My family loved staying here. The location was perfect as it was quiet at the condo but easy to get to the excitement of 5th Ave. Our favorite part was the view. Highly recommend!

Great stay and very close to ADO buses, if traveling from Cancun Airports.. also, quick 5 minute walk to 5th Ave,, Ferry’s,, convenient Will definitely consider this place again

5 stars all around — the host saved our vacation, literally! Our lodging fell through at 8p the night we arrived after a long day of travel. I needed to book something else quickly and was able to reserve this AirBnB. The host was super responsive, allowing us to check-in within 30 minutes of requesting the reservation. Even though they weren’t expecting us, place was spotless with every amenity we could need. Location was killer, beds comfortable, and the view breathtaking. Will absolutely be booking again next time we’re in town!

Lovely place! Couldn’t have asked for a more perfect view for morning coffee! The beach was great, pool was peaceful (no lack of lounge chairs), and easily walkable to restaurants and the grocery store. We loved the filtered water and well-appointed kitchen.

Great location, very easy short walk to the mall and 5th ave, internet was not super fast but fast enough, very nice and quiet apartment complex with great pool lounge chairs and right in front of the beach and water. AC worked well. Washer dryer is a combo unit and although drying takes time it worked well.

This condo is right on the beach with a beautiful view of the ocean and the beautifully landscaped property. It is centrally located in Playa Del Carmen with many great restaurants and shopping within short walking distance. It is also within short walking distance to the Cozumel ferry. The condo has two bedrooms which is ideal for families with children. Everything in the condo was very clean with great amenities including a full kitchen and great WIFI. The pool is a very short distance from the condo and the beach is right next to the pool. There is a pool side bar with drinks and snacks which very convenient. The property is quiet and private with great security. The condo is a terrific value and I highly recommend it.

Just home from a week at Ernesto’s place in Xaman Ha. This is a great location with beautiful grounds. The condo was as advertised. We were comfortable as a family of 4. I would highly recommend!

Great place and fantastic host. The home is steps away from the beach and 3min walk to the 5th avenue shops and mall. Extremely safe and private! Things that can improved are the bathroom fixtures and the wifi bandwidth. Other than that,it was a fantastic experience. I would be coming back the next time.

It has an excellent location, the facilities are in very good condition and very comfortable, a very quiet atmosphere is very familiar with the quiet beach. We would definitely come back. Ernesto was very friendly and attentive at all times, there was really no need to contact him frequently since we had no problems. Excellent place.

My two daughters and I very much enjoyed staying at Ernesto’s Airbnb. It’s in a great location right on the beach and a 5-10 minute walk to Fifth Avenue with all its restaurants and shops. The apartment was very clean, uncluttered, and well air-conditioned with good cooking facilities and comfortable mattresses in the bedrooms. It’s on the ground floor but has a great view of the sea in the back with a nice balcony where you can sit and relax. Ernesto was very friendly and responsive and always got back to me quickly if I had any questions. I would highly recommend his Airbnb and would definitely come back.

AMAZING!! We loved this condo & location! Our host was very responsive and the location was impeccable! We travel from Alaska with our 3 young children. We loved the pool, beach, how walkable busy 5th Ave was & how easy the condo was to find. Ernesto was very easy to contact (questions about when maid service would be, we have a toddler that naps) We met some really great people at the swim up bar. People that have been coming to this same location for over 20 years! This place is a gem. I highly recommend this condo and location to families, as well as couples just trying to enjoy a quite vacation. The price was amazing and we hope to visit again soon. I stayed a few days with family and two friends. The area is perfect for studying the next trips, for walking downtown and at the same time it is in a quiet and quiet setting. Apartment tidy, clean and with all amenities. Very useful pool and with immediate access to the beach. Ernesto was very helpful. To come back and recommend !!!! Alessandro

Great View, clean place. Much better than the pictures. Once you get inside it feels bigger. It was perfect for our family of 5. My toddler enjoyed the pool. The view is breathtaking. I would definitely come back to this unit.

We had a great stay here for a week. It’s a convenient location and a basic comfortable apartment. Access to the pools and the small beach area in front is great. Easy walk to shops, restaurants and ferry.

Everything was excellent

Ernesto’s place has everything. Walking distance to cabs, sopping and restaurants yet extremely quiet and peaceful. The view when you wake up is amazing. The beautiful pool for relaxing at the end of the day is complete Zen. It’s the perfect hub for all your Riviera adventures. Look no further, this is IT!!!

Everything was perfect. Location, beautiful view, awesome pool with water bar and the place was stocked perfectly.

Our stay here was wonderful! The pool was amazing and the view out the balcony each morning was beautiful! The location is great, we felt very safe inside the development as it is in a gated community. Right outside the gate are tons of restaurants and shops and the famous 5th Ave. Having our own parking spot right in front was great as we used our car for some day trips. Beds were comfortable, we appreciated the ample supply of towels and toiletries. Drinking water was provided which was a big plus!

Enjoyed our stay very much. A couple things could be improved. The master bathroom. Fan is very loud when in the bedroom. Bowls and better cookware in the kitchen. However we enjoy cooking. That might not be important to other guests.

Great place! On the beach, great pool Access. Could use hanging racks for drying because there is only a washer, no dryer. Plenty of bottled water, dishes, you may want salt and pepper or like plastic wrap or tin foil. Cleaner did a great job mid week. This location is easy walking to all the shopping you can imagine. Easy walk to the Cozumel Ferry also.

Our stay at Ernesto’s place was great! The condo is just as described and is in a perfect location. The place has everything you need. It’s a perfect size for 2 couples but can probably accommodate 6 people. You can easily walk to restaurants and the ferry to Cozumel. We especially loved the ocean breeze which kept us cool without the need of the AC however, we visited during the month of February. We will definitely miss the amazing ocean view while drinking our coffee. I would love to stay here again!

The condo was in a beautiful and quiet location, and only a short walk to 5th Ave.

This condo is floor level and has a view overlooking the pool and the ocean. The patio is a perfect place for morning coffee! The place is clean and has all the basic amenities. A short 5-10 minute walk to 5th Avenue and all the shops and restaurants. The only two cons were checking in after hours it was hard to figure out which building the unit is in, and the shower doors have a gap at the bottom so the bathroom floors get very wet when you shower. But overall, an excellent stay! 10/10 would return. Ernesto was great.

We really enjoyed our vacation here. Pool and proximity to the beach was perfect for our toddlers. The pool snack bar was very reasonable ($2 hot dogs $5 hamburgers) and swim up bar also with very reasonable drink prices was perfect for the adults. Walk ability was great. We tried new restaurants every evening and didn’t need a rental car. Communication with Ernesto was easy and clear.

my family and I have been to Playa del Carmen several times over the past years. we knew exactly the area that we were going to and were very happy to find Ernesto's condo available. it was our first time staying here at Xaman Ha Condominiums but we will absolutely be back. fantastic location , beautiful condo, incredible view of the ocean, we have not one complaint. everything was wonderful. thanks Ernesto. we will be back.

Gorgeous beach and pool right outside your door!

This condo is a great value, located very close to 5th ave just a short walk to all the great tourist to enjoy on 5th. The grounds of the property are beautifully kept and located directly on the beach. The condo itself is as described in the listing, it could definitely use some updating and maintenance and is not very open or spacious. We spent a week here and were happy with the place overall. I'd consider staying here again due to the location more than the condo itself. The sunrises are beautiful and viewable from patio beyond the sliding door or just a short walk down to the beach. Check-in was easy and the area was quiet yet just steps away from all that 5th ave has to offer.

This was such a relaxing, beautiful, private yet friendly location. The pool and beach are just steps away. People who stay here are friendly and respectful. Robin the bartender makes it a memorable time as he interacts with guests so well. The condo had everything we needed and the sunrise from the patio was stunning. Thank you Ernesto!

This was my family's second time to stay at the Xaman-Ha Condos and it once again did not disappoint. Ernesto's place was just as it was advertised and he was super responsive to all of our needs and questions. Robin the bartender and chef at the pool was amazing and certainly made our trip extra special. Already working on plans to stay again next year!

Great beachside place.

The condominium has an excellent location, a few blocks from 5th avenue and a few meters from the beach. The view is spectacular, the pool is excellent for children and also for adults. I would definitely rent it again.

This location is really right on the water. It has an amazing view. The two rooms provide some quiet and cool place to sleep. The location to the convenience stores, Starbucks, local coffee, Krispy Kreme is 2-4 blocks. Anything further like a grocery store(Walmart or MEGA) will require a taxi. Taxis are a block away. But be prepared to be in a very small car most of the time. The swim up bar is open 10-5. Robin the bartender will joke with you about not wanting to make anything. Just know that’s his personality. Some Americans might think he’s serious (sometimes he is) but he’s mostly having fun. He’s been there 12 years. The basura (garbage) is hidden in the maintenance building for those that have difficulty locating it. Climate Change has resulted in 6 years of seaweed accumulation on the beach. According to locals. It lasts about 5-6 months per year on all east facing beaches. Local wildlife is plentiful (agouti, Coati, lizards, birds). There are Mayan ruins across the parking lot as well as near the Cozumel ferry which is about 300m from the complex. Compared to large resorts it’s more affordable and more relaxing.

Great stay for family! AC unit really helped with the humidity and heat. The cleaning lady was super nice when we accidentally checked in too early. The pool is so refreshing and in 8 minutes you get to the Main Street. Also a very safe location!

Excellent apartment very well located, 5 min walk from Fifth Avenue (you can go by the beach too). The condominium is very safe and quiet with a good pool (sold by snacks) and a few steps from the beach. Ernesto was very attentive and was very quick to answer any questions we had. Ernesto's place is at a perfect location with spectacular Caribbean Sea views. Very easy to get around with public transportation and walking distance to awesome bars and restaurants. His place is great, very clean and has everything you need. Ernesto was also very helpful since the beginning, available at all times. Totally recommend it.

Great location and experience!

I’m very selective, I spend hours researching and reading reviews before booking a location. I’m particular about cancellation policies and cleanliness. Then after hours of research, I finally make a decision and instantly wonder if I’ve chosen poorly. I did not choose poorly with this selection. This condo is exactly as advertised. It is very clean and the location is absolutely amazing! Everything can be accessed with a quick walk, but it’s also quiet. The beach was not overrun with people at all. The pools are clean and the pool area well maintained. The pool bartender was friendly and happy hour can’t be beat. $12 USD for 4 piña coladas; yes please. We did not know bottled water would be provided, but to our pleasure a water cooler with several refills was present. We were a group of 3 and were very comfortable in the condo. Plenty of towels and space. The communication with the owner was easy and sufficient. He responded to questions quickly both during and before our stay. For US travelers who are used to a house manual, one was not included here, but that is not unusual outside the US at Airbnbs.

The condo is very nice and the location is amazing. Great beach view and great pool with pool bar. Close to 5th Avenue and it’s many restaurants and shops. I highly recommend and would stay again.

This condo at Xaman Ha was exactly as pictured. incredible view and lovely walk through a sparkling clean pool to a turquoise ocean and beach! The bar and staff were lovely and so friendly! With a short taxi ride, you can stock up to prepare meals for a quiet, intimate stay, or there are so many delicious resturants and fun within walking distance to all the ation at the pier! I will definitely be back! -Linda

Nice place to stay. The pool is very kid friendly. The location is great. I rented a car however everything is walking distance. I would definitely be visiting again.

It is very well located a few blocks from the 5th avenue, there are restaurants, oxxos, supermarkets very close to the place. If you go with kids it's great place because the beach is a few steps from the apartment and the pool too, you don't need to wash car since you have everything nearby. The apartment is very clean, very comfortable, there is a lot of security in the place. I highly recommend it and if you are traveling with young children it is Perfect place to vacation.

Close enough to 5th avenue to enjoy every experience with relative ease. Far enough away (couple blocks) to feel safe. It is nice and quiet located away from any sort of spring break atmosphere. The ocean is about a fast minute walk, and you can hear the waves from your room. We will return!

Ernesto was responsive and easy to work with. The condo is in a good location with a nice view of the ocean. The pool was great for the kids. The snack bar/bar at the pool was a nice plus for the whole family. We'd stay here again over a resort. We stayed 14 days at Ernesto's place. The place was perfect for our family. The pool and beach are amazing. The view was great. Robin the poolside bar tender was a great host.
