The Space
The apartment features comfortable king-size beds, spacious luxury bathrooms, and a large sofa in the living room beside the balcony.
Ceiling fans and air conditioning help keep the apartment comfortable.
Access
The apartment uses an electronic lock, so there is no need to carry keys.
A parking garage radio-frequency card is available if you need access to the downstairs parking area. A deposit is required when the card is provided and will be refunded at checkout once the card is returned.
Starter Supplies and Cleaning
A complimentary starter kit is provided upon arrival and includes:
- Toilet paper
- A trash bag for the container
- Soap
- Shampoo
These items are not restocked. Guests can purchase additional supplies locally if needed.
Salt, oil, and pepper are available upon request. Requests must be placed before 5:00 p.m.
Daily cleaning is not included in the rental price. Linen and towel changes, as well as full cleaning services, are available for an additional charge. Please provide at least 24 hours’ notice to schedule cleaning.
For stays of seven nights or longer, a weekly linen and towel change is mandatory and subject to an additional charge.
Please take care of the linens and towels. Do not use them to clean the floor or remove makeup, as this may result in additional charges.
Travel Crib
Travel cribs are available for $5 USD per night, with a minimum charge of three nights. Each crib includes a mattress, sheets, and a blanket.
Availability is limited, and advance requests are required. Please wait for confirmation after submitting your request and contact us early to secure a crib.
Sofa Bed
If you plan to use the sofa bed, please indicate this in the guest portal so it can be prepared for you.
- Requests submitted before 4:00 p.m. will be prepared the same day.
- Requests submitted after 4:00 p.m. will be prepared the following day.
Electricity
For short-term bookings, 15 kWh per night are included. Additional usage is charged at 3 MXN per kWh.
For bookings of 28 nights or longer, electricity is billed separately.
Noise Information
The supermarket next door has air-conditioning units near the balcony that create constant background noise when the balcony doors are open. Measurements indicate that the noise does not exceed 48–50 dB. Many guests describe it as gray noise, similar to white noise, and find it neutral or even beneficial for sleeping.
Construction is currently taking place in the adjacent building, so typical construction sounds may occasionally be heard during the day.

We had a wonderful stay and truly felt at home. The apartment was comfortable, welcoming, and a perfect place for our family. Part of our family was staying in the same complex, which made the experience even more special. Mati was attentive, patient, and helpful throughout our stay, and we really appreciated the recommendations and communication. We would happily stay here again! 🤍

The place is beautiful ! Spacious and comfortable. The location is perfect for a few good days of relaxation in Playa del Carmen, very close to the beach. Mati was super attentive and accommodating to our needs. The building staff were very friendly! And finally, the best part… the pools are simply spectacular!

It's a beautiful Airbnb. As soon as you arrive, even if you're very tired, it gives you a wonderful feeling of satisfaction 😌😌😌. We only stayed for a short time, but I definitely plan to return. It is two blocks from Fifth Avenue, and close to Soriana. We loved it. We didn't want to leave 🥹.

The host was very responsive. The condo was amazing for us as a family—well supplied and easy to access. Everything we wanted was nearby, including 5th Avenue, restaurants, and grocery stores. The secure parking was also a great feature, and the reception staff was very friendly. Overall, we really enjoyed our stay and would definitely book again and stay at Ipana.

The stay was amazing. Mati is a very good host. We had a problem with one of the showers and it was fixed in a couple of hours. The condominium is in a good location, very clean and comfortable to spend a few days and relax. The amenities are excellent. There is a pool table and a gym. The pools are very good. Everything is just as shown in the photos and description. It's a few minutes from 5th Avenue, where you can find restaurants, bars, tour sales, souvenirs, etc. There's a Chedraui Select one block away and a 7-Eleven and Leven downstairs, very close to the building. I can only highly recommend this place. 100% recommended.
