Villa las Flores is a seven-bedroom home with spectacular sunset and ocean views that accommodates up to 18 guests. Two additional guests may be added directly through the host by request for an additional fee.
Discounts may be available for stays of five or more nights through December 15, 2025.

House Rules
- The minimum age for all guests is 25, excluding children traveling with their parents.
- No spring break, college, or bachelor or bachelorette groups are permitted without approval.
- Unauthorized parties and events are prohibited.
- Events such as weddings, bachelor parties, and bachelorette parties require specific pre-authorization and payment of an event fee.
- Excessive noise is prohibited at all times.
- Quiet hours are from 10:00 p.m. to 9:00 a.m.
- Disorderly conduct, nudity, and disrespectful treatment of security guards are prohibited.
- Noise or other disturbing behavior after 10:00 p.m. in gated communities may result in a fine.
- Fines of up to $3,000 may be issued without warning, and guests are responsible for paying them.
- No pets are allowed unless specifically pre-authorized.
- Smoking is not permitted inside the property.
Occupancy Requirements
The total number of guests permitted at the property at any time is limited to the contracted occupancy for the reservation. The renter must disclose the total number of guests and provide the name of every member of the group. See the property rules for additional terms.
Extra-person fees apply after the 18th guest.
Airbnb can accommodate bookings for only 16 people. Ask about rates for additional guests.
When completing the reservation:
- List no more than two children under 12 in the “Children” field.
- The first two children stay free when sharing accommodations with their parents.
- Any additional children must be entered as adults.
Holiday and Seasonal Restrictions
- A seven-night minimum stay is required for December 25 and January 1.
- If the reservation includes both holidays, a 14-night minimum stay is required.
- High school and college spring break groups are not permitted without approval. An additional deposit may be required.

We had a wonderful stay at Villa las Flores. The host team was incredibly proactive in communicating about the property, activities, restaurants, accessibility, etc and our concierge was extremely responsive during our stay. The communication pre-arrival and during were unmatched, the property is even more beautiful than the photos depict, the rooms were very clean and well appointed and the setting is beautiful. While the beach at pedregal isnt swimmable, the walk to and around the beach was amazing and the villa is just far enough away from downtown cabo to have a very serene setting. Easy access via car to many restaurants, beaches, activities. the house easily accommodated our family of 16 - would definitely stay again!

Location: 10/10 Communication pre-arrival: 10/10 Home: 3/10. The home was beautiful, but four of the bedrooms are outside the main home and require you to walk outside. Also, there was definitely not 7 suites (we only found 6 suites) and 8.5 baths (we only found 7). The gas stove heat was poor (our chefs had to use the grill outdoors to heat our food). We were there during Hurricane Norma, and two suites had multiple leaks during the storm (we needed 4-5 buckets). The generator worked for a couple hours but then conked out for 30 hours, so we were without power and water. I would have expected the generator to work for at least 24-48 hours. Concierge: 4/10. Our host was non-responsive for multiple hours, and many times said people were on their way to fix our leaks (but they never came). He said this was due to road conditions, but just that day we had gone out to town and come back.

It’s a beautiful property and everything that was coordinated via their concierges was amazing; but unfortunately the AC and toilet were both broken in the master bedroom which made the room unusable during our stay.

Amazing house, wonderful hospitality, perfect location just 5min from downtown Cabo! Julie and the rest of the Cabo Villas team made sure every aspect of our trip was planned perfectly. The view of the house was amazing - made for the most memorable sunsets. House is super comfortable, situated in a very safe gated community. Perfect for several family vacationing together or a large group of friends. The open layout of the living space was so comfortable. We visited in Feb and the weather was so pleasant but at night when it got a little chilly, we really appreciated the heated pool and spa. Through concierge, we booked a private chef and massages on the peaceful patio. Highly recommend this house and look forward to visiting again next time we are in Cabo!
