A distinctive 3-bedroom villa sits just 10 meters from the beach in Nicaragua’s Emerald Coast. Sleeps 6 with private baths, air conditioning, outdoor showers, and a palapa overlooking local beach life.
The Space
This distinctive beach house is rich in history and sits directly on a public beach in the heart of a Nicaraguan fishing village. It is not part of a resort or gated community; instead, it offers an authentic experience surrounded by local life.
Designed for outdoor living, the home is just 10 meters from the ocean. Enjoy the sound of the waves, take a refreshing dip, and rinse off in the outdoor showers. From the second-level palapa, watch fishermen and women, lobster divers, tourists, and locals come and go along the beach.
The house is most comfortable for six guests. Each room includes air conditioning and a private bathroom.
- Outdoor kitchen with a grill
- Basic indoor kitchen with pots, pans, and utensils
- Filtered water available in both kitchens
- Outdoor showers
- Direct beach access
- Space for relaxing, reading, and enjoying the local culture
The kitchen is simple but functional, with everything needed to prepare meals, including the day’s lobster, snapper, mahi-mahi, tuna, or mackerel.
Take a short walk to buy fish from local fishermen, enjoy sunset drinks at nearby restaurants, or stroll along the surrounding beaches. Local boats can be hired for fishing, surfing, and beach excursions. Nearby surf breaks are accessible by foot or boat.
Guest Access
Guests have access to the entire house.
Location and Local Life
This home is located within a Nicaraguan community on a public beach, not inside a resort or gated development. Everyday life unfolds around the property, offering an immersive local experience.
The beach is especially active on weekends and during popular holidays, including New Year’s and Easter Week, when many locals visit the coast.
House Cat
An old house cat lives on the property and remains in the outdoor areas rather than entering the rooms. He is quiet and unobtrusive, but this is his home too.

This place is genuinely special. The architecture stands out: it’s an authentic fisherman’s-style home with beautiful woodwork and a thatched roof that really captures the laid-back Nicaraguan coast. The space is warm, full of character, and the indoor-outdoor flow is something you just have to experience. The main area is great for cooking and hanging out, especially with the Argentinian-style parrilla. We grilled fresh red snapper from local fishermen. The kitchen has everything you need, so hosting meals and spending time together is easy. The rooms are comfortable, with reliable AC, hot water, and thoughtful touches. The décor is relaxed and the house has all the essentials. My favorite spot was watching the sunset in the upper deck room. The location is unbeatable, truly beachfront. Walk out the gate, and you’re in clear, calm warm water in seconds for a swim. World-class surf breaks are just minutes away. This place is a rare mix of authenticity, comfort, and location.

The house was ideal, loved the layout and Mathew was amazing, and gracious. The playa is a gorgeous little fishing village with a really fun hike and amazing views up the hill on the south of the beach. The only thing we didn’t realize is that Gigante is one the most popular beaches for the locals on holidays! It was filled with literally thousands of people, they were camped out in front of the house most of our stay. This isn’t necessarily a negative, just not the peaceful experience we were looking for and it stung a little more because we paid a holiday/premium rate of over $700 per night😖 Rookie mistake on my end!!! That being said, we would really love to go back and stay at Hannah’s place when it’s not a holiday weekend and when the rates are more reasonable.

THE place to stay in Gigante! Our second time here as a family of 4. We just love this home and are grateful for all the amenities offered in a part of the world where conveniences don’t come easy. Great communication, hospitality, all the things! Thank you!

Great place, very rustic, but that’s what I wanted. The hosts were fantastic, incredibly friendly and helpful. The main common area is bigger than seems in the pictures. There is a road between the house the the beach, so bit of traffic there, but otherwise relatively quiet with the exceptions of Xmas and new year where it seems the whole country comes to this beach for partying… Will be back!

Paradise on earth. we had booked 5 weeks and couldn't leave, we had to extend!!! The house is amazing with this huge outdoor living room with the only noise, waves, wind and birdsong. The rooms are super comfortable, in short, happiness!!! In addition, the village is still authentic, with all these children who have made a great friendship with ours around surfing....The beach breack is a 10 minute walk, or 5 minutes with the two bikes of the property. In short, paradise on earth. Thank you for everything!!!!!!

The house was everything as detailed and a great space to live in. My family stayed there over 3 weeks and it was super to have the beach / surf so close. Sleeping to the sound of the waves will be very much missed. If planning to stay make sure you stock up on groceries as there are quite limited offerings in the village but that’s also common to Nicaragua. The hosts were super helpful in pre-stocking some supplies for our arrival. They linked us to lots of activities taking place in the village and surrounding areas and was always on hand to give advise and guidance for any additional needs, via a text/ call / in person. Would thoroughly recommend anybody staying in this place in the future as you become part of the local community there. We stayed in a gated accommodation after and although a nice place it’s nicer being immersed in with the locals as you are staying at Sunset Heaven. Thank you Hannah and Matthew for all your support for me and my family while staying in your place.
