8BR Penthouse in Cancun

Penthouse Combination

This listing combines two separate units located on the seventh floor, the resort’s top floor. Only four units occupy the entire floor, providing an especially private setting.

Each unit is a two-story, four-bedroom, 3.5-bathroom corner penthouse. If you are interested in additional units on the same floor, we manage all four penthouses.

Penthouse Combo #323 Includes

• Eight bedrooms
• Six bathrooms with showers
• Two half bathrooms
• Two full kitchens
• Two living and dining areas
• Two large private terraces
• Two laundry rooms
• Four king beds
• Five queen beds
• Seventh-floor, top-floor penthouse location

The combined space is well suited to family reunions, weddings, and other events involving larger groups.

Resort Location

Oleo Cancun Playa is located directly on the beach in Cancun’s renowned Hotel Zone.

Address: Blvd. Kukulcan Kilometer 19.5, Zona Hotelera, Quintana Roo, Cancun, Mexico 77500

The Resort Experience

Unlike a typical vacation rental in an apartment building with a pool, beach access, and limited staffing, these penthouses are located within a full-service resort.

The resort offers:

• Full-time staff
• Gated security and 24-hour security service
• A 24-hour lobby
• Gym
• Spa
• Tennis court
• Swimming pool
• Beach access
• Sun deck
• Lounge chairs and umbrellas
• Hot tub
• Photo studio
• Tour center
• Five restaurants
• Two bars, including a pool bar
• Spa facilities with a steam room, sauna, relaxation pool, and hot tub
• Massage and nail services

My wife and I manage the property full time, with a dedicated focus on serving our guests. Our full-time Cancun managers, Abdiel and Paola, are available at the resort Monday through Saturday from 9:00 a.m. to 5:00 p.m. Outside those hours, guests can still expect prompt email responses.

On arrival day, our team welcomes you, provides a tour, and answers your questions.

All-Inclusive Option

The resort is all-inclusive, but the package is optional and can be selected separately for each day of your stay. Payment is made at the lobby front desk.

• Current price: $90 per person per day
• Christmas and New Year’s period, December 20 through January 4: $135 per person per day
• Children aged 11 and under receive 50% off
• Children aged 2 and under are free
• Prices may change without notice because resort pricing is outside our control

The all-inclusive package includes unlimited food and beverages from 9:00 a.m. until midnight. When selected, it provides access to four restaurants and both bars.

During Christmas and New Year’s weeks, a 30% surcharge applies for enhanced offerings and extended resort hours.

One resort restaurant is not included in the all-inclusive package. It operates on an à la carte basis and serves toasted subs, wraps, pizza, coffees, espressos, and desserts.

Cooler for Personal Food and Drinks

On days when you do not choose the all-inclusive option, you are welcome to fill the in-unit cooler with your preferred drinks and snacks. The cooler is approximately the size of a carry-on bag, making it easy to take to the pool or beach. It also works well as a small side table.

Many guests continue to find the cooler useful even when using the all-inclusive package.

In-Home Mexican Cooking Service

Guests can arrange an authentic Mexican meal prepared in the penthouse by local cooks.

• Service fee: $10 per person
• Minimum charge: $80
• Includes grocery shopping and meal preparation
• Groceries are provided with a receipt
• Meals are served buffet-style
• Payment is made in cash at the time of service

The menu and booking link are included in the welcome package.

Location and Transportation

The resort is in a well-lit, safe area with a relaxed atmosphere. Restaurants are located directly across the street, along with a convenience store selling beer and spirits.

Buses operate 24 hours a day, making it easy to reach additional restaurants, shops, and major nightclubs within minutes. A bus ride anywhere in the Hotel Zone costs $1 per person, including a generous tip for the driver.

Renting a car is generally unnecessary and parking can be difficult when exploring Cancun. However, if you do rent a car, free parking is available in our small lot. If it fills up, resort staff will arrange another parking space on the property.

An airport transfer link for a trusted transportation company is provided. The resort is approximately a 12–15-minute drive from the airport.

Resort Activities and Excursions

Oleo publishes a weekly guest brochure with current activities and entertainment. Live music is often offered near the bar, and water yoga is typically included in the weekly schedule.

Snorkeling Excursion

With more than two decades of experience in Cancun, we can provide local insight into activities and excursions.

One option is a private snorkeling excursion with Mike, a longtime friend whose family has generations of fishing experience in the area. The excursion costs $75 per person, with a $450 minimum, and includes:

• A five- to six-hour excursion
• Round-trip transportation to the port
• A one-hour golf cart rental on Isla Mujeres
• A large meal at the end of the excursion
• Access to a protected snorkeling site
• Required special permits

The excursion is private for your group. Payment is made in cash, and Mike does not advertise or operate a website.

VIP Nightclub Access

Major Cancun nightclubs may charge $50 or more for admission, in addition to long lines, standing-room-only conditions, and expensive drinks.

A VIP nightclub pass is available for $150 and includes:

• VIP access
• No waiting in line
• A VIP table
• Cover charge
• All drinks
• Transportation to and from the club
• Hours from 10:00 p.m. to 3:00 a.m.

Grocery Delivery Assistance

Guests staying in larger accommodations often appreciate having groceries available upon arrival. The airport transfer company we have recommended for many years can take guests to a grocery store before bringing them to the resort for an additional fee.

Our team has milk crates and hotel carts available to help transport groceries to the penthouse.

If you arrive on a Sunday, you may prefer to purchase groceries after arrival, as our team will not be available to assist that day.

In-Unit Amenities

Each penthouse includes:

• Pack-and-plays and high chairs upon request
• Reverse-osmosis drinking water system in the kitchen
• Private, encrypted Wi-Fi with the modem inside the unit
• Charging ports in every bedroom and living room
• Three electrical outlets and three USB terminals at each charging port
• Eight large, commercial-grade beach towels
• Polyester-cotton blend sheets with a 575-thread count
• Large 30-by-53-inch, 100% cotton bath towels

Guest Communication

After payment is processed, a group email thread is sent to you and all members of our team. The subject line begins with:

GROUP – MAIN

It is followed by the penthouse number and your arrival and departure dates. This system keeps everyone informed and helps ensure prompt, consistent responses whenever assistance is needed.

Photo and Listing Notes

Photos of the private balconies may appear under “Common Areas” because the spaces are large and may be categorized incorrectly by the platform.

The resort may also occasionally appear under “What’s Nearby,” although it is the property where the penthouses are located.

Guest Access

Guests have unrestricted access to the resort’s communal areas, including:

• Swimming pool
• Beach
• Lounge chairs
• Umbrellas
• Other shared resort facilities

The all-inclusive package may be selected or declined on a daily basis. When selected, it includes access to four restaurants and both bars, unlimited food and beverages from 9:00 a.m. until midnight, and the applicable child discounts.

Additional dining options are available across the street from the resort.
