The Space
Immersed in nature and nestled on a unique natural viewpoint, the home offers spectacular lake views and an unforgettable setting for families or couples seeking a romantic getaway.
Most of the property consists of vibrant gardens filled with life and a spacious, impeccably maintained grass lawn. The lake access is among the cleanest and most crystalline in the area, providing ideal conditions for:
- Swimming
- Snorkeling
- Kayaking
Beside the house, an outdoor chill-out area overlooks the lake and includes both gas and fire barbecue grills.
Guest Access
Guests have access to the entire house, including:
- A living area with a fireplace overlooking the lake
- A master bedroom with lake views
- A guest bedroom
- Two bathrooms
- A fully equipped kitchen with granite countertops
- Spacious lake access
- A private dock
The kitchen is polished and well equipped with everything you should need. All water in the house, including water from the showers and bathroom sinks, is filtered through an industrial ultraviolet, sediment, and carbon filtration system. It is completely safe to drink.
Ample parking is available.
Important Details
Because the home is secluded, guests are encouraged to bring groceries.
- Parties are not permitted.
- Smoking is not permitted indoors.
- All water in the house is filtered and safe to drink.
- A four-wheel-drive vehicle or sport utility vehicle is required for access.
- The final mile is on a dirt road and may scrape the underside of your vehicle.
Dogs on the Property
Two rescue dogs live in a separate area of the property. If they happen to get out, there is a slight chance that one or both may come by to say hello.
If you are not comfortable around dogs, please let the host know so extra care can be taken to keep them in their designated living area.

Beautiful property with great views. Kitchen has everything you’d need. Alex and the rest of the staff were great. Alex went above and beyond helping us arrange transportation throughout our entire stay, and with giving recommendations. Highly recommend this property!

Tres Tortugas is an incredible property, astoundingly beautiful, and worth the challenge of getting there on the unpaved road leading to the house. Alex helped us get a driver to bring us there and we are happy we didn't drive there ourselves. We were coming from Antigua and did our supermarket shopping there so we didn't drive off the property at all until we the end of our stay. Staff lives on the property and helped us bring our luggage in when we arrived. The pictures don't fully capture its beauty. The views are spectacular, the property grounds lush and really well-maintained, with lake access down quite a few stairs directly to Lake Atitlan and a private dock. Alex helped us arrange private boats to ferry us for day trips to other towns along the lake. All in all a truly special experience.

The place is very magical and secluded. Alex was charming the whole time. We took a private boat and toured San Pedro. The place was exceptionally clean. We arrived at an endless paradise garden plot with a spectacular view. We are sure we will return

You’ll think you’ve died and went to heaven. I can’t say enough good things about the spectacular location, the amazing property, and the perfectly organized home. The people were so helpful and accommodating in every way. You really need to take them seriously when they say, bring a four-wheel-drive vehicle, the last mile is pretty gnarly. Thanks Atanda Alex who is there and meeting every need and providing great recommendations.
