Location

Villa Exotica is located within the 400-acre Del Pacifico Ranch in Esterillos Este on Costa Rica’s Central Pacific Coast. The ranch is approximately 80 miles (1.5 hours) from San Jose International Airport and a 5-minute drive to the nearest beach. It sits conveniently between the popular tourist towns of Jaco and Quepos/Manuel Antonio.

Guests have easy access to a grocery store and several restaurants just half a mile from the ranch entrance, with many more options available about 15 miles north in Jaco.

Guest Access

Guests have full access to the entire home, including gardens and pools. Each home features its own kitchen, living and dining areas, and laundry room. There is a separate fourth kitchen reserved for professional chef catering services. Garages and a utility closet are reserved for owners and staff.

Parking is available on private driveways and the street on the north side of the property.

House Rules

Please read these rules carefully before booking:

1. No smoking inside the house. Smoking is allowed outside only if smoke does not enter the home. Dispose of cigarette butts properly. Illegal drugs, including marijuana, are prohibited. Violations may incur a $300 fee.
2. Quiet hours are from 10:00 p.m. to 6:00 a.m. Please respect neighbors by avoiding loud music or noise outside the home or on terraces and ranchos during these times. Complaints may result in loss of security deposit.
3. Electricity usage is limited to an average of 60 kWh per day per home. Excess consumption will be charged at $0.90 per kWh at checkout.
4. Pets are allowed only with prior approval. Only well-behaved, house-trained, and non-threatening pets are permitted. Guests are responsible for any damage caused by their pets. The property is not fenced, so pets must be supervised and kept on a leash or harness. A $100 pet fee applies per pet, with a maximum of two pets.
5. Guests assume full responsibility for their safety and any incidents on the property, including the pool. The owners and agents are not liable for any loss, damage, or injury.
6. No acts of prostitution or adult nudity outside the homes are permitted. Violations will result in immediate eviction and loss of the security deposit.
7. Short stays of 2-3 nights can only be booked within 30 days of arrival.
8. While rooms and doorways are spacious, some homes may not be wheelchair accessible. Please inquire before booking.
9. Small events may be allowed with prior approval and may incur additional charges. Contact the host for event policies.
