Overview
Gorgeous Tepoztlan Vacation Home is located in the Tepoztlán Valley, very close to Tepozteco, and offers stunning mountain views. With four bedrooms, a swimming pool, and space for 8 to 10 guests, it is an ideal place to relax and unwind.
Parties and loud music are prohibited out of consideration for the neighbors.
The Space
Unique to Tepoztlán, the house features very high ceilings supported by wooden beams and wide adobe walls. It stays cool during the day and cozy at night.
The property includes:
- A living room with a fireplace
- A terrace overlooking the garden
- A raised terrace for the master suite
- A fireplace inside the master suite
- A bungalow with two double beds and a bathroom
- A service room
- Parking for four cars
The bedroom layout consists of:
- One bedroom with a king-size bed
- Two bedrooms with two single beds each
- A bungalow with two double beds
Pool Heating
Tepoztlán’s pleasant climate makes the pool ideal for use. If you would like to heat it, boiler service is available upon request at least two days in advance.
The related gas costs are not included in the rental price. Payment is made directly to the gas company, and the boiler takes approximately seven hours to heat the pool.
- First day: $1,750 MXN
- Each additional day: $750 MXN
- Payment: Cash at check-in
Cleaning Fee
A cleaning fee of $900 MXN is charged to leave the house clean on the last day.
Guest Access
Guests have access to the entire house, garden, and pool. The service room is also available for guests traveling with a nanny, housekeeper, or chauffeur.
Location
The village is approximately a 10-minute drive or a 25-minute walk from the house.
Other Things to Note
Please follow the directions carefully when traveling to the property, as the address appears differently in Waze than it does in Google Maps.
Please make an effort to keep the doors closed. Tepoztlán’s climate is typical of the region and attracts insects and other local animals. Although the property is regularly fumigated and maintained, this is important to keep in mind.

Our stay was very pleasant, and we are very glad we chose this place. The place is very nice and very well kept. The garden is beautiful and was one of our favorite spaces. In addition, the pool is quite large and perfect for enjoying and relaxing. The rooms are great, comfortable, and clean. Overall, we found everything in very good condition and had no issues during our stay. We really enjoyed the place, the tranquility, and all its spaces. We are definitely leaving very happy and would gladly come back. Thank you so much for hosting us!

The space is simply SPECTACULAR. The house is even prettier in person than in the pictures, and all the details that go with the space are done with care and love. Patricio's place is amazing. We had a very nice time with the family. Highly recommended for families who want to be in a quiet and beautiful place. The additional cost of the boiler to heat the pool is super worth it. The water temperature was ideal the whole time.

Patricio’s place in Tepoztlan is a gorgeous villa and a great spot for a group holiday. Patricio was super responsive and helpful with his communication which made things really easy. The landscapes around the home are amazing and add to the stay and there are some good restaurants within a 5-10 minute walk although the main town is a bit longer 20-30 minutes (although taxis are easy to organise).
