Overview

This modern vacation villa features an open floor plan and is located in the highly desirable EE section of Las Huacas, known as the “Beverly Hills” of Nosara. Perched above Guiones surfing beach, the property offers breathtaking 180-degree ocean views and mesmerizing vistas of the jungle below.

The villa sits near the end of a privately guarded dead-end road. The mostly paved road is exceptionally quiet, with minimal traffic and no dust. Nestled into the hillside, the home overlooks the Nosara surf and the entire bay.

The Space

The home has expansive ocean views from every room and has been fully remodeled with custom-designed furniture. It includes:

• Two beautiful kitchens
• Two living spaces
• Oversized sectional sofas for comfortable entertaining and relaxation
• A 75-inch flat-screen television
• A full Sonos remote-controlled surround-sound system
• Ten separately controlled speakers throughout the downstairs living area and primary bedroom
• Most major streaming applications
• Multiple areas suitable for remote work
• A desk and wireless printer for a conventional workspace

The fully fenced grounds are secured by a remote-controlled gate, combination safe, reinforced lockable pantry, and six surveillance cameras. The cameras do not point into the house but do cover the pool area and are used exclusively for security.

Bedrooms and Bathrooms

The primary suite is separated from the other bedrooms and features:

• A king-size bed
• An all-glass wall with panoramic ocean views
• Direct access to the pool and deck
• An en suite bathroom with an ocean-view walk-in shower

Upstairs, two additional bedrooms offer expansive ocean views and king-size beds. A fourth ocean-view bedroom includes:

Every room provides views of the surf, and guests can wake to the sounds of the sea and surrounding nature. All king-size beds feature luxury pillow-top memory-foam mattress toppers and soft, fluffy pillows.

The upstairs bedrooms are served by two full bathrooms and one half bathroom. All bathrooms feature imported tile and nickel-plated plumbing fixtures.

The main living room opens through 30 feet of glass doors onto a spacious covered veranda and outdoor living room. The veranda overlooks a deep Mediterranean-blue infinity pool, which is large enough for swimming or relaxing.

Every room faces magnificent views of the bay, surf, and beach tide pools. Beyond the pool, the hillside property extends 200 feet into pristine jungle filled with fruit-bearing trees, including:

• Jackfruit
• Other exotic species

The grounds also feature grass lawns, which are uncommon in the area.

The hardwood-covered veranda includes:

The kitchen faces a custom family dining table made from a single, three-inch-thick guanacaste tree trunk that was struck by lightning before it was harvested. Enjoy meals while taking in the expansive ocean view.

The large 30-foot glass doors open the interior to the veranda, creating a seamless indoor-outdoor living area with two living spaces and two kitchens.

Climate and Ventilation

The villa’s elevated position allows ocean breezes to flow through the well-ventilated home, helping keep it comfortable year-round.

• Every bedroom has its own remote-controlled air-conditioning system.
• Ceiling fans are installed in every room, including the veranda.
• Air conditioning is generally not needed during the day because of the natural airflow and shade.

Location and Guest Access

The villa is close to the area’s beaches, restaurants, shops, yoga studios, and fitness programs. Guests can enjoy the activity of Playa Guiones before returning to the privacy and tranquility of the hillside property.

The exact location is private and will be provided after booking. The villa is not within walking distance of the water. Properties with expansive ocean views in Nosara are generally located above the beach rather than directly beside it.

The beach is approximately a five-minute drive away via a paved and dirt road. Transportation options include:

• Quad

• Tuk-tuk
• Rental car

All are available in town and can be arranged by phone. Quads with surf racks are recommended.

About the Area

Playa Guiones is the center of the beach, dining, shopping, yoga, and activities associated with the area. The villa is located in Las Huacas, an elevated neighborhood overlooking the tranquil beach and surrounding bay.

The hillside setting offers:

The covered veranda and cultivated trees provide comfortable outdoor shade, while the elevated location offers cooler conditions than the jungle wetlands near the sea. After booking, the hosts will provide contacts for airport shuttles, favorite restaurants, and local activities.

For more detailed assistance with chefs, activities, and reservations, a concierge service is recommended. The hosts are not affiliated with the recommended providers but have had positive experiences with them in the past.

House Rules

• No parties or events.
• Guests are asked to treat the home respectfully and help preserve its condition for future guests and return visits.

Refunds and Insurance

No refunds will be provided for:

• Natural disasters
• Water outages
• Internet outages
• Security breaches
• Loss of personal property
• Nearby construction noise

The area is a rapidly growing community, and nearby construction cannot be ruled out.

Guests are encouraged to purchase travel insurance to protect against unforeseen circumstances, accidents, or other issues that could prevent travel or fulfillment of the rental terms.
