Within the gated Club de Golf Malanquin, The Sunset Villa offers generous space, comfort, and memorable views. Its soft contemporary design, custom furnishings, and abundant natural light create an elegant yet welcoming retreat.

Six bedrooms are distributed across multiple levels. Each includes a plush memory foam mattress, Smart TV, and handcrafted details. Fireplaces and garden or fairway views add warmth throughout the home, while the primary suite features a Jacuzzi tub with sweeping sunset views. Every bathroom is equipped with a rain shower, toiletries, and fresh towels.

The layout is well suited to group gatherings. Upstairs, the main dining room and living area provide bright, elegant spaces for shared meals and relaxing by the fireplace. On the ground level, a lounge with a pool table and comfortable seating offers a casual setting for games and evening gatherings.

Fountains provide a peaceful soundtrack throughout the courtyards and gardens. High surrounding walls offer privacy and serenity, while shaded terraces are perfect for morning coffee. The rooftop terrace provides panoramic views of San Miguel’s sunsets over the mountains and fairways.

The property is also a haven for birdwatchers. Guests may spot Vermilion Flycatchers, Golden-fronted Woodpeckers, Hepatic Tanagers, and Mexican Jays while enjoying San Miguel’s natural beauty.

The chef’s kitchen is fully equipped with stainless steel appliances, a Nespresso machine, and an island suitable for casual breakfasts. HOLT’s team can also prepare daily breakfast and provide cleaning services so guests can focus on enjoying their time together.

High-speed WiFi supports work and entertainment, while the whole-home sound system and fitness equipment provide additional comfort and convenience.

Guest Access

Full Access

Guests have exclusive use of the entire villa, including:

• All living spaces
• Gardens
• Terraces
• Rooftop areas

Self check-in is available through a smart lock system. On rare occasions, HOLT staff may require access for maintenance or services; this will always be coordinated in advance.

In an emergency involving electricity, gas, flooding, heating, cooling, internet, pests, or any safety concern, HOLT reserves the right to enter the property without prior guest approval.

Flexible Check-In

Guests may arrive at any time. 24/7 check-in is available with a custom key code provided before the stay. Long-term stays are welcome.

Parking

Complimentary on-site parking is available for multiple vehicles.

Work From Home

High-speed WiFi is available throughout the villa. Dedicated desk areas and quiet corners make remote work or study comfortable and convenient.

Other Things to Note

Security Deposit or Damage Waiver

Guests must provide payment details for either a security deposit or a damage waiver. Two options are available:

• A non-refundable $53.50 USD waiver covering accidental damage and normal wear, excluding house rule violations.
• A refundable $500 USD security deposit held through the payment method before check-in and released after the stay if no damage is found.

Housekeeping and Breakfast

Housekeeping is available upon request for an additional fee. Please confirm after booking if you would like to add this service.

Breakfast service is also available with at least 24 hours’ notice and for an additional fee. For same-day arrival bookings, breakfast service begins on the second morning of the stay.

Rental Agreement and Identification

All guests must sign a HOLT rental agreement and submit identification and contact details before arrival to receive the Boarding Pass containing check-in and property information. HOLT reserves the right to request a government-issued identification document for each guest.

Weddings and Events

Weddings, events, and special occasions are welcome with prior approval. Please contact us before booking to confirm approval.

A venue fee and security deposit are required in addition to the accommodation cost. The venue fee depends on the number of attendees, and the property can accommodate up to 75 guests, including overnight guests.

Pets

The property is pet-friendly. A $50 USD sanitation fee applies per pet.

Pets must be declared in advance. If an undeclared pet is discovered during the stay, a $500 USD fee will apply.

Security Camera

For security, one CCTV camera is located outside the property and faces the entrance. There are no recording devices inside the villa. Recordings are automatically deleted after 30 days.

Water

One complimentary 20-liter water jug is provided for each stay. Refills are available for a small fee. For long-term stays, a new jug is provided weekly at no additional cost.

Receipts and Invoices

Invoices are not issued. In accordance with Airbnb’s payment policies and tax regulations, receipts are provided only in the name of the guest who made the reservation through Airbnb.

Receipts cannot be issued to third parties or companies. They can only be issued in the name of the person who made the booking, using the details listed on their platform guest profile.

Guests may download Airbnb’s official payment receipt directly from their Airbnb account.
