From the private parking area, enter the home on the second floor, where three well-appointed bedrooms are located:

• The spacious primary suite includes a luxurious bed, an en-suite bathroom with hot water, air conditioning, a television, and a large closet.
• Two additional upstairs bedrooms each feature air conditioning, a television, and a closet.
• The two additional bedrooms share a full bathroom.

The lower level features a bright, open-concept living area designed for gathering and relaxation. The fully equipped kitchen includes stainless steel appliances, cookware, and the essentials needed to prepare meals while enjoying spectacular ocean views.

This level also includes a fourth bedroom with air conditioning, a television, and access to a shared bathroom.

After exploring San Juan del Sur, relax in the spacious living room, which offers multiple sofas and a large high-definition television. You can also simply unwind while taking in the sweeping views of the bay.

Guest Access

Property Amenities

• Air conditioning is available in every bedroom and in the living room.
• The private pool is not shared with anyone else.
• A barbecue grill is available, and the staff can assist with its use.
• Basic cooking essentials are provided.
• A washer and dryer are available.
• The housekeeper can do laundry for $5 per wash.

Drinking Water

• Five gallons of drinking water are provided per reservation.
• The tap water comes from a well and is suitable for washing and bathing, but it is not safe for drinking.

Electricity

Due to the high cost of electricity in Nicaragua, short-term rentals include 35 kilowatt-hours per day, which is generally sufficient for a comfortable stay. Average usage is approximately 15–35 kilowatt-hours per day.

• Electricity exceeding the included allowance is charged at $0.50 per kilowatt-hour.
• For long-term rentals of 28 days or more, electricity is not included and must be paid separately.
• Please turn off the air conditioning and other appliances when they are not in use.
• Being mindful of electricity consumption helps us maintain our rental prices.

Upon arrival, guests must provide a $200 damage deposit and sign an agreement accepting responsibility for electricity charges exceeding the stated allowance, as well as any damage caused to the house.
