Welcome to a spacious oceanfront penthouse in the heart of town, directly on the beach and just half a block from 5th Avenue. The penthouse spans two floors and includes a private, furnished rooftop with spectacular ocean views.

You’ll be steps from the beach and close to beach clubs, dining, shopping, water sports, golf, and beach massages. Private loungers and beach service are available for guests who purchase food and drinks, which can be delivered directly to their loungers.

Enjoy ocean and beach views from nearly every common area, including the spacious balcony and open-concept living room.

• Primary suite: King bed, 32-inch Smart TV, walk-in closet with safe, and en suite bathroom with glass walk-in shower and double sinks. Sliding doors open directly onto the balcony.
• Second guest room: Two queen beds, 32-inch Smart TV, closet, and safe.
• Third guest room: Cozy queen bedroom with a 32-inch Smart TV.
• The second and third guest rooms share a full bathroom with a glass shower.

Beach and Pool

Enjoy beach club service from two nearby beach clubs. Each day, our beach attendant sets up loungers, tables, and umbrellas exclusively for our guests. Cocktails, smoothies, beer, and food can be ordered and delivered directly to your lounger, with special guest discounts available.

Beach massages are also available just steps away.

The oceanfront infinity pool is ideal for relaxing and people-watching. The charming complex offers a relaxed, intimate atmosphere surrounded by tropical landscaping, artwork, and sculptures.

The complex is steps from the beach, beach clubs, restaurants, bars, shopping, water activities, and 5th Avenue.

Playa del Carmen is highly walkable, so a car is not necessary.

Guest Access

Guests have full private access to the condominium and balcony via the elevator or stairs.

You may relax at the shared infinity pool or head directly to the beach, where loungers and umbrellas are set up daily for our guests.

Free underground parking is available based on availability. Please do not rent a car until parking availability has been confirmed. Only midsize cars can be accommodated; SUVs are a very tight fit.

Things We Cannot Control

• Sargassum may occur during warmer spring and summer months, or earlier, and may affect the Mexican Caribbean. We cannot predict its arrival, quantity, or impact on beach conditions or swimming. Beaches are cleaned when possible, sometimes with tractors and workers. Conditions can change daily, so guests are encouraged to research this topic before booking.
• Playa del Carmen is a popular tourist destination, and noise or music from neighboring properties may occur.
• Construction that began in 2022 has been fully stopped for the last two years. If it resumes, we will do our best to keep guests informed.
• We are not responsible for rare, citywide power or water outages.
• We are not responsible for lost or stolen items. Please use the safes in the condominium and do not leave valuables on the beach or at the pool.

Important Information

• Maximum occupancy is eight guests.
• Outside guests, vendors, and parties are not permitted.
• Check-in is at 4:00 p.m., and check-out is at 11:00 a.m.
• Early or late check-out may be subject to additional fees and is unavailable during high and holiday seasons.
• Please keep your condominium access code with you, as the guards do not have access to these codes.
• Luggage may be stored safely with the complex if the condominium is not ready.
• A mini-market is located just outside the complex. Walmart and Banorte bank are within walking distance. For security, use the ATM inside Banorte rather than ATMs on the street.
• Quiet hours are from 10:00 p.m. to 8:00 a.m.
• This is a non-smoking condominium. Smoking is permitted only on the balcony, with the doors closed and cigarette butts disposed of properly.
• Glass and beer bottles are not allowed at the pool or on the beach. Please use plastic cups or cans and dispose of all garbage properly.
• Bath and beach towels are provided.
• Travel insurance covering trip cancellation, interruption, and medical expenses is strongly recommended, as the cancellation policy is firm.
• Hurricane season runs from June 1 through November 30. Please take this into consideration when planning your trip.
