Policies and Important Information
- Minimum age for guests is 25 years old (children traveling with parents are exempt).
- Quiet hours are from 10:00 pm to 9:00 am. Excessive noise is prohibited at all times.
- Noise or disruptive behavior after 10:00 pm in gated communities may result in fines.
- Extra person fees apply for guests beyond the 14th.
- Pets are not allowed unless specifically authorized in advance.
- Smoking is prohibited inside the property.
- Events such as weddings or bachelor/bachelorette parties require prior approval and payment of an event fee.
- Occupancy is limited to the number of guests specified in the reservation contract. The renter must provide the names and number of all guests.
- Only two children under 12 should be listed in the “Children” field; the first two children stay free when sharing accommodations with parents. Additional children must be counted as adults.
- Disorderly conduct, nudity, disrespect toward security personnel, and excessive noise may result in fines up to $3,000 without warning. Guests are responsible for these fines.
- A 7-night minimum stay is required for December 25 and January 1. If booking both holidays, a 14-night minimum applies.
- High school and college spring break groups are not permitted without prior approval and an additional deposit.
- Airbnb bookings are limited to 16 guests; contact the host for rates and arrangements for additional guests.

This place was awesome. I’ve stayed in the neighborhood a few times (it’s a must) and one of the best small parts of this place is that it’s high enough up the mountain that its quite with a great view but it doesn’t take forever to get to on a rocky road which is a big plus. Staff and house were excellent. Would definitely stay again.

Really amazing place. 15 of us had plenty of room to stretch and have their own space. The common area is great for socializing and has tons of space. View is amazing and looks right down onto the harbor. Short walk to downtown Cabo. The host was super helpful in terms of recommendations for a caterer, spa services and everything around town.

We stayed at Villa Chavez for my 30th birthday, and overall, it was an incredible experience. The villa is stunning, with breathtaking views that made every moment feel special. The concierge & home staff were amazing—attentive, accommodating, and truly enhanced our stay. We loved the pool, hot tub, and all the amenities, which made the villa feel like a dream. However, there were a few issues. Two bathrooms had plumbing problems, and one shower flooded a bedroom. The catering was great, but they forgot eggs for everyone at breakfast which had been paid for. My scheduled yoga session didn’t happen, though they refunded & rescheduled it. The biggest concern was a noise complaint at 4 PM while we were playing music by the pool—well before the 10 PM quiet hours. This left us uneasy about what was considered “too loud” since next would be a 1500$ fine. Despite these hiccups, we had an amazing stay & would still recommend the villa—just be mindful of noise restrictions & service details.

Our experience at Villa Chavez was absolutely incredible and exceeded all expectations. The property itself was even better than described—every detail was thoughtfully designed, and the views were simply breathtaking. The balconies offered stunning ocean views, and even with our large group of 16, there was plenty of space for everyone to enjoy their own privacy while soaking in the beauty of the surroundings. The staff truly went above and beyond to make our stay unforgettable. Their service was impeccable, always attentive and friendly, and they ensured that every need was met. From the moment we arrived, we felt welcomed and cared for, which added so much to our overall experience. This villa is perfect for anyone looking for luxury, comfort, and incredible ocean views in Pedragal. We would absolutely stay here again and highly recommend it to anyone planning a trip!

We had the most fabulous weekend at Villa Chavez for my bachelorette party! Julie and the team were incredibly helpful organizing everything leading up to the weekend. We enjoyed the private chefs, home massage experience, and all the activities that were coordinated. The house maids were excellent and even made us coffee every morning. Hector was such a pleasure to work with once we arrived. Our whole group didn't have the lift a finger while we were in Cabo. Hector was also great as we had needs during the week and he coordinated all of our rides. The house is even better in person. Everyone got their own private space while also having plenty of communal living room. We can't wait to come back!
