The Space
This property is ideal for couples or small groups seeking privacy and breathtaking ocean views. It features a beautiful infinity pool that is completely private and not shared with any other guests.
The house is equipped with air conditioning in every bedroom. Due to the high cost of electricity in Nicaragua, guests receive an allowance of 30 kilowatt-hours per night, which is sufficient for a comfortable stay. Please remember to turn off the air conditioning when not in use to conserve energy.
We provide 5 gallons of drinking water per reservation. The tap water comes from a well and is suitable for washing and bathing but not for drinking.
Additional amenities include a barbecue grill, with staff available to assist in its use, and basic cooking essentials. There is also a washer and dryer on site, and the housekeeper can do laundry for $5 per wash.
Guest Access
Guests have full access to the entire house. A service area is located at the back of the property, where the caretaker resides. The caretaker assists with security, pool and garden maintenance, and general guest support.
There is a friendly guard dog named Duquesa on the premises.
Electricity and Utilities
Electricity in Nicaragua is very expensive. For short-term rentals, 30 kilowatt-hours per day are included in the rental price. Any usage beyond this limit is charged at $0.50 per kilowatt-hour. For long-term stays with discounted monthly rates, electricity, water, and internet are not included and must be paid separately.
Typical electricity consumption ranges from 15 to 35 kilowatt-hours per day. To help keep rental costs reasonable, please turn off air conditioning and other appliances when they are not in use.
Additional Information
Upon arrival, guests will be asked to sign an agreement outlining their responsibility for electricity costs exceeding 35 kilowatt-hours per day and any damages to the property. A refundable damage deposit of $200 is required.

The house is spectacular. We loved it. Just keep in mind that you will probably have to pay extra for electricity, but they had already indicated that to us. We will return 🤍

First place I stay were they pressure you to pay an extra $200 dollar deposit, make you sign many forms, instead of worrying about the place being clean, it was full of spider webs, bath dirty showers. She should inspect property before turning in, but she was worry about forms and money. She wrote to me about $56 extra for energy which is fine, still waiting on the rest of my deposit money. They also have a dog full of fleas and thicks that will go inside the house every time we open the door. They said that the dog is part of the house. All I need is the blame for the dog going inside. Very unhappy with this stay for the money they ask, over 200 a day

We came for just over a week and loved it. We knew we were staying a few min from town (barely 5 minutes with a car - and you will want transport sorted) and so it was perfect. Quiet, dark and peaceful all night long, with more than enough space for us to cook, eat and enjoy the house. Pool was great. Bathrooms great. Bedrooms great - and amazing views from all rooms.

The first few days was during Holy Week so the town was nuts. Denise gave us recommendations for a delivery service that was wonderful. All of her recommendations were! The house cleaners were sweet and the caretaker and his son were attentive. The guard dog was sweet as could be and follows us a bit when we went to town on foot. We will book through Denise when we come back

The place is very true to its description. Very neat, clean, and with all the necessary utensils for a comfortable stay. However, it should be noted that access to the house includes some slightly steep sections that require extra effort from the vehicle. Also, there is no cell phone signal in the area around the house, which is made up for by the Wi-Fi internet.
