The property features three bedrooms, three bathrooms, a designer pool, and a jacuzzi. Private security is available on-site from 7:00 p.m. to 7:00 a.m.
The Space
Located in the growing La Veleta area, the property is surrounded by jungle and designed to create a close connection with nature. The bedrooms and shared spaces have been carefully designed and furnished to provide a comfortable, home-like experience.
The common areas are ideal for relaxing with a large group, spending the day by the pool, or enjoying the gardens. At night, the jungle setting offers spectacular views of the star-filled sky.

Location and Access
TWELVE O´CLOCK is located in La Veleta, Region 15, approximately a six-minute drive from Calle 7, the area’s main street. The property is situated on an unpaved road, as is common in many parts of Tulum, but the road is easily accessible by compact car.
The beach is approximately an eight-minute drive away. The closest convenience store is about 10 minutes away by car, and there are no shops within walking distance. Guests are encouraged to purchase groceries before arriving.
Important Information
The property is located in the Caribbean jungle. Although the listing is fumigated periodically and cleaned before each arrival, guests may occasionally encounter ants, mosquitoes, non-venomous scorpions, spiders, and other insects.
Power service in town can be unstable, and outages may occasionally last through the night.
The pool and jacuzzi are not heated. The area’s normal temperature is approximately 28°C.
Taxi Services
Taxis can be arranged upon request. For transportation needed between 10:00 p.m. and 9:00 a.m., guests must notify the manager assigned to their stay before 10:00 p.m. so the service can be scheduled for the requested time. Requests made after 10:00 p.m. may not be possible to arrange.
Reservation Policies
- Confirmed reservations cannot be modified due to circumstances outside our control.
- Reservation dates may only be extended if availability permits.
- Guests not included in the original confirmed reservation are not permitted on the property.
Temazcal Ceremony
Guests are invited to participate in a traditional temazcal ceremony rooted in Mexican heritage. The ceremony takes place in a traditional sweat lodge and is led by our spiritual leader, or “shaman,” for health and therapeutic benefits.

The villa is stunning and the team were super helpful throughout our stay offering a concierge style service. It could have been cleaner when we arrived but the team fixed this quickly. The ground staff on hand conveniently helped with anything we needed. It really is a jungle stay and the nearby roads are terrible, but the privacy was worthwhile. Overall we enjoyed our time and would stay again.

Outstanding Host and Stay, they were quickly responsive and offered amenities from taxis that would be there for pickup within 10 minutes, scooter rentals, bikes, etc. they provided a list of nearby restaurants, activities. Could not be happier with the stay, we booked last minute also. They were prepared and happy to accommodate everything we needed.

I stayed at Enriques place for 5 days with 8 of my girlfriends for a bachelorette party and it was an absolute blast! They come and clean the pool every day and the house was so cute and clean. We felt super safe as well with it being gated and them having someone around during the evening. Our power went out in the place one morning for a couple hours (which is just something that happens in Mexico) and our host was so amazing and communicative with me on everything that was happening and was making sure he was getting everything back up and running as fast as he could. Our group took rental cars and one of the nights we needed a taxi and he got it all set up for us and our taxi driver was great. We never had any issues with bugs or anything else with the place. Overall our host was awesome and the place is great! Tulum is still developing a lot and there is still so much construction so finding it can be difficult so make sure you have google maps downloaded before going!

It’s a beautiful home and it’s very quiet. Enrique and the team was on top of everything. Location was an issue for our group as we like to be out, and cabs are extremely expensive ($50cad) each time no matter how far. If you are staying here, get a car, atv etc and hire a chef. It is not a walkable area. Other than that, we had a great stay at this home and we enjoyed the pool.

I chose this villa because it looked like it was a beautiful space in an up-and-coming area. It was an excellent value and, for us, perfect. When we rented in spring 2024 it was located 3 or 4 blocks past where the paved roads ended in La Veleta. Because of that, you'll need to expect some very bumpy dirt roads, but that also means you are in the middle of a pristine jungle with this beautiful house, a pool, Jacuzzi, and beautiful grounds. We were there with 4 adults and our two kids and we had an absolute blast. Our hosts were extremely responsive and helpful and made the trip a breeze. You will need to rent a car to stay here, though, in my opinion, you'll need to rent a car to really enjoy La Riviera Maya anyway because it would either be very expensive to take taxis/private transport everywhere or very slow/inconvenient to take the collectivo. Highly, highly recommend this place, even (especially) with kids.
