My family and I had a lovely few days in Playa Patuxka. The villa had everything we needed and the common areas were great. Easy beach access, lovely pool. My niece loved watching the turtles and we all enjoyed playing with two super sweet cats that were at the property. The people who work here are super helpful and kind. Playa patuxca is between San crisanto and Telchac, so there are plenty of restaurants and small stores within an 8 minute drive. We also brought food to cook, and had all we needed (we did bring butter and cooking oil, I don’t think the house had anything but salt in terms of cooking essentials). Note the upstairs bathroom is shared (it connects the two upstairs bedrooms). We loved it, wished we could have stayed longer.

We loved Playa Patuxka! It is beautiful and clean. The pool is amazing. Our 3 bedroom place was perfect. Good use of space and comfortable beds. Leo and Roberto greeted us when we arrived and were available for anything we needed. There was more than I expected in Telchac Puerto, the nearby town, however be aware that the restaurants almost all close very early. Jose helped arrange a chef to come cook for us a few nights and I would highly recommend it. The food was excellent and the price very reasonable. We hope to return someday.

We stayed almost one week at Jose’s place and couldn’t believe our luck. The place is so well kept and the house we stayed in was huge and had everything we needed. Our three kids enjoyed the pool immensely as well as our walks on the beach finding the most beautiful sea shells and seeing the flamingos flying by early in the morning. The beach is more of a natural beach so our kids stuck with the pool. At one point we needed a doctor and Jose, Roberto and Leo were great help. We were happy we had a car as there are no restaurants or grocery shops in walking distance. We would love to come back one day!

We loved our week long stay at Playa Patuxka. Jose and Leo were both super welcoming and there to help us with anything we may need. The property is gorgeous. Our 4 year old LOVED the pool and I loved that we could see the ocean from the pool. The pool had lots of shade which was great as well. It does not appear to be a heated pool so was slightly cool in the mornings, but this didn't bother us as we found it refreshing given the warm temperatures. As others have said, the property is more remote and the beach is more of a "natural" beach and not a wide sand resort beach. Because the property is more remote, there was occasional wildlife (frogs, lizards, etc) but this didn't bother us. There is only air conditioning in the bedrooms and the hot water tank is not huge - this means you need to space out showers and not take super long ones. Overall we loved our time and can't wait to return. We also used the private chef Jose recommended and he was fabulous!

We had a great time at the Villa. The cleanliness of the place was excellent.

My family and I stayed 10 days in the Villa Tortuga. Overall we had a fantastic stay. Jose met us upon arrival and brought someone who spoke fluent English which allowed for quality communications. The property is very well appointed, and we spent most of our time relaxing on the beach or near the pool. Leonel was onsite most days and kept the pool and grounds very neat. He was very kind and offered to run into town anytime we needed anything. Jose also recommended someone to prepare and cook dinner for us several nights. Air Conditioning in the bedrooms only, this was not an issue for us as we spent most afternoons in the pool and ate outside but more of an FYI. The beach area is nice and spacious but if you're use to resorts and large public beaches, realize that is is more "natural". Swimming off the beach was great, it's very flat and shallow for 50-100 yards. The water is clear and calm in the mornings. Jose is a great host. No issues, the area felt safe and everyone was friendly.

We had an amazing 10-day stay at Playa Patuxka. I very highly recommend this place. Our family of 6 (4 kids) enjoyed the beach, the pool and all of the surrounding spaces. Jose was extremely welcoming, and made sure to cater to all of our needs. Every interaction was a pleasure, and we would love to come back some day.

The place is just what is advertised. The beach is quiet, perfect for kids. Everything is very clean, safe and quiet. Jose was always on the lookout and there are employees at the place who help in whatever needed.

Our Christmas stay at Playa Patuxka was simply unforgettable! Nestled in a serene corner of the Yucatan Peninsula, this property offers a breathtaking retreat that feels like a slice of paradise. The highlight of our mornings was witnessing the magical birds at the beach as well as enjoying the tranquility of the morning oceans. Very personal service from the team.

This villa was so beautiful and peaceful, the place was like a resort, it had everything you need and no need to leave, the host was super friendly and always a call away for anything you may need. The guys taking care of the place where also really friendly and they even got us some fresh coconut water from the many palm trees this place has. Lots of stuff to see really close by, we also got to see flamingos. This place was just Beautiful, Beautiful, Beautiful. 100% recommended. 🌴🦩🥥

The place is amazing, the pool is very nice, and is right on the ocean. The attention of the host and the people who help him is amazing, they have a lot of details with the guests, they got us strange activities and recommended us food. Really, the service is super thoughtful. We arrived later than planned for an unexpected situation and they were very friendly and understanding. The house is very comfortable and with an incredible view, it has everything you need to spend a very quiet few days. The area is very nice but far away, which I was looking for. For the food we were recommended an amazing chef who went to our house to cook us. It really is the best Airbnb I have ever been and by far the nicest one I have ever stayed in Yucatan.

5 stars! This place is a little hidden paradise. We travel quite often allover the Yucatan coast and this has been the best Airbnb we have stayed. Superb property! All in all it was the best place we have stayed at by far. The combination of customer service and a marvelous property makes José Luis’ place a 10/10 by all means. We were checked-in by José Luis himself along with his sons and his staff; they were all very friendly, clear and helpful at going over the house rules and all specifics. What can I say about the place if not all good things? All linens and towels are top quality and felt like new, super comfy bed, all appliances worked properly and the house was super clean when we got in. Kitchen has everything you may need to cook your meals. Common areas are very, very well kept and the pool is maintained quite early on a daily basis, so it is pristine when you want to have a dip. Leo and Roberto are always at hand to help you sort out whatever you need, from getting coconuts for you to replace the large water container should you run out of it. José Luis delivers on making you feel at home indeed. Thank you!

We can’t say enough great things about this magical place. We felt so welcomed by Jose and his staff. It was the perfect fit for our family of 6. We spent many mornings walking the beach and there is no question that Jose spot has the nicest beach front set up. Alvaro the personal chef that Jose recommended for us was excellent! We had 2 delicious meals cooked for us featuring authentic Yucatan cuisine. Cannot wait to come back and rent out both houses to share a tropical holiday with family/friends. Thanks Jose!

Staying at Playa Patuxca (pa-too-shka) was the best decision we made! It was our first time to Mexico and Jose Sr. and his son’s and staff were extremely welcoming, kind, and accommodating! For a fee Jose Jr. and his brother picked us up from the airport and took us to the Walmart in Merida to get groceries before we drove to Telchac. It was definitely necessary since it is such a private location and the drive by mototaxi to the nearest town of Telchac Puerto is about 20 mins. We stayed on the Tortuga house and loved every minute of it. It was clean and had everything we needed to cook meals and be comfortable. The property is so beautiful and offered many different areas to play or lounge. We have a 3 year old and her favorite part was hanging out by the pool and wading around in the shallow part that was about 12 in deep. We drank from fresh coconuts, enjoyed the local wildlife, and even kayaked in the ocean. If you are in need of some major rest and relaxation this is the place!!!

We had a wonderful stay at Jose's place. The location is right on the private beach section. It was quiet in the area, early in the morning you can see pelicans and flamingos flying over the sea and if you look closely, you can also see dolphins swimming by from time to time. Everything you need for a successful break was available in the apartment. The team on site always took care of us and brought us wood for campfires on the beach in the evening. They also kindly took care of a purchase for us. We were traveling with eight friends and the rooms were absolutely sufficient for us. The beds are large and comfortable, the bathrooms are also large. Internet is usually not ideal in the region, but at Jose's it was absolutely sufficient for the essentials (those who work with extremely high data volumes may need an extra mobile backup, but this is normal for Mexico). Many thanks to Jose and his team!

Everything was excellent, very friendly and helpful at all times. Exactly like the pictures. The villa is very clean and the rooms are very comfortable. The pool was cleaned every morning. We really liked the complimentary coffee in the mornings. Ideal to rest. A very family friendly atmosphere. Recommended.

Simply spectacular!!! We took a few real days of rest with everything super clean, in order with everything you need to cook. Very comfortable beds, the air conditioning works perfectly as do the fans. The people who take care of the house are very friendly!!! Amazing pool and immediate beach access!!! My husband and I were lucky enough to stumble across this listing on Airbnb and booked it for our eighth anniversary trip. Everything about our stay at Playa Patuxka was an absolute dream! We felt like we were on our honeymoon! The property is gorgeous and perfectly maintained. The private beach is just a few steps out the door, and we only saw a few other people far down the beach the whole week we were there! We also got to see the flamingos fly over in the mornings and evenings. José Jr. met us for check in and gave us many recommendations in the area. He was always available if we had a question. Leo and Roberto were always on property to help us with anything we could need and truly made us feel spoiled! We felt very safe on the property and in the surrounding towns. We rented a car at the airport in Merida and were able to explore some really cool sights in the area just a few minutes away (pink salt flats, Mayan ruins, mangrove tours, cenotes). There were plenty of restaurants to choose from between Telchac Puerto and San Crisanto - each about 5 minutes away. All the locals we met were so kind and helpful. If you’re looking for a place that has all amenities of a resort and sightseeing options without the traffic of a big city, this is the place to go! Be sure to have pesos as most places in the surrounding area don’t do currency exchange. We hope to return very soon for another unforgettable stay at Playa Patuxka!

Very equipped house with everything you need

Jose is always attentive and attentive to everything , we were very happy in Playa Patuxca !

We had an unforgettable stay at Playa Patuxa!! This space provided a magical vacation for our family. We had young children and a grandparent with us and there was ample activities for the littles and plenty of shady places to sit around the property taking in the views. The kids were especially excited about the turtles that they have living in a water feature right out the back door. The pictures enticed us to book and the space absolutely lived up to our expectations. Puerto Telchac has limited groceries and we didn’t find restaurants that impressed us. I would recommend buying groceries at a supermarket en route.

It is a beautiful place right at the beach! Super friendly host! And a beautiful poolside with toy for the kids. It is a very quiet oasis where you need a car to visit all the beautiful landscapes and temples or to go get some food. For a little extra fee you have kayaks and bikes readily available plus we were able to drink super fresh coconut water every day. Thank you for this wonderful stay at Playa Patuxka!

It is a very quiet place, you have privacy despite being next to another villa. Very clean common areas, immediate answers to any questions that arise. Palapa, pool and beach to enjoy. Roberto and his partner, who are in charge of the maintenance of the villas, are super friendly and helpful. Mr. José is attentive to every detail and available 24 hours a day with immediate responses. It was a very pleasant stay for our family. It's a paradise.

We (family of 5) spent 5 days in Villa Tortugas. It was 5 wonderful days in a real paradise. The entire place - a fully equipped villa, a beautiful garden with palm trees and a secluded beach - everything was exactly as described and met our expectations in 100%. Playa Patuxka is the perfect place to relax away from the hustle and bustle and crowds of tourists. The immediate area doesn't have much to offer - some very local eateries and essentials stores so if you are looking for nightlife this is not the place for you. But if you dream of peace and quiet, an empty beach and relaxing in the shade of palm trees - you will find a real paradise here! Cars/ motorbikes necessary!

Beautifully kept grounds and exceptional beach!!!

Our family had an incredible stay at Playa Patuxka and cannot wait to return! The entire property is perfectly planned and developed and we couldn't believe it was all for only the 2 villas. There was not a single thing we would have changed during our week long stay. The villas are well stocked with everything you need for cooking, toiletries, and fresh water. We ate in the palapa everyday, spent hours on the beach, and enjoyed lounging by the pool and on the swings. The bedrooms are very spacious and comfortable. The only advice I would give fellow travelers is to bring bug spray.

An amazing location, great hosts, we will be back again!!!! We booked a week at Playa Patuxka to rest and unplug and had a great trip. Jose was very helpful in pre-trip planning and welcoming us when we arrived. The guys on site Leo and Roberto, made sure we had everything we needed during the stay. The beach is incredibly peaceful and just about 50m out the back door with hammocks and beach chairs to rest and read. There are two little towns a few minutes away where we hit up the paneria and a couple little stores. We highly recommend it! A few things to know: - Perfect for secluded beach getaway. - The villa is well appointed with bathroom and kitchen necessities. Plenty of space. - not much around the villa (perfect for quiet and relax, can make finding / buying things a bit harder) - If you want to cook, best to get groceries on the way in as you won't find much in the stores around the villa - Night time is super peaceful, but the mosquitos are for real so be prepared - The beach is really calm and you can walk out about 30m still waste deep

We LOVED our stay at Playa Patuxka! Jose Jr enthusiastically met us upon arrival, even though our travel day ended quite late. We were given the full tour of the property and introduced to Leo and Roberto, who live on-site, and helped cater to our needs, provide security as and support during our stay. An excellent option to fully enjoy the beach! It really exceeded our expectations, the photos don't do justice to the beauty of the landscape and the comfort of the place. 100% recommended if you are traveling with small children or with the whole family. We loved loved this beach front rental. We were in town celebrating our 30th Wedding Anniversary & family party so this was the perfect house & centrally located to everything the Yucatan has to offer. Hopefully next year we can stay longer & really enjoy more the pool & beach activities the home offers.

My wife and I spent a month at the wonderful piece of paradise. Nature abounds with various birds, iguanas, schools(!) of fish, sting rays, and flamingos flying over every day. The beach is beautifully secluded with only the occasional neighbor around. The water is at times as peaceful as a lake allowing for an enjoyable kayak ride (provided by the host). With a sandbar out in the water, you can simply sit and relax and watch the fish nibble at your toes. The pool area is the perfect compliment to the beach and a great way to spend the day. There are many areas to sit and relax or have a meal, making for such a great variety you’ll never want to leave. But if you do leave, a wonderful village is close by and we bought some fresh fish at the marina for great prices! You may even see a fisherman pass by on a boat while you are on the beach. Just wave them over and you can buy their catch. I spent many days working remotely for my job and it was a fantasy office space. I would sit out in the palapa and take in a quick swim in between my meetings. The building accommodations were very comfortable. I had some of my best sleep during our stay. And the kitchen facilities were sufficient for the meals we prepared each day. Also, the location is ideal for day trips to cenotes, Mayan ruins, and other amazing sites. The property’s caretaker, Leo, is so nice and friendly. He is there if you need anything, and otherwise you feel like you are there alone. Jose and his sons are friendly and gracious hosts as well! My wife and I truly felt like Patuxka became our home and we are already looking forward to returning.

Everything was amazing... it was more than I expected, the facilities super good... the host José is super friendly.. Attentive to my arrival. I recommend staying and forgetting about the stress. You really have extraordinary experiences with the beautiful landscapes of day, at night... in the morning... it has been one of the best trips of my life -.-. Highly recommend this property. It’s super clean and well kept. Many amenities - beachfront, pool, many lounge places, lots of things to do. Love the turtles. Great location. Great onsite (attentive but not obtrusive) caretaker. Quiet area (Telchac Puerto) with a handful of dining options and several convenience stores. Villas are well appointed and well laid out (especially for families with kids - we have teenagers). Will absolutely return!

Wow! Just wow! The grounds are beautiful! It’s like a resort but your own villa & private beach! We were met by Jose Jr. for the tour & instructions, he was very kind & funny. The photos don’t do this property justice. It’s our second time In Telchac and we absolutely love it there & love the people there. Don’t hesitate renting this property, it is as bit beautiful (and more) as the photos. We stated there for 5 days and did not want to leave. Thank you Jose for being an awesome host 🙏🏼

An excellent place for those traveling as a family and looking to be away from the commercial. The main house is spacious and comfortable. The amenities such as the pool and palapas, although shared, are spacious and very well maintained. The property is spectacular and the host's service is prompt and accessible.

There are two villas. We were in one while the other was empty. The villa is more beautiful than what you can see in the photos. Jose (father and son) are present, kind and very helpful. It's very quiet. We were the only ones there. Everything described is there and more. We can't wait to come back.

This beach villa was AMAZING to say the least! It was definitely MORE than we expected. Pictures don’t even do this place justice! There are details in every corner you look! There’s even a FULL private restroom outside by the pool. There are chairs everywhere to sit, relax and enjoy the view and sound of the waves. There is a swing just feet away from the water and hammocks hanging right over the sand on the PRIVATE beach! My 9 year-old son fell in love with this home. We grilled one night and made fish tacos another. Leo helped us with EVERYTHING. We invited him over for dinner both nights...he was full of so much insight and was GREAT to us. When we arrived, we were greeted by Jose Luis Jr. And a personalized banner with my name “and family” right outside our villa. Keep in mind...this place is at a distance from Merida. It is about 1.5 hrs away from actual Centro Mérida. And an actual market that sells more than alcohol and snacks os about 35mins away in Motu. This place is secluded and private, so if you want to get away...THIS is THE place!!!

Our family loves this home! This is our second year here and we plan to come back again. There is simply no better location with a private beach, pool, outdoor space and convenient drive to town. The home is clean modern and has room for everyone. Leo who helps on site is great and keeps everything outside in order. We travel often and this is absolutely one of the best places we have ever been.

Jose's house is perfect for a family vacation, it has all the amenities you could need and unbeatable service. It was a very good vacation, they always made sure that our stay was satisfactory. José is an excellent host who was always attentive to my doubts and responded quickly to each of them and above all is very friendly. The property is in magnificent condition, with a divine beach where no one passes, the Palapa is comfortable to spend the day, the pool is large and in the beach there is a network for volleyball and lodges and the best part is that we had the complex for us alone as the other villa was not rented. We rented the kayaks and the kids had a great time. The cleanliness of the house is remarkable and the air conditioning works perfectly. There is always someone attentive to what you may need and they keep the pool and common areas clean. We had a wonderful weekend. Thank you José for your hospitality.

An amazing place, the facilities are excellent and very clean. Very good service in addition to being very fast. You feel at home. The pool area, beach, palapa, in general the whole place is ideal for going with friends or family. The reception with a canvas and your name written on it is a great touch. The place is magical, highly recommended.

We are absolutely happy with all that the host has provided including surprise birthday cake upon arrival as well as a little gifts at the end. We will definitely come back in the future. The house was perfect for us and the hospitality and care was excellent.

Better than advertised! The house is located on a beautiful, desolate strip of beach. It was clean, well-decorated and very comfortable (the beds have great mattresses too!). It had several spaces to hang out and take in the beach, including an outdoor dining hall, pool and several seating areas. Check-in was very easy and Victor and Leo took great care of us throughout our stay. Would love to go back sometime!

This is one of the most amazing places I have stayed with my family. The location is more beautiful than the pictures. The home is private with very few other homes around, we only saw 5 other people all week on miles of beaches we could explore. The nature in the ocean is amazing with Flamingos flying over twice a day! If you get a chance stay here. you will not be dissapointed.

The house is an excellent and very complete place to spend a pleasant vacation as a family or group. It is secluded from civilization, on the beach, 5 minutes from a small town. It has everything you need - from king size beds, pool towels, a palapa with a bar, enough lounge chairs and chairs for sunbathing. Nothing is missing! José was very attentive and resolved our doubts.

The directions to get there were very accurate and we were very well received. They showed us the property in detail and explained how everything works. We found everything working, very clean and pleasant. The property is ideal for enjoying a few days with the family, relaxed and quiet. We had a fantastic stay at Jose's place. We stayed in Telchac last year and this visit far exceeded our prior stay. We took four kids, two of them teenagers, and had a wonderful vacation. His communication prior and during the stay was fantastic. He has an on site team who maintains the property and is available to help you with anything you need. The pool is great, the house is great, the beach is awesome. The house is clean, up to date, and the air conditioning worked great. Telchac is a very safe community, and the house is just 3 miles from the city center.

Royal Beach Patuxka is paradise come true! Jose is extremely responsive to any inquiry and was always available. His property is beautiful, with extraordinary well kept outside areas, full of palm trees, a very nice swimming pool and ample space to relax. Inside the house has most amenities (no W/D), and is tastefully decorated. Jose had a welcoming local treat waiting for us and some chocolates in every room! If you like a beautiful secluded place for vacations, this is your place. There was almost nobody on the beach, even if we walked for miles, just us, palm trees and the pelicans! Jose has an employee, Leo, who lives in the property and provides security and was very helpful solving any issue. You would definitely need a car to go to the towns nearby to buy groceries and to visit. There is so much to see and do in Yucatan!
