The house is in a good location, is spacious, nice and kept clean. However, wear and tear from use is noticeable, and there are maintenance issues that require attention, such as sliding doors and blinds, some of which are broken. The rooms on the ground floor do not have A/C and in hot weather they are very hot and humid. The kitchen also needs improvement: the utensils are old and worn out, there are chipped dishes, and there are not enough dishes or glasses for the capacity of the house. Finally, although the staff was friendly, the service was below our expectations: there was a lack of punctuality and little initiative to be attentive or helpful. On a property of this level, we expected more proactive service. The house has a lot of potential, but it needs more attention to maintenance, equipment, and service to offer the experience one expects.

Yes, we would like to clarify that throughout the stay we did not receive any messages informing us of these concerns or requesting support. As hosts, we are always available, but we need to know about any situation in order to intervene and resolve it on the spot. Regarding the staff, like anyone, they may have better days than others or require guidance. That's precisely where our job as hosts comes in: to supervise, talk to them, and correct any situation. If a guest feels they need more attention, just let us know and we will intervene directly. We regret that we only learned about these issues after the stay ended, as we did not have the opportunity to resolve them at the time.

Although the property looks very nice in the photos, in person it has several significant maintenance and cleaning issues. During the entire stay, there were lots of ants on beds and in armchairs inside the house. They even walked on us while we were sitting. We also found a cockroach in the master bathroom. The refrigerator wasn't working, we ran out of water for a while on Saturday, and the main room is very hot because it doesn't have air conditioning. In addition, the house shows quite a bit of wear and tear: moisture, damaged furniture, low-quality towels and bedding, and the main sofa was very dirty under the cushions. The stay did feel quite rushed due to the number of inconveniences. That said, Arturo was always very friendly, attentive and tried to resolve everything.

We are truly sorry that your experience did not fully meet your expectations, but we also believe it is important to respond publicly with context and objectivity, especially considering that a 1-star rating within Airbnb represents the most extreme level of dissatisfaction possible within the platform. A 1-star review is typically reserved for truly serious situations: unsafe, fraudulent, or unsanitary properties, or where the host fails to provide care or solutions. We don't think that describes this stay, especially when the review itself clearly shows categories such as communication and location rated 5 stars, as well as acknowledging that we were always available and sought to resolve any situation immediately. Regarding the refrigerator, it did indeed have an unexpected technical malfunction for part of the stay, something that can happen even in luxury hotels or properties. However, it's important to clarify that the problem was resolved during the stay. In fact, the same guests later confirmed that the refrigerator was already working again. While it was being resolved, we immediately provided support with coolers and ice to protect food and drinks and avoid further inconvenience. That's why we consider it unfair to publicly state "the refrigerator wasn't working" in a 1-star review without mentioning that the problem had already been repaired and that there was immediate support at all times. It is one thing to report a one-time inconvenience and quite another to present the experience as if the problem had remained unresolved throughout the stay. Regarding the water, the system was drained because a faucet was left open by one of the guests, which caused the pump to need to be purged. As soon as we were notified, we went immediately and the problem was resolved quickly. It was not a permanent lack of water or a structural failure of the property. Regarding the ants, we think it's important to clarify something for future readers of this review: the house is in a tropical area with a garden and abundant vegetation in Cuernavaca. In this type of climate, it is completely normal for ants to occasionally appear from the outside, even in luxury homes and five-star hotels. Ants are intrusive garden insects; an occasional ant walking on an armchair or a surface does not mean extreme dirtiness or neglect of cleanliness. We even bought personal RAID for the guests and were available at all times for any additional situations. The same applies to the mention of an isolated cockroach. In open tropical climates, an occasional insect may appear even with constant fumigation and cleaning. That does not make a property unhealthy, nor does it objectively correspond to a 1-star review. We also think it's important to clarify the point about the air conditioning, since the review gives a 1-star rating for “truthfulness” for this reason. Nowhere in the listing is A/C advertised in the main room. The published description and amenities are transparent and show exactly what the property includes. Penalizing with 1 star something that was never offered or promised in the listing is objectively unfair and can create a misperception for future guests. We take all feedback seriously and continue to constantly improve the property. But we also think it's important for future guests to understand that this review reflects specific issues that were addressed and resolved in a timely manner, not an extreme or unlivable experience as a 1-star rating on Airbnb normally represents.

Honestly, we had an amazing experience. The house is even nicer than what you see in the photos, very comfortable, and perfect for spending time with friends or family. Everything was super well maintained, and you can feel that attention to detail in every space. The view is on another level, just what you're looking for when you go to Tequesquitengo: to relax, unwind, and enjoy the moment. Something that is well worth mentioning is the service. Both the host and the person who welcomed us were always attentive, super friendly, and willing to help in any way. I definitely recommend it 100%. Arturo is very friendly, his house is very nice, my family and I had a great time. The only issue was that the cleaning lady, who was paid to cook and clean, spent all her time on her cell phone. She got upset when asked to do certain things, and she hardly helped us with anything other than washing the dishes.

The stay was spotless. The accommodation is amazing: it has everything you need to spend a few days of pure enjoyment. A super modern and complete gallery, barbecue, grill, jacuzzi and a tennis court in excellent condition. The rooms are all new, with their own bathroom, and very comfortable! The house is very nice and spacious. However, it needs a lot of maintenance, the showers in the bathrooms have no pressure and the light is very low. The tub in the master bedroom doesn't work, nor does the fan. A blind is needed. The gate doesn't work and it doesn't have keys. The issue of ants in the kitchen is very uncomfortable. The pool table was broken by the previous guests because the sticks have no rubber, so we couldn't use it. If you could sort out all these details, that would be great. David's service is a 10, very friendly and helpful, he was always attentive.

The house is remodeled and in perfect condition, the mattresses and pillows are super comfortable, the terrace is spectacular, the tennis court is new, we paid for the pool heater for 1 day and it was delicious. The best part of the house is the pool area. Points to Consider: - The layout of the bedrooms is a bit complex because one of the largest is "separated" from the rest (you have to leave the house and go down stairs that lead to the garden to get there) which in our case was complicated because being independent it was not functional and we had to settle in the other 3 that remained. - Although the neighborhood is quiet, there is a space near the area where events are held. That weekend there was a wedding and you could hear the music and noise The day we arrived we had a problem with power outages due to rain in the area and we spent about 3 hours in the dark during the evening-night which was complicated with children but Arturo took care of getting us candles to facilitate the situation Points to improve: - The bathrooms in the rooms need maintenance - The shower curtains downstairs can barely be opened - The guest bathroom smells bad (like a drain)

Arturo responds immediately, at any time and is very friendly and was flexible with checkout. The pool is particularly nice, with excellent air conditioning design and size. The social areas are spacious (kitchen, dinning room, living room). The gated in which the house is located is very pleasant (cobbled roads, nice vegetation and respectful neighbors) and the house is well equipped (appliances, TVs, refrigerator, etc.). The main room is spacious and with A/C. Amenities (I mean soap, shampoo, etc.) are basic. The other rooms on the ground floor have hard mattresses, as do the room left outside the main house, which also smells of humidity. The house lacks maintenance on some wooden doors, closets, bathroom shelves and other aspects. I could generally improve cleanliness and support staff (at least the one I was during my visit) has a manifest lack of initiative.

Regarding the mattresses on the beds, we cannot have mattresses for the tastes of the many people who visit us, those are personal tastes that we cannot cater to. Regarding the supply of toilet paper, garbage bags, etc., the service people are in the house all day so that they can be asked in case of need. You asked me for garbage bags and an inflatable mattress at 9:20 pm when the service people are no longer on duty and they went out to dinner. They came back and put the mattress and sheets on you and took care of you as they should, even though it was 10 pm.

The house is very nicely located, when you open the door you can already appreciate the landscape of Lake Tequestitengo. Large rooms, with good beds and good linens. Our host Arturo, from a few days before our arrival, was ready to give directions. David's service, from the moment he opens the gate to park the cars, until you say goodbye, is excellent, very attentive and friendly. We asked to adjust the pool temperature and David was always attentive to make sure it worked properly. the house is very comfortable, the rooms are very good and the garden and pool area is spectacular. We were fascinated with the swimming pool and the grill and Arturo was always on the lookout and was super friendly to us.

We went to enjoy a few days as a family and had a great time; we felt right at home !
