The Space

Welcome to Villa Mozzafiato, a luxurious mountain retreat with panoramic views and an ideal location just 500 meters from the beach. The villa captures refreshing ocean breezes and offers stunning scenery throughout the property.

Four spacious suites feature ocean views, plush king-size beds, air conditioning, and private balconies or terraces. Larger groups and families can also enjoy three comfortable bunk rooms, each furnished with a custom triple-decker bunk bed containing three full-size mattresses.

First Floor

The first floor includes:

• Covered parking for convenience in any weather
• An elevator providing access to every level
• Two thoughtfully designed bunk rooms
• One bunk room with an en suite bathroom

Adjacent to the main villa is a spacious private suite with a luxurious bathroom and secluded terrace. This separate retreat is only steps from the main living areas.

Second Floor

The second floor combines comfortable indoor spaces with expansive outdoor areas. Inside, you will find:

• A half bathroom
• A spacious living room
• A fully equipped kitchen
• An elegant dining room
• An additional suite with a private bathroom and balcony

Outside, the large terrace provides space for al fresco dining and relaxation. Guests can enjoy comfortable seating areas and a heated infinity pool overlooking the ocean and lush green mountains.

Third Floor

The third floor features:

• An additional bunk room
• Two luxurious master suites
• Private bathrooms in both master suites
• Private balconies with panoramic views of Banderas Bay and the surrounding green mountains

Guest Access

Guests have exclusive private access to the entire property.

House Rules

1. Minors: Minors are not permitted on the property unless accompanied by a parent or legal guardian. They may not be left unsupervised anywhere on the premises.

2. No smoking indoors: Smoking is prohibited inside the property and near open doors or windows. A $250 USD fee applies if the property has been smoked in or smells of smoke. Smoking is permitted outdoors, away from open doors and windows.

3. Visitors: Visitors or guests not included in the reservation are subject to an additional fee of $25 USD per person per day. Babies under 24 months are exempt. Children over 24 months are charged at the adult rate.

4. Parties and events: Weddings and events of up to 100 guests may be hosted at Villa Mozzafiato. Events with more than 30 guests require approval and incur an additional event fee of $1,000 USD.

5. Pool safety: Children must be accompanied by a parent or guardian at all times when in or near the pool. Glass items are not permitted in or near the pool area.

6. Pool heating:

   • From December 1 through March 30, the pool is heated to 78°F at no additional charge. Guests may pay $50 USD per day to raise the temperature to 90°F during this period.
   • From April 1 through November 30, guests may pay $50 USD per day to heat the pool to 78°F or $100 USD per day to heat it to 90°F.

7. Pets: Pets are not allowed.

8. Quiet hours: Quiet hours are Monday through Thursday from 11:00 p.m. to 9:00 a.m. and Friday through Sunday from midnight to 9:00 a.m. Please keep noise levels low during these hours to respect the neighbors.

9. Drugs and illegal activity: Drugs, illegal activities, public intoxication, and disturbances are strictly prohibited. Violations will result in immediate eviction without a refund and forfeiture of deposits.

By booking the property, you agree to follow these rules. Failure to comply may result in additional fees, termination of the stay without a refund, and possible eviction by local law enforcement for trespassing.
