Set within a monkey-inhabited forest beside 1.5 miles of beautiful beach, Rock Point offers a relaxing beachfront retreat in Nicaragua’s wave-rich Tola region.

Also known as Villas Iguana Beachfront Condo A-2, this three-bedroom, two-bathroom condominium sits at the northern end of Playa Colorado. A river and Los Perros point are located to the north, while Panga Drops and the Colorado beach break are a short walk south.

The base rate covers up to four guests. An additional fee of $15 per night applies to each extra guest, with a maximum occupancy of six people.

The Space

Located on the ground floor, the condo offers convenient walk-up access from the pool and beach. Amenities include:

The primary bedroom features a queen-size bed and sliding doors opening onto the oceanfront patio. Each of the two guest bedrooms has two single beds, which can be converted into king-size beds upon request.

Laundry Service

The housekeeping staff handles all laundry because they are the only people with access to the home’s washer and dryer.

• One complimentary laundry service is included for stays of 3–7 nights.
• Additional laundry requests cost $10 per load.

Power Outages

Occasional power outages are common in this area. The property has a battery backup system that powers most outlets, including the refrigerator and internet, as well as ceiling fans and lights.

The backup system does not power:

• Water heaters
• Laundry machines

Please limit electrical usage during an outage to conserve battery power. The system typically lasts approximately 4–6 hours, depending on usage.

Food Supplies

La Colonia in Rivas is the best place to purchase groceries. It is located 100 meters south of the Tola turnoff on the right, or west, side of the road.

While in Rivas, it is also recommended that you refuel, as the city has the closest gas stations to the property.

Guests are encouraged to purchase as many groceries as possible for their entire stay. Alternatively, a full-service catering option is available through the meal plan, which eliminates the need to plan, shop, and prepare meals.

Several dining options are available within the Hacienda Iguana development.

• Pili’s Kitchen: Located at the Beach Club in front of the Colorado Break, this is the development’s only beachfront dining option. It serves fresh food, juices, smoothies, and drinks from a full bar.
• The Salty Koala: Located in La Joya beside the Eco Casitas, this restaurant serves Asian cuisine and craft cocktails.
• Casa Ananas: Located above the office, this restaurant offers authentic Italian cuisine, pizza, and international-themed evenings.
• Downtown Iguana: Located beside the office and surf shop, this restaurant serves seafood and authentic Nicaraguan cuisine at reasonable prices.
• Scoops and Spokes: Located across the street, this café serves homemade ice cream, coffee, baked goods, paninis, and fresh juices.
• Iguana Brewery: Located a few doors away, this venue offers sports bar food and local craft beer.

Getting Around

The property is approximately:

• 2–2.5 hours by car from Augusto C. Sandino International Airport in Managua
• 4 hours by car from Liberia International Airport in Costa Rica

Most major car rental agencies have locations at Managua Airport, and advance reservations are recommended.

A four-wheel-drive vehicle is generally only necessary for traveling to beaches farther south, particularly in the San Juan del Sur area. Guests who prefer not to rent a vehicle can arrange airport transportation, daily sightseeing trips, and guided surf excursions.

Motorcycle and scooter rentals are available, and vehicle or boat transportation to other surf breaks in the area can also be arranged. Alamo and National offer vehicle rentals from an office next to Hacienda Iguana.
