Construction Noise
Tulum is a town undergoing constant development, so unexpected construction or building work may take place near the property. Any noise caused by nearby construction is beyond our control. If construction is ongoing near the villa, this will be noted in the listing whenever possible.
Wildlife Encounters
Because Tulum is surrounded by jungle and lush vegetation, insects and small animals are common. Guests may encounter small scorpions, tarantulas, raccoons, and ants. These creatures are harmless.
Essential Services and Amenities
Tulum is a charming small town whose infrastructure was not originally designed for its current level of demand. Electricity, water, and internet services may occasionally be interrupted because of weather conditions or maintenance work. Although these situations are beyond our control, we will assist whenever possible.
Amenity issues may also occasionally occur because of frequent guest use. These situations are considered normal and are not the result of negligence.
Pool Care
The pools are carefully maintained, but their condition at check-in may vary because of weather, natural debris, and wildlife. A dedicated maintenance team is available to address any concerns.

Humid Climate
Tulum has a highly humid climate, particularly during the wet season. Guests should be prepared for muggy conditions and natural changes in construction materials, such as Chukum stucco, which adapts to the humid environment.
Parties and External Noise
Tulum attracts many types of visitors, including families, groups of friends, business travelers, and guests seeking nightlife. Parties are common, especially during holidays. Although parties are prohibited at the villa, we cannot control external events.
If loud music from an outside party disturbs your sleep, we will do everything possible to assist. However, external noise is beyond our control, and we cannot be held responsible for it.
Concierge Services
Our specialized concierge team can arrange third-party services before or during your stay, including tours, transportation, private chefs, yachts, spa treatments, and decorations.
We can help coordinate these services but are not responsible for situations involving external providers. If an issue arises, we will assist with resolving it, but we cannot be held accountable for circumstances outside the villa.
Concierge service is available from 8:00 a.m. to 8:00 p.m. It is not a 24/7 butler service.

We rented this villa for a bachelorette and it was perfect. Exactly as shown in pictures. 4 bedrooms and 4 bathrooms (3 showers). Can comfortably sleep 9 people (with sofa bed). Towels, soap, shampoo, laundry detergent, drinkable water were provided. Diego was very responsive before and during our stay. He provided many recommendations for different services, local experiences, FAQ, etc. We used the private van driver and the private chef experience that he recommended. The villa is well located. 10 mn to the grocery stores and 15-20 mn to the beach by car. A convenience store is at a walking distance. It is difficult to get around without a car. We did have a few issues: broken dishwasher, moldy and humid bedrooms, broken neon sign in the pool area. Lack of supplies for a long stay: paper towel, dish cloth, dishes, garbage bags. Diego was very flexible for the check-out and even provided another villa for us to stay for free as we had a late flight. Professional and thoughtful!

Staying at Diego's house was a wonderful experience, the house is beautiful, with attention to detail and in person it is even better than the photos. The spaces are very large, the beds are very comfortable, the kitchen is really equipped with everything, from the toaster to the blender and other appliances, the dishes in abundance and everything worked beautifully, even the wi-fi was perfect. A special thanks goes to Anngy who welcomed us with a warm welcome. He answered all our questions about the area, the beaches, restaurants, and anything we asked him throughout the vacation. It was like having a friend away from home, and I thank her infinitely because if our vacation was special, it was also thanks to her. I hope to return to Diego's house again in the future 🤗

We had a wonderful stay at the villa. The place was beautifully appointed, immaculately clean, and fully equipped with everything we needed. The host was responsive and helpful from the moment we booked through to checkout. The location offered both tranquility and convenience, making it an ideal base for our trip. We especially appreciated the private outdoor space — it was perfect for relaxing after a day out. Overall, a great experience. We would happily stay here again and recommend it to anyone looking for something comfortable, stylish and well managed.

Amazing stay! Very private from other homes as well as inside the home. So much space and areas to hang out. We travelled with 6 people and there was more than enough room where we all had our privacy. The pool was amazing, perfect temperature for the hot days. We could walk to small shops and restaurants but we barely left as the home had everything we needed. Our contact was super responsive and provided everything we needed. They were very flexible on check in and check out which made everything so easy. We all 100% recommend this place to anyone and are already talking about going back!

This stay was absolutely perfect from start to finish. The host had amazing communication—they were responsive, friendly, and made sure we had everything we needed before and during our trip. The hospitality was outstanding, with thoughtful touches that made us feel right at home. The house itself was spotless and incredibly well-equipped. From the fully stocked kitchen to the cozy bedrooms and modern bathrooms, everything you could possibly need was already there. The amenities were top-notch—whether it was the high-speed WiFi, washer/dryer, or outdoor space, every detail was clearly considered with care. Overall, this was one of the best Airbnb experiences I’ve had. I’d absolutely stay here again and highly recommend it to anyone looking for a comfortable, hassle-free getaway

We had a wonderful stay at this villa and really enjoyed our time there. From the moment we booked, the host was very responsive and made sure all our questions were answered promptly, which made the whole process smooth and reassuring. The villa itself was just as described and looked exactly like the photos—clean, well-maintained, and thoughtfully arranged. It’s clear that the place is cared for with attention to detail. We felt very comfortable and well taken care of throughout our stay. It had everything we needed and was a relaxing space to come back to after a day out exploring. The only small issue we noticed was finding a dead lizard and a dead cockroach, but since they were already dead, it seemed like the place had been recently treated for pests. While not ideal, it actually reassured us that pest control was being taken seriously. Overall, it was a really good experience and we’d definitely recommend this villa to others looking for a clean, comfortable, and well-managed
