My family and I loved the apartment. It was very spacious, and the best thing is that each bedroom has its own bathroom. Rogelio always answered all my questions. We would definitely stay with him again.

Quick responses to concerns. Felt very safe there. A few nearby restaurants. We preferred to stay at the condo and use the pool then walk to the beach. The condo itself was very nice. Big bedrooms. Nice terrace.

I had a lovely stay here with my husband, 9-month old daughter, and parents. The place was beautiful and spacious. We especially loved the balcony, which was large and fantastic for coffee every morning. The hosts were always responsive and pleasant. We would highly recommend this place for families or groups.

We had an amazing stay! The host was incredibly nice and welcoming, which made everything even better. The apartment was perfect—clean, comfortable, and exactly as described. The beach was only a few minutes away and easily the best beach in town. 5th Avenue was also very close, making it convenient to explore, eat, and shop. The entire area felt very safe, which gave us great peace of mind. I would absolutely stay here again and highly recommend this place to anyone visiting.

Everything was great, Rogelio and Ceci were attentive to us the whole time. The apartment had everything you need. The best thing was the pool and the tranquility of the place.

Everything was great, the apartment was super clean and spacious. Just keep in mind that the public beach in the Playacar condominium is very small, and the beach at the reef hotel is somewhat complicated because there is no public parking in the entire condominium, and it's an easy 30-minute walk from the house (and the truth is that the reef beach is not really worth it either. There are better beaches a 15-minute drive away!).

The condo is located inside a gated community that made you feel safe and protected. The condo is beautiful and has an amazing view to the pool. The kitchen is very well equipped, it was very easy to make meals. There’s lots of space and storage. The location was excellent to just walk to the beach or take some short day trips. There was so much to do! 100% recommended!

Rogelio and Ana's apartment is fantastic!! Highly recommended, it is just like the photo and more! In fact, it is a place to live from the beautiful! Both very friendly and helpful to everyone! We'll surely be back soon!

My sisters, sister-in-law and I stayed for 2 weeks in this beautiful and spacious condo. We loved spending time on the balcony with confortable seatings and beautiful views of the gardens and pool. We also enjoyed cooking great meals as the kitchen was well-equipped to do so. Communications with the host were friendly and very timely - responses to questions within minutes! Thank you for making our stay in Playacar a wonderful experience!

We had a great stay in Playa del Carmen! The accommodations were perfect for our family of 4 plus grandparents, with everyone having their own space and bathrooms. The pool was great for our water-loving kids, and once we found the access to the beach, thanks to help from Rogelio, we enjoyed the waves and sand as well (and the sand toys was a nice bonus). Getting into Playacar through the security gates was a bit cumbersome at times, but the security for Vaiven del Mar was friendly and helpful once they recognized us. The balcony in the apartment made it feel like we were in the jungle, and was perfect for the morning cup of coffee. Rogelio was super attentive and helpful with all questions, even ones not dealing with the accommodations.

Amazing host—very responsive! The host went above and beyond to assist us with our extra requests, such as finding additional parking and hiring cleaning services. The Airbnb itself was very comfortable, and the pool within the building felt intimate, not crowded, and very relaxing. The only thing to note is that beach access during peak season requires going very early. Otherwise, it will likely be full, and you may not be able to get in. However, there are options to purchase daily passes, which is the tradeoff for not staying at one of the resorts located directly by the beach.

Everything is excellent, the only theme is that for the beach club offered by the Reef, there is no parking available for airbnb guests, which makes it difficult to get there, everything else is very good!

Our group of 5 adults plus 1 baby had a great time at the condo. Our host Rogelio was excellent, always very responsive and helpful! The condo was beautiful as advertised and the grounds and pool were lovely.

Amazing! Our flight was late so we couldn't meet the host at the property for check in but he left clear video instructions on how to get in and a tour of the property. It was very easy to find and location was great, 5 min driving from 5th ave. (you can also walk, it is not that far) and there's an oxxo 5 min walking from the property. The pool was great, we used it most days and we always saw staff cleaning the grounds/pool. The apartment itself was amazing, kitchen was well equipped, all rooms have their own bathroom, loads of towels, toiletries were provided, and a welcome snack was left for us too! Didn't need to contact host at all since everything worked as it should. Little tip, there were beach chairs at the airbnb we didnt find until our last day (our fault) so you can set camp at the beach instead of going to the beach club (we didnt have the best experience at the reef, but that is their fault nothing to do with airbnb) all in all 10/10! Gracias!

Excellent location, very cute, the whole place

The photos don’t do the apartment justice. It’s much larger than it appears as is the rooftop pool. The space was perfect for our group of 4. We all had beautiful bathrooms to ourselves, the living space was comfortable and we had plenty of room to spread out and enjoy a movie after a day of exploring the area. Everything was within walking distance, the markets, nightlife, great restaurants, and amazing street food. You can hear the nightlife from the patio, however, once you’re inside it’s very peaceful and quiet. Our group had flight delays, yet Roger was so accommodating and understanding. We all agreed we would stay again. Thanks for sharing your apartment and for your help securing transport and answering all of our questions. If you’re looking elsewhere, good luck finding a spot with the fantastic location for the very fair price.

A very nice apartment with a good location about 1.5 km from 5th avenue, the only thing that was too little was toilet paper aver that's not a bad top Airbnb!

In my opinion the place is bigger than what you can see in the pictures, the staff was amazing, all the instructions and information given was so helpful, location is key, beach is one block away, right next to Quinta Avenida, and an OXXO and 7/11 in the same block, this is where you want to stay when visiting Playa del Carmen, right next to the action and all the hot spots of the city but at the same time in a quite place, the pool was amazing as well, cant wait to stay here again

This is a great option not only because of location, but also because of the apartment size itself, huge apartment with 3 Bedrooms, and 3 bathrooms, everything was OK, i would recommend this apartment for a nice stay at PDC.

The condo is exactly as described and as seen from the photos. The condo is large and open and the bedrooms are spacious. There is plenty of room in the kitchen and living area and the balcony has very comfortable furniture and overlooks the pool area with trees and vegetation, making it very relaxing. We were able to walk to the beach as well as 5th avenue for food, shopping and wandering. The area of PLAYACAR is gated and very safe for walking around. Our kids enjoyed the pools and workout room/gym. Our host was very accommodating and responsive to any questions we had during the stay. He helped arrange transportation from the airport and also made sure the groceries we requested were in the condo when we arrived. We would definitely recommend staying here! Thanks for a great stay!!!

We had a great stay! The apartment is located in a gated community (two security gates), but we never felt unsafe even outside of the community, day or late at night. Local people we met were all super nice. Host was extremely responsive and courteous. It was awesome that they shopped groceries for us-we arrived on Christmas eve and most if not all of the stores closed early on that day. We also appreciated the designated parking spot in a parking garage. The apartment itself is spacious, clean, beautifully decorated, the balcony is nice, and the view is pretty. It is just as shown in the pictures. Highly recommend this to anyone wanting to stay in the Playa Del Carmen area! During our stay, the washer top was broken (glasstop was missing). We managed to use the washer but it looked a little weird without the glasstop. It was a bit annoying but would not have stopped us to go back.

Our family of 5 loved this apartment! Beds (and extra futon) were super comfortable, bedroom windows had blackout shades, terrace was huge and beautiful, and everything was super clean. R and A provided ample towels, laundry detergent, kitchen supplies and fun snacks, as well as good recommendations for our rental car and other activities. The basement garage spot was convenient and easy, and security in Playacar and at Vaivan condominium was fantastic. Our kids loved playing in the pools, walking to breakfast at La Brioche or Vive Palapa, and exploring the jungle-like setting of the apartment. Great restaurants and activities in town were only 10 minutes' drive away, and we spent a wonderful, luxurious day at the Reef resort using the provided day pass. Thank you for being amazing hosts! If we ever return to PDC, this apartment would be our first choice for lodging!

I very rarely writes reviews but I felt like I needed to this time. We stayed at this location recently on Nov 15-20th and it was one of the best experiences we have had. Rogelio (A Toda Madre) was so responsive and helpful. He made us feel so welcomed! The place was also so beautiful and the location was perfect! Everything was walking distance! I would highly recommend using this location!

The property is exactly as described and shown in the pictures. Our group of 5 had ample room to spend a week comfortably. At least when we were there in mid-November, the street didn't have a lot of traffic. It can, however, get a bit noisy due to some bars and clubs down the street. You may want to have the heaviest sleepers in the front bedroom by the street. The noise didn't seem to affect anyone in the inner bedrooms. It's literally a few minutes walk to the beach and to all the 5th Ave attractions. The host provided a lot of information prior to the stay and was very responsive to anything we needed. I would definitely book one of their properties in the future.

Apartment located in a beautiful condominium complex in the Playacar area. It's always been a pleasure to return home. The apartment has everything you need, with a huge living room and spacious bedrooms. The kitchen was like a home to live in. Everything was perfect!

The amazing place, the best location. Isolated from noise, one block from 5th Avenue. The best vacation for a family of 10. The host was attentive at all times, they gave us more than we thought. You do not need a vehicle if you stay there everything is accessible and close. Amazing pool, the view even better. It's worth every weight of what you pay.

Everything was spotless! The host creates a wsap group for easy communication, we even paid for flexible checkout and notified a day before, and if they gave us that ease. The host welcomed us with some beers, waters and potatoes!! I couldn't have chosen airbnb better to celebrate my farewell. 1000 times we are back.

Beautiful place and amazing location. The condo was a block away from the beach. A safe and short walk from many restaurants and shops. The condo location still felt very private and peaceful. We were met by the host of A Toda Madre who was extremely nice and provided us with a quick tour and explanation of all amenities. Great stay.

The home has everything in the description. Hosts are pending from days before your arrival and during your stay so there will be no communication issue. It is very well located, near 5th avenue but not in it which makes it perfect to not hear the noise at night, several extra services that you can find in the surroundings, a few meters away. It feels like a safe area. The beach is 1 street away. Every bedroom and bathroom with good size, the dining room and living room are comfortable, the kitchen has the essentials, the facilities are nice, the pool is nice and clean and at least in my stay it was always empty. It has a kit for you to visit the beach with chairs and sun shade, cooler. I would definitely repeat my stay. Thank you to the 2 hosts!

An excellent option when multiple people join in a group. All the class has A/C per room and the pool is super comfortable. The hosts are very friendly!

Our stay was perfect and everything is as pictured and described. The Host met me on-site and showed me around upon arrival and was quick to respond when needed. The condo itself is greatly appointed and modern. The property is well maintained, lush and secure. Access cards to the Reef Playacar are a nice bonus when staying here! Playacar is amazing! It’s great to see such an active community full of friendly faces, and the local establishments within Playacar are so convenient, especially the local bakery that is just a few minutes from this property.
