and other great places were within a short drive. We would def stay here again. Thanks!

Good communication, the villa was in good condition, in general everything was very comfortable, maybe the only thing I suggest is that the pool is warmer, there are few hours that the sun shines towards the pool and for this reason entering without sun is cold.

Very good place to stay with big kids and car

The Airbnb is nice! The fact that every bedroom has its own bathroom, plus 2 additional bathrooms for the common areas, and two pools is enough to want to book. Additionally the Airbnb is in a secure, gated community, in a good location (10 min walk to town and a 20 min drive to the beach). But the icing on the cake is how accommodating the host/cohosts are. They made sure all our transportation needs were taken care of. Always responsive, and even greeted us upon arrival to ensure a smooth and easy check in. If you have a large group and don’t wanna stay on a resort/hotel. This is definitely the Airbnb you need to book. You’ll have the best home in Tulum!

The units were perfect for our group and our stay. Very convenient location to stores, restaurant and tourist activities. The units were clean adn very well appointed. Clem was so responsive and sent us suggested activites on the day it rained. I would have loved to stay another few days. I would highly recommend to anyone visiting Tulum.

Had a phenomenal stay at Ted's place for my sister's bachelorette. It accommodated all of the girls nicely and was very clean and cozy.

Amazing place for a group trip.

Ted’s place was amazing. It was more than enough space for our party of 6. The place was clean and looked exactly like the pictures. Ted and his staff allowed us to check in early and helped provide transportation from Cancun airport. The complex was very safe and had 24 hour security who were friendly. I do recommend renting a car, ATVS or a motor bike to get around. Taxis were expensive in Tulum, even more than NY Ubers since the taxis in Tulum charge by the person and not the distance to the location. Overall we had a great time, Ted’s team was friendly and checked in with us periodically to make sure we were ok. I would stay here again and highly recommend staying at Ted’s place.

Me and my group of 7 had a great stay here! Clem, the co-host, was our primary contact person and she was hands down amazing from start to finish. The connecting villas were modern, chic and perfect for a group of 8 people. Each room having its own restroom was the cherry on top. We appreciated the filtered water machine, the ice cold AC in each room and the smart TVs in each room as well. The villa was also extremely close to town. 10/10 experience and would definitely recommend to others.

I recently stayed at Ted’d place with five friends and it was is absolutely wonderful. It is exactly as pictured and does not disappoint in person. The two units are very spacious and it’s very easy to access one house from the other. While the accommodations were excellent, the best part was the concierge team of Clem and Bel. They were unbelievably helpful, responsive and every recommendation was perfect. We had a great time.

Enjoyed staying at these homes, both homes look exactly like the pictures. Clem was a great host and very responsive. Gave great recommendations on things/restaurants to do. Clem also set up reservations for us which made things easier to show up and just enjoy. Only downside I would recommend providing more paper towels instead of one roll for a 5 day/4 night stay and when we asked for another roll we were advised to buy our own. Other than that book with them. I promise you won’t regret it and be sure to have bug spray. Thanks Clem!

Amazing villa with great staff taking care of us. Close enough to city center but nicely removed as well. Safe and secure.

We had a group of 11 of us stay in the larger houses on the property! Honestly, the best part about this place was the concierge, Clem. She was an incredible help the entirety of our stay. Made traveling with a huge group super easy. Secondly, location is unbeatable. It’s not the most beautiful, but extremely walkable or bike-able to town and two grocery stores. The beach clubs are further, but still just a 15 min drive away depending on how far down you’re heading. Security was also great! The houses were accommodating. Each bedroom having its own bathroom was huge. Lots of closet space and it made it super easy for all of us to get ready at the same time etc (one of the worse parts of being in a huge group). It was pretty clean! I personally noticed a few things here and there that could’ve been better, but my bar there is high so my judgment might not be best. Showers barely worked, but were fixed within hours of requesting. Pools are super small, but that’s everywhere in Mexico.

Great stay in Tulum

I enjoyed going out and coming back to a gated community, gate guards remembered us and if not always checked. Cool air, nice lounging area. Loved it all. Communication was very prompt. They always met our needs thank you. And I would recommend these host!

We had an amazing time. It was very peaceful and close to everything. We drove our car to the beach and ruins nearby. We all loved having our own rooms with separate bathrooms. Our hosts were so responsive and helpful. Recommend!

This property was exactly like the description and the pictures listed. My husband and I celebrated our daughter’s 21st birthday and this was the perfect location for our family and her friends. The host was very helpful in scheduling our round-trip airport transportation and also helped schedule a chef for the days requested. The host also provided recommendations that were extremely helpful and also note that the location is walkable to other small eateries, bars, and small shopping. Overall, we had a wonderful experience.

The Airbnb was great and the hosts were extremely communicative. The space is ideal for a large groups and walking distance to downtown (depending on the heat). The hosts gave us recommendations for transportations which were reliable. I would stay here again in the future.

Phenomenal host and residence in Tulum. Excellent space with great amenities. The team did a great job coordinating shuttles to and from the airport and offering events, services, and trusted taxis during our stay. 100% would recommend this location to anyone. Downtown also within walking distance. Power went out for about 30 mins one evening and the team provided champagne to both villas for the slight inconvenience. The chef dinner offered was tasty, however some items from what was requested were missing. 10/10 experience overall!!!!

Ted and his staff was great!! We had minor issues at check-in but we're resolved immediately!! They also gave us all the information we needed for transportation Freddy our taxi driver was the best, we called him everyday and if he was not available he always sent someone else immediately!! Our time in Tulum was great!! We would definitely book again!!

The place is very clean. The pool is not the biggest but it worked perfectly for us. The rooms are good size and very functional and well decorated. The bed is comfortable with a mix of pillows which is always appreciated. The kitchen is on the smaller size but it worked very well for us. The house has speakers for playing music which was so fantastic for a little bit of poolside dj! Everything was very clean and worked nicely. The host provided coffee and clean drinking water which was a lifesaver after some heavy “Tulum nights” The location is not bad about 15 mins walk to the Tulum city center and 20 mins cab from ride to the beach clubs. All is all we were very happy with the hosts and the place and definitely thankful for all the recommendations!

We had a fantastic time at Ted’s getaway. We went as a Family of 5 and all felt comfortable and not on top of each other as we each had our own space then there was plenty of common areas to come together an enjoy each others company. The cleanliness of the home was top notch and we felt like they supplied enough of everything to get us by. Any time we had questions they responded quickly and with kindness. We enjoyed the outdoor space a lot the pool was so refreshing to hop into after a good workout or long walk. The location was convenient to downtown, the beaches, ruins & cenotes. We would highly recommend this home for a Family and look forward to returning someday.

Ted's team made everything a breeze. They were always quick to respond, Mel had several great suggestions for us. The place is very comfortable, contemporary with a great vibe to it, everything was clean. We had a rental car so didn't have to walk, but plenty of stores and restaurants were within a little bit of walking distance from here.

We loved this stay! We were only here for one night of our trip and are already ready to come back! The team was so responsive and gave us recommendations and even let us drop off our luggage before check-in so we could visit the ruins. The private pool is a great feature and everything was extremely clean.

Wonderful Airbnb experience. It was quiet and private, yet conveniently located near grocery shops, restaurants, nightlife, and excursion pick-up spots. We had everything we needed and felt right at home. Amazing use of the space. Loved that every bedroom has its own bathroom. The pools were very nice. Overall, it was perfect for our adult friends group. Also, the hosts were extremely patient and responsive. Will definitely recommend!

My family and I really enjoyed our stay in Mun Tulum. Ted's team including Clem, Mel and Ornella were very responsive, which I'm very grateful for. With any questions or concerns regarding the house, they were quick to reply to my texts and issues were resolved quickly within the same day and usually within the hour. Ted's team is awesome! The house is located in a safe, quiet and private area. We stayed eleven days. Chidraui supermarket is very close so we were able to stock the fridge right away. If staying with small children, I recommend buying disposable plates and cups because the ones at the house are not children friendly. In fact, this would be my only suggestion for Ted, providing unbreakable dinnerware. The only safety concern is the stairs, if you have children under five, but you can see them in the pictures so that's on you to consider. I highly recommend Mun Tulum and would definitely stay here again.

A beautiful Villa. Away from the hustle and bustle but not so far away that you can’t get to it without a short bike ride. The Villa itself was fine but aware that it is in a “jungle like” area. The pool is cleaned Mon/ Wed/ Fri.. so you may have - lot of foliage from the trees drop or blow into the pool. There’s a net there if you need to scoop in between cleanings. I also want to mention that the gym equipment in the community / condo building needs more upkeep but this is no fault of the owner. The Condo itself is well taken care of and the owner and concierge will go out of their way to make your stay a pleasant one. I would not hesitate to book this wonderful place again.

What a wonderful place to stay- would love to come back. Everything was clean and beautiful. The stay is a very short walk to restaurants and such in downtown Tulum, yet feels private, secluded, peaceful, and idyllic. Beds are comfortable, and AC is cold. Cold drinking water is provided, which is amazing. These hosts truly make you feel so comfortable.

You wont regret booking this airbnb. They made our trip seamless from start to finish. They helped us make reservations, set up a private chef, made recommendations. Gave us contacts for an amazing taxi driver. They were always responsive. The house is amazing and beautiful. You are in the middle of the jungle but walking distance to shops and restaurants. We rented bikes and biked downtown everyday for breakfast. The private chef was our best meal at a very reasonable price. Thank you so much for such an amazing trip!

Our group of three couples enjoyed our stay. Ted’s home was clean and matched the description. A bit more tucked away from coastal attractions than we might have liked, but certainly walkable to Tulum town center. Outdoor area is lovely and well shaded, and we had a lot of fun in the pool.

We loved everything about this beautiful place! The home was very spacious and looked exactly like the photos! We liked how every bedroom had their own bathroom, it was very convenient. We felt very safe because the neighborhood had 24/7 security. Our hosts were very accommodating and responded to us very quickly at any time of the day with anything we needed. They set up any reservations we needed and set up all transportation for us which definitely took stress off our shoulders. We will definitely be staying at this awesome Airbnb again! Beautiful, modern home, well-equipped with comfortable and attractive furnishings. The host has concierges who worked directly with us, answering questions and making arrangements during a very busy and hectic time of year in Túlum. Located a bit outside the hubbub of central Túlum, the neighborhood is an oasis. It was a little challenging for our driver from Cancun to find — I guess I’d call it a hidden jewel. We were there the first few days of the new year, during a festival, so the town was overflowing. Some units nearby had been rented by folks were there for a nonstop party; at times the noise could be a little annoying, but I think that was a function of the specific days we were there. I’m guessing most of the time it would really be a quiet and private oasis. I especially want to thank and commend our concierges who were endlessly helpful, attentive, knowledgeable and fun. We would definitely come back again!

What a beautiful apartment and villa, My only one gripe about this please, is even when the gym is supposed be open, the building maintenance guy is just being lazy, and it’s not, and you have to go to the security hut, to get them to contact the maintenance guy to come out and open it, which takes about 20 minutes every time

I had the entire house to myself and I felt right a home. It’s a great home for small group or family. The host was responsive and the location is a hidden gem. 5 mins from the local restaurants and 10 to 15 mins to the beach by bike or car. Definitely worth the stay !

This place is amazing! After searching for hours for a place to stay in Tulum, the crew and I decided that Ted’s place had everything that we were looking for. Every bedroom has its own bath which is a huge plus specially when traveling in a group. The place looks exactly like the pictures so you won’t be disappointed at all. We received plenty of recommendations from places to eat and things to do. Not to mention the location is ideal if you want to get around Tulum Centro by foot. We will definitely be back soon. Our stay here was amazing. Our hosts were great, helpful and attentive. They event set up a really nice tequila tasting for us at the rental & helped us with our dinner & party reservations as well. Close enough to the action of the City Center, but far enough for peace and quiet when you want it. Secured/gated community that had friendly security guards at the entrance. Loved everything about this house! Will definitely stay here again next time I’m in Tulum.

Went for a break away from daily work life & the house is really secure and nice as the pictures. Only thing to keep in mind is you are in the jungle so it’s hard to keep food or your clothes out, woke up to a daily ant attack. The communication with the host was amazing !

There’s nothing Negative I can say about this place. The place is great, nice and clean and pretty much just like the pictures (no catfish here). The place is very quiet too. The Location was perfect very easy to move around. I recommend renting a scooter that way you can travel all of Tulum easy without any restrictions and beats the heat of riding a bike. My favorite thing about this place was Ted and Esli. Ted and Esli are by far the best Hosts I have ever experience on all of my travels (and I travel a lot). They really have 5star Concierge Service! The communication with them was fast and efficient. Whatever I wanted they accommodated. Everything from my Travel to and from the airport. To booking restaurants and any other activities like massages, Private chef and so on. And I recommend that you take all their recommendations they really don’t miss lol. We ate at all the local restaurants they recommended and it was all good. They even make sure the next day how our night was and kept asking if there was anything else we needed help planning with. We were really felt spoiled. We definitely would come back here in the future with some of our friends. I’m glad I stayed here.

This place is a must book if you want to build memories and live a luxurious lifestyle. Wether you’re celebrating a special occasion or just looking to get away, you will not be disappointed. We booked to celebrate my wife’s 30th birthday and will be rebooking in the near future! Clémence was a godsend with helping us book and setup from our airport transportation, private drivers, chef, restaurant reservation, and even COVID testing! Everyone Clémence booked for our services provided phenomenal experiences. We arrived at our preferred airport choice and were greeted by Manuel who escorted us to the luxury SUV which welcomed us with a cooler of Coronas, Pepsis, and Water Bottles to start our adventures. Manuel provided us with SEVERAL much needed rest stops and ensured everyone arrived safely. We loved him so much we hoped he was our return transpiration to the airport, and to our excitement he was! (Do not forget to tip especially when it’s well deserved) Upon arrival Clémence was awaiting us to welcome us and provide a tour of the establishment. If you are looking to not lift a finger and be catered to….. let Clémence book your chef service. You will not be disappointed by Richies dishes and genuine welcoming personality. His team which includes Luis and Valentin are the ideal trio! They will provide you with 5 star quality meals and services for every meal and clean up after themselves! Trust me when I say the photos of the rooms do no justice. This is a beautiful, spacious, and open home. The pool is cleaned routinely and the 24/hr security will ensure you feel safe at all times. Don’t think about it any further! Book and allow Clémence to make your stay and trip, a vacation to remember 😊!

Super responsive and helpful hosts, really helped us make the most of our stay. We only realized how good the location was after spending a few days here, we rarely had to drive more than 15 minutes.

Clem & Ted’s place was amazing. Having the pool was a nice touch. The pictures show exactly how the house looks. We weren’t too far from restaurants if we wanted to walk at night. The hot tub & gym were also in the same community. Communication with Clem was super easy and so was checkin. Clem gave us a list of recommendations that were super helpful and even helped booked airport transportation. I would definitely recommend this place and stay here again!

Great place and as described! Everything was clean and the pictures really doesn’t do it any justice. The star of the show is the HOST!! Every place she recommended that we visited was A1! We also had the private chef and couples massage, both were outstanding. Chef was fun, energetic, and the food was delicious as well as the margaritas! Clem coordinated with me from the time I booked until the time we checked out! If you are thinking about booking go ahead and do it!

Great location away from the hustle and bustle of the hotel strip but within easy driving distance of a ton of activities. The house was clean and comfortable for 4 adults and Clém was an excellent advocate, assisting with reservations for restaurants and activities and helping with COVID test scheduling the day before our departure. There was an issue with an adjacent residence one evening but Clém took care of that as well. Do yourself a favor and schedule some meals with Richie who is an amazing cook and a kind conversationalist, and a massage or two with Julia. One note unrelated to the stay: if scheduling a PCR test for a return flight, it took approx 20 hours for the results to come in, so plan accordingly.

Host was absolutely amazing. Had lists of every type of place we could want to go visit/eat/relax. Even scheduled day beds for us one day at the beach. Home was beautiful and check in / out was so easy. Taxi to/from beach was roughly 30 minutes (wish this was slightly closer) but host set us up with taxi contacts to pick us up when needed which came in handy on multiple occasions. Highly recommend staying here!
