Guest Access

On the morning of your arrival, you will receive all the information needed for a smooth and easy check-in. In most cases, one of our hosts will welcome you personally, show you around the house, and share tips and recommendations to help you make the most of your stay.

For greater privacy, a self-check-in option is also available. Our team will send the instructions, access details, and entry codes in advance.

The Guest Experience team is available daily from 10:00 a.m. to 10:00 p.m. to assist with anything you may need.

Important Information

1. Parties and Noise Policy

• Parties are strictly prohibited.
• Small gatherings require prior written approval from management.
• Loud music and excessive noise are prohibited after 11:00 p.m.
• Guests must respect neighbors, staff, and community regulations.
• Violations may result in a USD 500 fine, police intervention, or eviction, as applicable.

2. Energy Conservation

• Turn off air conditioning, lights, and electronic devices when they are not in use.
• Air conditioning must be turned off whenever the villa is unoccupied.
• Excessive or irresponsible energy consumption may result in additional charges, where applicable.

3. Prohibited Items and Activities

• The possession or use of illegal drugs and firearms is strictly prohibited.
• Violations may result in immediate termination of the rental agreement, eviction, and/or legal action in accordance with applicable Mexican law.

4. Utilities and Unexpected Events

• Tulum may occasionally experience power outages, water interruptions, or other utility disruptions due to circumstances beyond the property's control.
• The management company is not responsible for interruptions caused by third-party service providers, weather conditions, or other events beyond its reasonable control.
• In the event of severe weather, emergencies, or safety concerns, authorized staff may access the property when reasonably necessary to protect guests, the property, or others.

5. External Vendors and Service Providers

• External vendors and service providers may not access the property without prior authorization from management.
• This policy is intended to protect the safety, security, and privacy of all guests and the property.

6. Occupancy and Pricing

• The villa accommodates up to nine guests.
• Pricing is based on four guests.
• An additional fee of USD 20 per guest per night applies for each guest beyond four.
