Guest Access

Guests have full and exclusive use of the property during their stay.

HOLT’s housekeeping staff has access to the home and may be on-site during daytime hours most days of the week to maintain a high standard of service. In an emergency involving electricity, gas, flooding, heating, cooling, internet, pests, or any safety concern, HOLT reserves the right to enter the property without prior guest approval.

The gardener must water the plants daily to keep them healthy and well maintained. He will visit between 12:00 p.m. and 4:00 p.m. for approximately 15–20 minutes.

Important Information

Security Deposit or Damage Waiver

Guests must submit payment details for either a security deposit or damage waiver. Two coverage options are available:

• A non-refundable damage waiver of $53.50 USD covering accidental damage and normal wear and tear, excluding house rule violations
• A refundable security deposit of $500 USD, held through the guest’s payment method before check-in and released after the stay if no damage is found

Guests may choose either option.

Rental Agreement and Identification

Before arrival, all guests must:

• Sign a HOLT rental agreement
• Submit identification
• Provide contact details
• Receive HOLT’s Boarding Pass with check-in and property information

HOLT reserves the right to request a copy of a government-issued identification document for each guest included in the reservation.

Security Cameras

The property has two exterior CCTV security cameras viewing the entrance and two additional security cameras in the backyard. There are no recording devices in private areas of the home. All recordings are deleted after 30 days.

Commercial Use

If you are booking the property for commercial purposes, please notify HOLT in advance and provide details about the intended use. Terms and pricing may vary.

Pets

This is a pet-friendly property. A $50 USD sanitation fee applies per pet. Guests who do not disclose that they are bringing a pet will be charged a $500 fee.

Receipts and Invoices

Invoices are not issued. In accordance with Airbnb’s payment policies and tax regulations, receipts are provided only in the name of the guest who made the reservation through Airbnb.

Receipts cannot be issued to third parties or companies. They can only be issued in the name of the person listed on the platform guest profile who completed the booking.

Guests may download Airbnb’s official payment receipt directly from their Airbnb account.
