The Space

Set amidst a forest inhabited by monkeys and alongside a 1.5-mile stretch of pristine beach, Rock Point offers a tranquil vacation rental experience. Also known as Villas Iguana Beachfront Condo A-2, this condo is situated in the heart of the wave-rich Tola region.

This beachfront condo features:

• 3 bedrooms and 2 bathrooms
• Accommodates up to 6 guests
• Located at the northern end of Playa Colorado
• Positioned between a river and Los Perros Point to the north
• Within walking distance to two excellent surf breaks: Panga Drops and Colorado beach break

The condo is on the ground floor, providing easy access to the pool and beach via a patio. It includes air conditioning throughout, satellite TV, Wi-Fi, and housekeeping service three days a week. An optional meal plan is also available.

The master bedroom has a queen bed and sliding doors opening to the oceanfront patio. Each of the two guest rooms contains two single beds, which can be converted into king beds upon request. The kitchen is fully equipped, and the living room offers a comfortable space to relax.

Housekeeping staff handle laundry services, as they have exclusive access to the washer and dryer. This service is included with your stay.

Please note: The base rate covers up to 4 guests. There is an additional charge of $15 per night for each extra guest, up to a maximum of 6 people.

Location

Rock Point is part of the Hacienda Iguana development, renowned for its world-class surf breaks. Within walking distance, you will find:

• Playa Colorado
• Panga Drops
• Los Perros
• Playa Amarillo (walkable at low tide, located south of Playa Colorado)

The area also features a beautiful 9-hole golf course that is well-maintained, thoughtfully designed, and affordable for guests.

Food Supplies

The best place to shop for groceries is La Colonia in Rivas, located 100 meters south of the turnoff for Tola on the right (west) side of the street. While in Rivas, it is also advisable to refuel, as these are the closest gas stations to the property.

We highly recommend stocking up on groceries for your entire stay. Alternatively, if you prefer not to handle meal planning, shopping, and preparation, ask us about our meal plan, a full-service catering option.

Dining Options

Within the Hacienda Iguana development, several dining venues are available:

• Pili's Kitchen at the Beach Club, the only beachfront restaurant, offers fresh food, juices, smoothies, and a full bar.
• The Salty Koala in La Joya, next to the Eco Casitas, serves Asian cuisine and craft cocktails.
• Casa Ananas, located above our office, features authentic Italian dishes, pizza, and international specials.
• Downtown Iguana, near the office and surf shop, offers seafood and traditional Nicaraguan meals at reasonable prices.
• Scoops and Spokes, across the street, serves homemade ice cream, coffee, baked goods, paninis, and fresh juices.
• Iguana Brewery provides sports bar fare and local craft beers.

Additional noteworthy restaurants outside the Hacienda Iguana development include:

• Gigante area: El Pozo, Juntos, and Giant’s Foot Surf Camp (Burger Night every Monday)

Inside Hacienda Iguana, the NSR Surf Shop offers a wide range of items, including:

The shop also rents scooters, dirt bikes, surfboards, boogie boards, and stand-up paddleboards.

The Riviera commercial plaza, located within half a mile of Hacienda Iguana’s entrance, features:

Getting Around

The property is approximately a 2 to 2.5-hour drive from Augusto C. Sandino International Airport in Managua and about 4 hours from Liberia Airport in Costa Rica.

Most major car rental agencies operate at Managua airport; advance reservations are recommended. A four-wheel-drive vehicle is only necessary if you plan to visit beaches further south, such as those around San Juan del Sur.

If you prefer not to rent a car, we can arrange airport transfers and daily sightseeing or surf trips. Motorcycle and scooter rentals are also available, and we can organize vehicle or boat transport to nearby surf breaks.

Additionally, Alamo and National have rental offices adjacent to Hacienda Iguana for convenient vehicle pickup.
