Bedrooms and Bathrooms
The condominium comfortably accommodates up to six guests across three well-appointed bedrooms:
- Primary bedroom: One king bed, a spacious walk-in closet, an adjoining bathroom, and direct access to the private terrace
- Bedroom two: One queen bed
- Bedroom three: One queen bed
For additional peace of mind, the building includes passcode-controlled gates on both the street and beach sides, unassigned underground parking, a 24-hour security desk, and an in-room safe.
Guest Access
Guests have exclusive access to the entire private luxury condominium, including the private ocean-view terrace and all in-unit amenities.

Location
The condominium is centrally located in downtown Playa del Carmen, just half a block from the famous Fifth Avenue and within easy reach of international restaurants, bars, and live music.
Because of the proximity to nightlife, some noise may be present. Refunds are not offered for noise-related issues.
Important Information
Quiet Hours and Parties
Luna Encantada enforces a strict zero-tolerance policy for parties and disruptive behavior. Loud noise between 10:00 p.m. and 8:00 a.m., as reported by neighbors or authorities or detected by noise-monitoring software, may result in fines of up to $1,000, eviction, and/or legal action.
Seaweed
Sargassum is a natural phenomenon that typically affects the beaches of Quintana Roo from April through October, although its arrival cannot be predicted precisely.
The town and building management clean the beach daily, but seaweed may still affect ocean conditions. Please check current conditions before booking. Refunds are not provided due to seaweed.
Guests and Visitors
The facilities are reserved for registered guests staying at Luna Encantada. External visitors are not permitted.

Barbs condo was beautiful, very clean, quiet and had all the amenities that one can possibly want and need! I especially liked the air-conditions in each room. That way everyone in our party could control the temp setting that they liked. Had a nice balcony where we could seat and enjoy our breakfast.Although we were not able to enjoy the beach or ocean due to the large amount of sagraso grass, the property has a beautiful pool with chairs and umor help with anything that neebrellas if necessary. We highly recommend this condo to anyone that wants to visit Playa del Carmen. Very safe and secure with easy access to lots of stores and restaurants on 5th Street. Barbs and her building manager are always available to answer any questions. Will definitely rent again if we ever return!

We absolutely loved our stay !! Barbs and Edith and the entire property management company were lovely to deal with and so accommodating!!! The unit was wonderful and such amazing views. It was a perfect stay !! We will definitely be back. Love Playa!!!

Excellent stay at this condo at Luna Encantada. Barbs was an exceptional host. She helped with logistics of getting from airport to condo and getting groceries delivered. She was in regular contact and answered all questions. Condo was just as depicted in the photos and was clean and beautifully decorated. Beautiful view of the pool and beach from our favorite place on the balcony. The beach was lovely to relax on. The beach helpers set up lounge chairs and umbrellas for us and drinks and food were served. You can swim in the warm water right in front of the condo and the pedestrian thoroughfare of 5th Ave is just a block away, full of bars, restaurants, shops, and music. A perfect place to stay at Playa del Carmen. I would stay here again.

The host, Barbs's, was very responsive and easy to work with. The air conditioning in the master bedroom did not work well, despite them insisting it worked. It was miserable to sleep in this master, so we ended up in the living room for a couple of nights. That is the biggest complaint and what I would not tolerate again. The condo is nice, pool great, and staff was very attentive. A LOT of seaweed and bulldozers around trying to clean it up all of the time, so noisy and smelly was the result of that. Overall, as long as the air in the master gets fixed this is a really great place to stay. I'm sure the seaweed is only problematic at times.

I continue to go back to this unit for many reasons. The staff at Cindi unit are very responsive and accommodating. The pool area is great with a constant ocean breeze all day with direct access to beach. Next door are multiple restaurants and beach clubs. The Condo is 1 block away from main strip of restaurants and bars. They even set you up with a driver if you choose who can take you on excursions. Easy, easy, easy, and quality accommodations and view!
