The Space

The main house has four bedrooms arranged across two levels:

• Downstairs: One bedroom with a king-size bed and access to a shared bathroom.
• Second floor: Three bedrooms:
  • Two bedrooms, each furnished with two full-size beds, sharing a bathroom.
  • A master bedroom with a king-size bed, private bathroom, and private balcony overlooking the bay.

A separate service or guest bedroom is located outside the main house. It includes two twin-size beds and a private bathroom, making it suitable for additional guests, staff, or families seeking extra privacy.

All bedrooms and the living room have air conditioning. The property also includes a full backup generator for continued comfort during power outages.

• Barbecue grill, with staff available to assist with its use.
• Basic cooking essentials.
• Washer and dryer.
• Housekeeper laundry service available for $5 per wash.
• Five gallons of drinking water provided per reservation.
• Tap water comes from a well and is suitable for washing and bathing, but not for drinking.

Electricity and House Agreement

Electricity is expensive in Nicaragua, so short-term reservations include 40 kilowatt-hours per night, which is generally sufficient for a comfortable stay. Most guests remain within this allowance.

• Additional electricity is charged at $0.50 per kilowatt-hour.
• For stays longer than one month, electricity is not included in the rental price and is charged at $0.50 per kilowatt-hour.
• Average electricity usage is approximately 15–35 kilowatt-hours per day.
• Please turn off the air conditioning and other appliances when they are not in use.

Upon arrival, guests must sign an agreement confirming responsibility for electricity used beyond the included allowance and for any damage to the house. A $200 damage deposit is also required.
