The villa is located in Aldea Zama, an exclusive, fully urbanized neighborhood between Tulum town and the beach. The turquoise beaches are approximately a 10-minute drive or 15-minute bike ride away.
Large bedroom windows overlook the pool, garden, dining area, lounge, and rooftop, all framed by abundant vegetation. The garden, pool, patio, and living areas connect seamlessly to create an open space designed for relaxation and togetherness.
From the rooftop lounge or the sun loungers, guests can enjoy sunset views across the surrounding natural landscape.

Security and Parking
The villa is surrounded by an electric fence and has four security cameras focused on the exterior of the property: two at the front and two at the back.
Guest Access
The entire house and all amenities are available exclusively to guests registered in the reservation.
For safety reasons, guests may not open the pool pump room or operate any of its equipment. Access to the house is limited to the recommended chef and cleaning staff.
Additional Information
- The daily rate may vary depending on the number of guests included in the reservation.
- Chef and cleaning services are not included in the daily rate and are available for an additional fee. Please request these services in advance.
- A Pack ’n Play travel crib is available upon request. Please let us know in advance if you would like to use it.
- Tap water in Tulum is not potable. A 19-liter jug of drinking water is provided.
- The pool is not heated, as the weather is pleasant for most of the year.
- Tulum is a small, rapidly growing town, so occasional electricity or internet outages may occur without prior notice because of weather conditions or maintenance work.
- Assistance is available to report service interruptions, but restoration depends entirely on the provider. These outages are uncommon.

Maria is a stellar host! Extremely responsive and so very helpful! She has provided so much extra information for us, she is unfailingly pleasant and so very helpful! Her place is fabulous in every way! Everything you need is provided and everything is super clean. We love having a private pool to swim in! We absolutely recommend Maria’s place for anyone looking for somewhere to stay in Tulum. I have already recommended and sent a link to family members and friends and told them about how great Maria‘s place is. She never tires of my many questions and inquiries, and she is quick to meet every need. We loved staying here and we have. Absolutely nothing but praise for her wonderful place!

We had a great stay at this villa! There were 7 of us, and we had more than enough space and rooms for everyone. The amenities are truly excellent – everything you need is there, and even more. Particularly noteworthy are the pool and the two terraces, which made our stay even more enjoyable. Everything was very clean, and we felt completely at home from the very first moment. The host was also very helpful and gave us great tips for the area. We highly recommend the place and would come back any time!

Very peaceful area, the house was spacious and comfortable. The city center is relatively close, but the best experience was riding bikes to the beach area, because the roads were wide and comfortable.

Amazing stay at this villa! Maria was a wonderful host—she checked in with me regularly and sent all the information I needed to make my birthday truly special. She even referred us to a private chef who was incredible, as well as a great car service. The house itself was amazing—exactly as described and even better in person. It comfortably accommodated all 9 of us with plenty of space. Everything exceeded our expectations. We had the best time and truly loved the home. It was in a safe, quiet area and provided everything we needed for a relaxing getaway. Maria also provided clear directions for accessing the house, making check-in effortless. Thank you, Maria, for such a wonderful stay. I would absolutely recommend this villa and would love to return!

Great Airbnb that fit 4 couples comfortably. We could easily fit another couple without issue. The place itself was cozy. A bit smaller than expected inside and out, but manageable. The pool didn’t get much sun due to the walls so we didn’t use it. The location requires a taxi (which are all overpriced) to get to the beach. Very responsive host with recommendations for things you need. Overall very good value for what you get.

This is a beautiful house in a pretty road. It is spacious and beautifully furnished. It has everything you need for a comfortable stay in a convenient and central location. Maria was an excellent host - friendly, helpful and an great communicator. She dealt with a couple of minor issues very efficiently and quickly.
