The Space
Welcome to our accommodation in Villas de Palermo, located just seven minutes from the beach. This safe, peaceful, cozy, elegant, and eco-friendly family villa offers:
- Ocean and mountain views
- Access to a shared restaurant, bar, and pool
- A convenient location near the beaches, shops, restaurants, and tourist services of San Juan del Sur
- Easy access to surrounding beaches along the new coastal road
The villa includes two bedrooms and two full bathrooms:
- The upstairs primary bedroom features a queen-size bed, sofa bed, full bathroom, walk-in closet, and private balcony.
- The ground-floor bedroom includes two queen-size beds, a television, closet, and full bathroom.
The main living room has reclining sofas, a smart television, and a work desk. The fully equipped kitchen is suitable for preparing meals, which can be enjoyed in the indoor dining area or on the terrace with barbecue facilities. The terrace also offers beautiful views. An additional work area is available.
Guest Access
Guests have exclusive use of the entire villa. Within the resort, shared facilities are available during limited hours, including:
- Bar and restaurant
- Swimming pool
- Children’s playground
- Internal trails and gardens
Sustainability and Utilities
Natural resources are precious, and the villa supports their conservation. Guests are encouraged to practice sustainable tourism by using only the electricity and water they need, turning off lights and air conditioning, and closing faucets when they are not in use.

- Up to 25 kilowatt-hours of electricity per day
Additional electricity consumption is charged at US$0.35 per kilowatt-hour and is payable to the administration.
Natural Setting
The villa is located in a natural environment surrounded by local flora and fauna. Guests may see and hear birds, howler monkeys, and other species. Insects may occasionally be present, so the following precautions are recommended:
- Keep doors and windows closed.
- Use insect repellent.
- Wear protective clothing when hiking.
Cleaning and Grill Use
Use of the grill is included at no additional cost for stays of two nights or more. For one-night stays, grill cleaning costs $6 plus value-added tax.
The rate also includes one complimentary deep cleaning service, valued at $35 plus value-added tax, per stay. During longer stays, guests may request basic or deep cleaning services for an additional fee.
Bottled water, laundry, and drying services are available for purchase by contacting the administration.
Extended Stays
Weekly and monthly stays are available at special rates. For extended stays, guests are responsible for the cost of water, electricity, and cleaning services.

The place is true to the photos and description. The front desk and complex entrance staff were very friendly. We loved the pool, especially the kids. It was spacious and had a section that was deep enough to try a bit of diving. Even at night, the water was warm. The sea played a trick on us and was rough, as there was a tropical depression. The only thing is that they should include all electricity consumption in the rent. It's the first city where I've used Airbnb that sets a consumption limit and then charges for every kWh used. Our check-out was delayed because they were going to read the meter, and you don't know for sure what the reading was at the beginning and at the end. Only the staff's word. The rest of the stay was perfect.

We loved our stay. It has a very nice view, is super comfortable and, above all, very quiet. It's perfect for relaxing and disconnecting from everything for a bit. The atmosphere feels very nice and cozy, and we really enjoyed the experience. It's definitely a place we would gladly return to. ¡100% recommended!

My family and I loved it. We stayed there for several days and felt very comfortable. The house has beautiful views of the bay. Everything you need to be comfortable.
