Guests have exclusive access to the entire home and pool, except for one locked owner’s closet.

Policies and Additional Information

• Minimum guest age is 25, except for children traveling with parents.
• Quiet hours are from 10:00 pm to 9:00 am; excessive noise is prohibited at all times. Noise violations in the gated community may result in fines.
• Extra person fees apply after the 13th guest.
• By booking, guests agree to sign the Rental Agreement within 24 hours and comply with all terms and conditions.
• Pets are not allowed unless pre-authorized.
• Smoking is prohibited inside the property.
• Events such as weddings or bachelor/bachelorette parties require prior approval and payment of an event fee.
• Maximum occupancy must not exceed the contracted number of guests. The renter must disclose all guests’ names and group size.
• Only two children under 12 should be listed in the “Children” field; these first two children stay free when sharing accommodations with parents. Additional children must be registered as adults.
• Disorderly conduct, nudity, disrespect toward security personnel, and excessive noise can result in fines up to $3,000 without warning; guests are responsible for these fines.
• A 7-night minimum stay is required for December 25 and January 1; if both holidays are booked consecutively, a 14-night minimum applies.
• High school and college spring break groups require approval and an additional deposit.
• Airbnb bookings are limited to 16 guests; inquire about rates for additional guests.
