Policies and Important Information
- Minimum guest age is 25 years (children traveling with parents are exempt)
- No Spring Break, college, bachelor, or bachelorette groups allowed without approval
- Unauthorized parties or events are prohibited
- Quiet hours are from 10:00 pm to 9:00 am; excessive noise at any time is not permitted
- Noise or disruptive behavior after 10:00 pm in gated communities may result in fines
- Extra person fees apply for guests beyond the 18th
- Pets are not allowed unless pre-authorized
- Smoking is prohibited inside the property
- Events such as weddings or bachelor/bachelorette parties require prior authorization and payment of an event fee
- Maximum occupancy must match the contracted number of guests; all guests must be disclosed by name
- Only two children under 12 should be listed in the “Children” field; the first two children stay free when sharing accommodations with parents, additional children must be counted as adults
- Fines up to $3,000 may be imposed for excessive noise, disorderly conduct, nudity, or disrespect toward security personnel; guests are responsible for paying these fines
- A 7-night minimum stay is required for bookings including December 25 or January 1; if both holidays are booked consecutively, a 14-night minimum applies
- High school and college spring break groups require approval and an additional deposit
- Airbnb bookings accommodate up to 16 guests; contact the host for rates and arrangements for additional guests

We had a wonderful stay at Villa las Flores. The host team was incredibly proactive in communicating about the property, activities, restaurants, accessibility, etc and our concierge was extremely responsive during our stay. The communication pre-arrival and during were unmatched, the property is even more beautiful than the photos depict, the rooms were very clean and well appointed and the setting is beautiful. While the beach at pedregal isnt swimmable, the walk to and around the beach was amazing and the villa is just far enough away from downtown cabo to have a very serene setting. Easy access via car to many restaurants, beaches, activities. the house easily accommodated our family of 16 - would definitely stay again!

Location: 10/10 Communication pre-arrival: 10/10 Home: 3/10. The home was beautiful, but four of the bedrooms are outside the main home and require you to walk outside. Also, there was definitely not 7 suites (we only found 6 suites) and 8.5 baths (we only found 7). The gas stove heat was poor (our chefs had to use the grill outdoors to heat our food). We were there during Hurricane Norma, and two suites had multiple leaks during the storm (we needed 4-5 buckets). The generator worked for a couple hours but then conked out for 30 hours, so we were without power and water. I would have expected the generator to work for at least 24-48 hours. Concierge: 4/10. Our host was non-responsive for multiple hours, and many times said people were on their way to fix our leaks (but they never came). He said this was due to road conditions, but just that day we had gone out to town and come back.

It’s a beautiful property and everything that was coordinated via their concierges was amazing; but unfortunately the AC and toilet were both broken in the master bedroom which made the room unusable during our stay.

Service by 24/7 concierge was terrible. Was tricked into additional fees and was charged incidentals for absolutely no reason and reasons were never explained

Amazing house, wonderful hospitality, perfect location just 5min from downtown Cabo! Julie and the rest of the Cabo Villas team made sure every aspect of our trip was planned perfectly. The view of the house was amazing - made for the most memorable sunsets. House is super comfortable, situated in a very safe gated community. Perfect for several family vacationing together or a large group of friends. The open layout of the living space was so comfortable. We visited in Feb and the weather was so pleasant but at night when it got a little chilly, we really appreciated the heated pool and spa. Through concierge, we booked a private chef and massages on the peaceful patio. Highly recommend this house and look forward to visiting again next time we are in Cabo!
