Penthouse #3702 is a two-story corner unit occupying the seventh and eighth floors of the North Tower. There are only four penthouse-level units, with one located at each corner.

The upstairs hall bathroom and the private bathroom attached to Bedroom 4 were recently remodeled. The north-facing beach views are especially beautiful, and the breakfast bar is a popular feature among guests. Penthouse #3702 has consistently been one of our most requested accommodations.

About the Hosts

My brother and I discovered Cancun in 2004 and were immediately captivated by it. At the time, we owned beachfront vacation rentals in Cocoa Beach, Florida. After experiencing Cancun, we decided to sell our Florida properties and purchase a home here instead.

As you enter the Cancun Hotel Zone from the airport, freshwater lies to the left and the Caribbean Sea stretches to the right. The hotel zone is an island shaped like the number 7, with lush mangroves surrounding the freshwater Nichupté Lagoon on one side and Cancun’s turquoise Caribbean waters on the other. The freshwater and saltwater meet at only two narrow points: one at the southern end of the island near the airport and another at the far north.

The scenery is beautiful in every direction, and the local people are warm and welcoming.

What Sets Our Hosting Apart

Unlike a typical vacation rental in an apartment building with a pool, beach, and limited staff, we offer the support and amenities of a full-service resort.

• Tim and Megan manage the property full time and are dedicated to serving guests.
• Abdiel is our full-time on-site manager in Cancun. The team is available at the resort Monday through Saturday from 9:00 a.m. to 5:00 p.m.
• Outside those hours, guests continue to receive prompt email support.
• The resort provides 24-hour security and full-time staff.
• Oleo publishes a weekly activity brochure for guests.
• Live entertainment is often offered near the bar.
• Water yoga is typically included on the weekly activity schedule.

All-Inclusive Option

The resort’s all-inclusive plan is optional and can be selected separately for each day of your stay. Payment is made at the lobby front desk.

The current rate is:

• $95 per person per day
• $135 per person per day from December 20 through January 4
• Children aged 11 and under receive a 50% discount.
• Children aged 2 and under are free.

Prices may change without notice because resort pricing is outside our control.

When selected, the all-inclusive plan includes unlimited food and beverages from 9:00 a.m. until midnight. Guests receive access to four restaurants and both bars. One resort restaurant is excluded from the all-inclusive plan.

During the Christmas and New Year’s weeks, a 30% surcharge applies for enhanced offerings and extended resort hours.

Dining Alternatives

On days when you do not choose the all-inclusive option, you can stock the in-unit cooler with your preferred drinks and snacks. The cooler is approximately the size of a carry-on suitcase, making it easy to take to the pool or beach. It also works well as a small side table.

The non-inclusive restaurant serves:

• Toasted subs
• Wraps
• Pizza
• Desserts
• Coffee
• Espresso drinks

Additional restaurants are available directly across the street from the resort.

In-Home Cooking Service

Our local cooks can prepare an authentic Mexican meal in the penthouse. Guests particularly enjoy this service, which we offer at our direct cost rather than for profit.

• Service fee: $10 per person
• Minimum charge: $80
• Grocery shopping and meal preparation are included.
• Groceries are billed separately, with a receipt provided.
• Meals are served buffet style.
• Payment is made in cash at the time of service.

Tours and Excursions

With more than two decades of experience in Cancun, we can provide recommendations and local insight into activities and excursions.

One option is a private snorkeling excursion with Mike, a longtime friend whose family has been fishing in the area for generations. The excursion costs $90 per person, with a $540 minimum, and lasts approximately five to six hours.

The excursion includes:

• Round-trip transportation to the port
• A two-hour golf cart rental on Isla Mujeres
• Visits to excellent snorkeling locations
• Access to protected snorkeling waters, including the required additional per-person fee
• A substantial meal at the end of the excursion
• A private experience for your group

VIP Nightclub Access

Cancun’s major nightclubs often charge $50 or more just for admission. Guests may also encounter long lines, standing-room-only venues, and expensive drinks.

Our VIP nightclub pass costs $150 and includes:

• VIP access
• No waiting in line
• A VIP table
• Cover charge
• All drinks
• Transportation to the clubs
• Access from 10:00 a.m. until 3:00 a.m.

Airport Transfers and Grocery Stops

We provide a link to the private transfer company we have recommended for years. Vehicles can accommodate up to 10 people.

• Round-trip airport transfer: $125 per vehicle
• Grocery store stop before arriving at the resort: $40 additional
• Approximate distance from the airport: 15 minutes

If you arrive before check-in, we can bring your luggage and groceries upstairs and place perishables in the refrigerator. This service is available except after 5:00 p.m. or on Sundays, when guests receive an access code instead.

Tres Leches Cake

Our favorite bakery in Cancun prepares the tres leches cake we offer. Megan visited nearly every bakery in the city before selecting the one we use.

The cake is soaked with milk throughout its airy texture and can be ordered online through our website.
