Absolutely perfect stay at Mati's! The accommodation is amazing, with a totally unobstructed view of the greenery and a very pleasant large balcony. The beach is within a 5-minute walk, and restaurants are close by, which is very convenient. The accommodation is extremely quiet, without any nuisance, ideal for relaxing. The bedding is super comfortable, and the pool is really beautiful. We would recommend it without hesitation and will be happy to come back!

We loved our stay at Mati's place! The building is a perfect place for a family or group. We loved the pool - it was really spacious, had plenty of loungers, and was staffed for drinks and light food. Our kids met other guests and had the best time playing in the pool with them! There are SO many great places to eat nearby and the beach is an easy walk. We did not need a rental car and enjoyed that everything felt safe, accessible, and easy for a family.

The only complaint was that the dishwasher did not work… Besides that everything is fantastic. The rooftop pool is wonderful. Location is excellent great places to eat and drink just steps from the condo, which is highly secure with a front desk that always has a smiling trustworthy person behind it.

Had a great stay at this Airbnb! Great location just a walkable distance to 5th avenue but enough distance to enjoy some peace and quiet for sleepy time 😴😋 the AC worked well and kept us cool at night. Felt safe and secure with having to check in to make sure we are supposed to be there and we had to use a fob to get in the building after that. Also, Mati was accommodating to a change in our booking and was always responsive to our messages when we needed a little help. ☺️

The apartment is very complete and is very close to all the points of interest in Playa del Carmen. The surroundings are very safe and we were able to walk around at all hours.

The apartment and the facilities are beautiful, just like in the photos, the pool area is very nice, the area is excellent, close to 5th Avenue and the tour pick-up points, 100% recommended, communication with Mati was very clear from the time of booking, at check-in and at check-out. I stayed at Mati's apartment for a couple of weeks and it was a nice home away from home. His place is minutes (by foot) from the most beautiful block in Playa Del Carmen in addition to the best grocery store in town. Just about everything you would want to see is within a 30 minute walk but the nearby taxi stand is also convenient. If I had any questions, Mati was quick to respond, which was always appreciated. The complex is tucked away from the hustle and bustle of Quinta Avenida so no real street noise but walls are thin so you may hear a neighbor. If you're a light sleeper like me, bring a sound machine.

Ideally located near the famous 5th Avenue. Secure building and very clean apartment. Great pool!

Exactly as described, super great location. by everything but you are in a quiet area. Communication with the host was exceptional. I will stay there again if I'm going to Playa. great for the price. I is perfect for 2 couples, or a family. Bedrooms are opposite with the kitchen living room in between. Full kitchen with everything you need to cook ect. 5 state

A fantastic apartment where we spent 3 nights with my husband and parents. It was very comfortable, fully equipped with everything we needed, with cozy mattresses and spacious parking in the building. Matt was incredibly responsive and answered any questions immediately. The rooftop pool was beautiful – a perfect place to relax at the end of the day. The location exceeded our expectations: a quiet and peaceful part of the city, yet just a 10-15 minute walk to the lively streets full of restaurants and clubs. We truly enjoyed our stay and will definitely come back again. Thank you for your hospitality!

A fantastic place to stay, right within walking distance of the beach. Two large bedrooms, each with its own bathroom. Large kitchen and a large balcony. Great view of a forest and behind it lies the sea. In the kitchen, all the pots, pans, plates you need are available. Communication went great when we had questions. Air conditioning and fans are provided. The location is absolutely quiet, yet numerous restaurants are very easy to reach on foot. You can also walk to the center of Playa del Carmen. The underground car park was very good for our rental car and it did not have to be parked on the street. We also used the common areas on the roof terrace, such as the pool or the gym. You can do it nicely, for example, in the evening. Clear recommendation for the apartment.

The unit that Mati provided to me was perfect. Everything I needed to feel at home was provided. My accommodations were within a short walk to 5th Ave., some great restaurants, and the best grocery store in Playa del Carmen. As a bonus, a 7-Eleven was also located nearby. The building I stayed in felt very secure and peaceful. Mati is very easy to communicate with and responded to all my messages within just a few minutes.

Mati was a prompt and kind host who always helped us. The apartment was very nice, perfect for families. Clean and relatively well equipped. We appreciated the beach towels. The apartment has a beautiful terrace with a great view. Its location is also great, close to the beach and also close to the Pate, but protected from the main traffic. We struggled a bit with the app to open the door, but Mati helped. Everything in the building can be heard, so if your neighbors aren't very considerate, you'll know about it. We'll definitely be back.

Ideal location for a family stay! Both in a quiet and peaceful neighborhood, yet close to amenities, restaurants, the beach, and 5th Avenue. Having breakfast while watching the sunrise and listening to the birds sing was a moment of pure bliss. The place is clean and well-equipped, with all the essentials for a comfortable stay. The beds are very comfortable, ensuring restful nights. The pool with its ocean view is an undeniable highlight, perfect for relaxing at any time of the day. The host's communication was excellent, always responsive and attentive, which made our stay even more enjoyable. The check-in and check-out process was seamless, and we appreciated the thoughtful touches upon arrival, such as salt, pepper, oil, toilet paper, dish soap, and bottled water—small details that made settling in much easier. The security of the building is also a strong point, with a guard at the entrance and visitor information being recorded, ensuring a safe and peaceful environment.

Location, location, location. What a great spot to be in. Nearby lots of restaurants and beaches — but quiet and serene. Didn’t use the pool but it looked awesome.

We are familiar with the area and chose to stay with Mati at Serenada because of the location and walk ability. Mati was extremely helpful throughout our stay and even had someone come in and help us on Christmas Day. We are so appreciative of your hospitality and would absolutely consider staying here again.

It was my first time in Mexico I couldn’t have picked a better place! I felt so comfortable and secure in this building. The front desk staff were amazing! Super friendly and helpful. The condo was perfect! Very clean and air conditioned. Close to the downtown but without the noise from the bars. Great coffee shops, pizza and restaurants just steps away. 7-11 and Oxxo below. Also, the rooftop pool and bar staff were great! I can’t wait to come back again:) Thank Mati!

Mati was such a lovely host and gave such clear instructions on how to check in. He was so responsive and when I checked out, I left my charger which he took care of and helped me get a few days later. Such a beautiful home and was exactly as described. So close to the beach and a short walk from 5th Avenue. I will definitely be staying here again!

The condominium is nice and the decoration is very tasteful, really well located, on a street that I particularly love (38th Street), full of trees, shops, restaurants, shopping mall, markets and 5th Avenue two blocks away, excellent building, it has a 24-hour reception. Everything was excellent overall. Thank you, a fabulous 🙏 stay.

Felt right at home there and it helped that he was super responsive when we had questions. I would definitely stay there again! Everything was walking distance from the location.

Overall a great stay! The location is so convenient you can easily access 5th ave & the beach. The building is well maintained with friendly staff & the unit (510) is nicely decorated, clean, & comfortable. & the host Mati is great, he’s responsive & willing to assist however possible. Definitely recommend!

The location was perfect, just a short walk from the beach and close to great restaurants and shops. Tha place was spotless, stylish and had all the amenities we need. Mati was incredibly helpful and responsive. Highly recommended and would defenitly stay here again!

We really enjoyed our stay at Mati's place. The condo is spacious, well-equipped and comfortable, the pool on the rooftop is really nice, and the hotel staff is friendly and welcoming. The location is great, very close to 5th Avenue and the beach. There is a 7 Eleven open 24 hours a day right next door, as well as a large grocery store a 1 minute walk away. Communication with Mati was excellent, and when there were small issues, he was very quick to respond and made sure our stay went smoothly. I highly recommend this Airbnb!

This is a beautiful condo, in a beautiful building, with a beautiful pool in a great central location. The gym is better than most “hotel” gyms and the pool bartender (12 to 4) “Julio”, is a real ambassador to the Serenada. His prices and the venue beats any beach club. The only negative is the key fob room access/electricity system. You need a key fob to access the room, and once inside you place that same key fob in a wall slot that turns on the power to the room. No key fob in the slot = no power in the room. I asked for a second key fob because I’m travelling with a family of four, but you only get one, so the system becomes a nuisance multiple times each day. If my wife and I went to the pool, we had to trust that the kids would remember to take the key fob out of the wall and lock it inside of a coded lock box outside before they come to the pool or it would lock us out of the room. On a scale of 0 to 5 stars, this place is otherwise a 6! We will be back next year.

I highly recommend this place for anyine wanting to enjoy Playa del Carmen, close in to 5th street, the beach and ferry, great food and shopping. Very modern, secure and private location with an excellent pool and very friendly and attentive staff at the front desk and pool bar.

Excellent place, location and very good area, you have many things nearby such as restaurants, convenience stores and the 5th Ave a few blocks away. Mati was always available for us and made us feel comfortable and at home. Super good place, we will be back soon!

The place is excellent. Very clean and in a great location. Very well equipped. I would definitely repeat. It is 2 minutes away from the beach on foot and another 5 minutes away from downtown Playa del Carmen

Amazing stay. The roof top bar is better than most public roof top bars around. It’s also a lot more affordable. Not only would I stay here again, I would recommend it for all family types.

This is a great place to stay. It is within a 5-10 minutes walk to virtually everything that makes Playa del Carmen special. The suite is well kept, light, and quite secure. I highly recommend it for 1-4 visitors that want to be close to everything without party noise, so long as you can tolerate a double bed and very small shower, which were the only 2 facets I wish I could have changed. Overall, but for those two aspects, this is a great suite. Excellent host and front desk. 5 star stay.

Mati was an excellent host and his place was perfect. He had basic amenities taken care of and he reached out proactively. Usually responded within a few minutes and even checked in how our first night was. We stayed at Mati’s place for five days and it was well situated to walk down 5th Ave. Very easy access to a supermarket was a plus because the condo had an oven, stove, fridge/freezer, and microwave. Easy access to taxis, too. We found the best beach was about a 25 minute walk north but we enjoyed seeing some of the unique shops along the walk. Conveniently, that beach was also near the bus station. The only thing that could be considered a very minor inconvenience was that the power went out two times in one night for about 2-5 minutes each. Clearly out of Mati’s control. We would definitely stay there again!

Mati was so accommodating and this Airbnb was stunning, in prime location. We had to book Mati’s place last minute as another Airbnb unfortunately fell through. Mati was able to accommodate and we were able to check in seamlessly within 10 minutes of booking! We absolutely loved our 2 bedroom apartment. The complex is just like the pictures - gorgeous, new, quiet, clean, and super fast WiFi (over 300Mbps)! The building is brand new with amazing amenities: stunning rooftop pools, amazing gym, game room, and rooftop bar! It’s less a 5 minute walk to the 5th Ave strip and beach. We enjoyed the more local restaurants on the other side, which was less than 10min walk. Mati is an absolutely amazing host - he normally responds within a few minutes to any questions that we have. Thanks so much, we will def come back!
