Guest Access

Guests have exclusive access to the townhouse and shared access to the communal pool, lounge area, gym, paddle court, and neighborhood grounds.

All guests entering Palmara must show identification at the security checkpoint.

Important Information

Supplies

A starter supply of bathroom essentials, including toilet paper and soap, is provided. These items are not replenished each time they run out.

Electricity

For short-term rentals, a daily allowance of 40 kilowatt-hours of electricity is included. Additional consumption is charged at 6 MXN per kilowatt-hour.

Electricity is not included for stays of 28 nights or more. The local team will record the meter reading upon arrival and departure. Any additional consumption will be billed after check-out.

To help conserve energy:

• Use the air conditioning only when needed.
• Turn off the air conditioning when leaving the property.
• Keep all windows and doors closed while the air conditioning is running.

Cleaning Service

A mandatory cleaning service is required every 21 nights and costs $90 USD.

• Stays of 21 to 42 nights: One additional $90 cleaning fee
• Stays of 42 to 63 nights: Two cleaning fees, totaling $180
• Each additional 21-night period: An additional $90 cleaning fee

Additional Guests and Visitors

Additional guests or visitors exceeding the property's stated capacity are subject to an extra charge.

Rental Agreement and Security Deposit

Guests must sign a Rental Agreement after their booking is confirmed.

A security deposit may be required before check-in, depending on the booking platform used. The deposit is charged as a credit card transaction and refunded after check-out, provided all terms are met.

Surveillance Cameras

Surveillance cameras are installed on the premises strictly for security purposes.

Long-Term Stays

Long-term stays are available. The property also includes a laptop-friendly workspace suitable for remote workers.

Community Speed Limit

The maximum speed limit within the residential area is 20 kilometers per hour. A fine will be imposed for exceeding this limit.

Pool Maintenance

The pool is serviced on Mondays, Wednesdays, and Fridays. If you will not be present, please leave the keys in the lockbox so maintenance staff can access the property.

Service Interruptions

Electricity, water, and internet services are provided by external companies. Although these services are generally reliable, occasional outages beyond the host's control may occur.

House Rules

• Guests booking the property must be at least 25 years old.
• Stairs are required to access the upper-floor bedrooms.
• Smoking of any kind, including tobacco and cannabis, is prohibited inside the condominium.
• Recreational drug use is strictly prohibited on the premises. Violations incur a $300 penalty.
• Parties and events are not permitted.
• Illegal activity is prohibited.
• Excessive noise is not allowed.
• Loud music is prohibited after 10:00 p.m.
• Please respect the neighbors.
• Only guests listed on the reservation may stay at the property.
• Tents and other structures may not be set up on the property grounds.
• Renters are responsible for charges related to damage caused during their stay.
• Renters are also responsible for any necessary additional cleaning required after their stay.
• Guests may be required to provide government-issued identification on the day of check-in or during their stay.
• Please do not move the furniture.
• Pets are not allowed.
