Do you arrange taxis or transportation?

We can arrange taxis to the property upon request. If you need a taxi between 10:00 p.m. and 9:00 a.m., please notify the manager assigned to your stay before 8:00 p.m. so it can be arranged for your preferred time. Requests made after 8:00 p.m. may not be possible.

How far is the beach?

The beach is approximately six minutes away by car.

Are the pools heated?

Neither the pool nor the plunge pool is heated. Tulum’s normal temperature is approximately 28°C.

What is the closest shop or convenience store?

You can visit Super Aki or Chedraui, approximately three to four minutes away by car.

Can reservations be modified?

Confirmed reservations cannot be modified due to circumstances outside our control. Reservation dates may only be extended if availability permits.

Can I invite additional friends to the property?

People who are not included in the original confirmed reservation are not permitted on the property.

Can I bring external vendors?

External vendors are not permitted due to previous experiences with vendors not properly caring for the properties. If you need a decorator or chef, please let us know and we will provide the relevant information.

Is early check-in available?

Early check-in is generally not possible because the property is usually fully booked and must be prepared for incoming guests.

Are parties allowed?

Parties of any kind are not permitted. Please respect the house rules.

Important Information About Staying in Tulum

Construction Noise

Tulum is a town undergoing constant development, so unexpected construction or building work may occur near the property. Any noise caused by nearby construction is beyond our control. If construction is already taking place nearby, we will include a notice in the listing whenever possible.

Wildlife and Insects

Because Tulum is surrounded by jungle and lush vegetation, insects and small animals are a normal part of daily life. You may encounter small scorpions, tarantulas, raccoons, or ants. These animals are harmless.

Essential Services and Infrastructure

Tulum is a small town whose infrastructure was not originally designed for high demand. Electricity, water, and internet services may occasionally be interrupted due to weather conditions, maintenance, or other circumstances beyond our control. We are committed to assisting you if these situations occur.

Amenity issues may occasionally arise because of frequent guest use. These situations are considered normal and are not due to negligence.

Pool, Plunge Pool, and Jacuzzi Care

The pools are carefully maintained, but their condition at check-in may vary due to weather, natural debris, or wildlife. A dedicated maintenance team is available to address any concerns.

Listing Photos and Property Updates

Last-minute changes may occasionally be necessary because of damage caused by previous guests. As a result, the property may differ slightly from the listing photos. We remain committed to maintaining high standards and providing a comfortable guest experience.

Weather and Hurricanes

Quintana Roo is prone to hurricanes and heavy rain. We recommend purchasing comprehensive travel insurance to cover cancellations related to these or similar events.

Navigating Tulum

Tulum is rapidly developing, and some streets may be difficult to locate or may not be fully paved. Zip codes can vary, and some streets have the same or very similar names or may be difficult to find.

We will provide precise villa location details through Airbnb chat one day before your check-in date, along with comprehensive check-in instructions. We are committed to assisting you throughout your stay.

Humid Climate

Tulum has a highly humid climate, particularly during the wet season. Visitors should be prepared for muggy conditions. House materials, such as Chuukum stucco, may naturally change or adapt in response to the humid environment.

External Parties and Noise

Tulum attracts many types of visitors, including families, groups of friends, business travelers, and young people seeking entertainment. Parties are common, especially during holidays.

Although parties are prohibited at the property, we cannot control external events. If loud music from an outside party disturbs your sleep, we will do everything possible to assist you. However, external noise is beyond our control, and we cannot be held responsible for it.
